We are seeing consolidation of prices at current realistic levels. As more people wake up to the fact that this is a wonderful opportunity to buy villas, prices will increase however prices for apartments will continue to be soft because there is a big oversupply of these types of properties.


Unravelling property market complexities for a boom Spring season

February is gaining momentum with number of listings coming on the market and March is set to be the biggest listing month. Why? Some speculate that the sellers are predominantly British people and they have it firmly in their minds that this the best time to list.

Maybe it’s because that’s when they bought or first had the idea to build themselves. Perhaps it’s the weather as we head into the glorious island Spring and UK is battling flood waters, snowdrifts plus endless mud and rain. Climate is undoubtedly one of the island’s best­selling attributes. There is also a marked increase in inquiries from buyers who have been following the market very closely and now they are committed to go ahead. Pricing is difficult on the island right now and buying property methods have changed. For instance, in Pissouri ­ 20 kms east of Paphos and always a difficult market with title deeds like gold­dust! We know of a town­house property that changed hands without deeds on a handshake in a private sale in 2003, at around Cy£80k; the following year it sold for considerably more in another private sale. One further sale down the road, albeit within the family, the property is now back on the market – still without deeds – but the asking price is silly money; its real value today may not actually be much more than in 2006.

But that said, Fitzgerald’s list several exceptional houses in Pissouri – with title deeds – and it’s a vibrant, attractive village with a thriving ex­patriate community and lots to commend it.

The point we are making, though, is that property continues to consolidate at low open­market values. Pricing is more confident though as more keen buyers enter the market. There are not so many quality properties with deeds at realistic prices; people who bought at the peak of the market (2006­2008) are reluctant to sell at what they see as a loss but, given that most are British having paid for their property in Sterling, most will get back what they spent on buying their property but need to reconcile themselves to little profit. Settling in to Paphos

Perhaps one of the most challenging things about moving house and, more particularly, moving house to a foreign country, is the actual task of making the changes necessary. Sometimes the large changes are easier; it’s the small ones of continuity that can be taxing and bewildering.

Families with young children will undoubtedly have taken advice on education available but, whilst going to the beach is beguiling and exploring the countryside is a joy, there’s only so much of that you can do each week. Similarly when you retire to somewhere like Paphos, where you are suddenly divorced from ties ‘back home’, the days can sometimes seem longer and emptier than expected. Then there’s the ‘granny factor’; possibly more retired couples up­sticks and return to UK because they want to be part of a three­tier family again; some young mums miss their own mothers massively when they arrive on island – apart from the baby­sitting, there’s no shoulder to cry on. Paphos is a great place to relocate to; it’s wonderfully warm and ‘foreign’, but at the same time it has comfortingly familiar ‘British’ institutions like tea­shops, quilting/patchwork groups and supermarkets like LIDL to rely on. It also has its own family of GirlGuiding, under the auspices of British Guiding in Foreign Countries (BGiFC), with four units meeting on Wednesday afternoons to follow the English Guiding programme for girls between the ages of five and 17. If a girl has been part of a unit in UK, she’ll quickly fit in well here and find new friends immediately. Even if that’s not the case, the units are always welcoming to young newcomers; ‘Being new is a place we’ve all been,’ remarks one Leader. ‘Guiding provides a wonderful stable environment for the girls to build on their talents, whatever they are, and to feel secure in their new environment.’ Paphos Guiding units also welcome adults whatever their skills. There’s a thriving Trefoil Guild for former Guiders who help out in all sorts of ways, providing a good ‘granny factor’ for the youngsters. Paphos girls also get to go to camp – both in UK and across the island in Happy Valley, Episkopi, with their services counterparts – and adult Quartermaster and First Aid skills are always in demand. In nearby Pissouri, there’s an active group of Friends of Guiding (FOG) who are the major fundraisers for the BGiCYP girls on island – no matter where they live. Membership for FOG is simple: if something will raise funds for the girls, is good fun and, possibly, involves a glass of wine then FOG will always help out. Some


€66,000 has been raised by these amazing ladies over the last 20 years. They’re a great group!

Internationally GirlGuiding celebrated its Centenary year in 2010 and all the girls across Cyprus had a wonderful time with parties: in green and glorious Happy Valley; on the beach at night with festive flares and the occasional serious moment like Thinking Day – when all units around the world unite in the international celebration of founders Lord & Lady Baden Powell birthdays. Some serious thinking did go on then too! There was a Wishing Tree at one celebration and girls were asked to write down their wish and pin it on the tree – with help from FOG members. The messages were moving – not just ‘a kitten for Christmas please’ but about world peace and wishing all girls around the world had clean water and time to go to school. GirlGuiding is tremendous; around the world it has amazingly more than kept up with the times providing Guiding girls with exactly the challenges they want and need – and nowhere better than Paphos. Paphos offers live entertainment at its very best!

Not generally known about the town, but on Valentine’s Night just past Paphos­based entertainer Chris King was entertaining with his vibrant tribute to Elvis Presley in the Welcome Inn when, who should walk in to try to steal his limelight but Bobby Ball. Ball, better known as part of the 1970’s English comedy double act Cannon and Ball, has had a long and distinguished career on stage and radio, as well as TV commercials. Chris King was tickled pink to meet him: ‘I got him up dancing – which was quite amazing’. Life in Paphos is seldom dull!

Chris King is busy this month, touring the island with a new 50s show with The Firebirds. He explained: “I’ve always loved rock’n’roll, country music and Elvis for as long as I can remember. I’m really looking forward to the exciting, new challenge of singing with The Firebirds; singing not just Elvis songs but country and rockabilly in a show where everyone can dance while we sing. It don’t get better than that!” To quote one of Bobby Ball’s most famous catch­phrases: ‘I’m dead excited!’ Firebirds concerts locally:

Barbra Streisand. Soprano Tina Chester and baritone Ross Neil are back in venues across Paphos with a programme entitled ‘Flowers’; a title springing from the poignant Diamond duet ‘You don’t bring me flowers’.

Diamond in fact first released the song on his album ‘I’m glad you’re here with me tonight’; Streisand covered it on her ‘Songbird’ album and, only later, a Diamond­Streisand duet was recorded which hit No 1 in 1978. It’s well documented that Diamond and Streisand share many things, from their Jewish culture and an education at the same Bronx school; what is regularly speculated is that they also shared a mutual dislike of each other, which is why ‘Flowers’ was recorded only the once.

Streisand and Diamond have both performed many duets with other celebrity singers and this March concert will contain many such favourites as Evergreen, Second Hand Rose, The Way We Were, Guilty, Beautiful Noise, America and Love On The Rocks. "The Office"

Being a family business we have one office centrally situated in Paphos close to and in walking distance of both the Paphos Harbour and the Tomb of the kings Road. From the harbour walk up towards the Begonia Garden centre at the traffic lights and we are on the left just before the “Wishing Tree”. Coming from the Tomb of the kings turn right at the traffic lights (or cut through by the Roman Hotel) and we are a short way down on the right just after the “Wishing Tree”. Office hours are 9am to 5.30pm 6 days a week with no break for lunch. So if you are working and only have your lunch break to come and see us, you are welcome!
