We continue to actively promote our range of top quality Cyprus properties on Rightmove Property Portal, UK余 Prian, Russia and Juwai, China. We feature properties in popular Russian lifestyle magazine, Moi Ostrov widely read in Russia, Ukraine, Bielarus, and Russian speakers accross Europe and Asia. In this time of economic and market uncertainties we strive to give you a range of top quality properties at realistic market prices coupled with all the legal quarantees and the Title Deeds

Most of our properties either have the Title Deed issued, available or are in the final stages of Land Registry approval. Fitzgerald Marketing only list properties that are safe to buy and have a full record of any encumbrances on each property.

Good news for the month of May May begins in Cyprus with a slew of public holidays; the Mayday holiday on Wednesday moves almost straight into the Greek Orthodox Easter, when everything closes for days for this most important religious festival; far more important in Cyprus than Christmas or New Year. If you arrive in Cyprus on the first weekend of this month, sadly there will be very little open. Fitzgerald Marketing will offer an extended service, but to make sure we are available to you, please contact us as soon as possible to make arrangements. With Fitzgerald’s continual focus on having top quality properties and commitment to offer a wide marketing exposure, we are pleased to say we have even more new houses listed on Fitzgerald’s books this month. The Cyprus Bank Bailout has created market uncertainties but many canny buyers also see it as a big buying opportunity to secure a dream home in Paphos, Cyprus. Whether you’ve spent the winter dreaming about an apartment, a town house or a villa in the sun, you cannot find better prices than now. Some people think that prices will drop further, but Daryl Fitzgerald is adamant: ‘Top quality property in the Paphos area is rather scarce. Properties of the best build quality and in the best locations will always hold their value. Prices for developer properties may drop further but they usually do not have the essential Title Deeds and often fall short of buyer expectations of good price, good quality and preferred location. At times like this the capital flight to ‘bricks and mortar’ investments has always been an attractive investment alternative, and for Fitzgerald’s it’s very much ‘business as usual’. All the investment ‘Gurus’, are advocating to invest in Gold or Property. We all know that Gold is

in someone else’s vault and will not give you Holidays in the sun Stunning views – Excellent food and Cypriot Hospitality. So now it is even better time to invest in property and Cyprus. So do your research, weigh you priorities and alternatives... property in sunny Cyprus is an attractive proposition. Fitzgerald’s operates under a registered estate agency (A. Mandziak Estate Agency Ltd number 637) a fulltime agency, boasting multilingual staff. Fitzgerald’s also reviews house prices daily to insure both buyers and sellers are receiving the best market package. With Fitzgerald's focusing on quality property at realistic current prices, with or close to having the Title Deeds, the company is very busy with sales and listings. The property investment market is keen. Property transactions (buying or selling) are secure, inevitably the bailout conditions impose formalities and a little more ‘paperwork’ may be involved, but with relevant documentation and our expert legal team we have not experienced any major difficulties or delays. Whether you are a Buyer of a Seller it should not stop you from achieving your investment goal. We are here to offer any assistance required to all our customers. Details that ‘sell’ your property Finish repairs Any damages or cracks can give homebuyers the sense that there are underlying problems with your house, so make sure you finish all repairs and stow maintenance equipment out of sight. This will reassure purchasers that your home is ready to move into – which ideally it should be. Declutter Remove all clutter – every bit of untidiness from view and give every room in the house a thorough clean, dust and tidy; this gives the impression that the home has been cherished. Residents all know Cyprus dust is a terror, but keep on top of it; dust is something a potential buyer will eventually learn to tolerate … but not right now! Create atmosphere Domestic wisdom suggests you could bake some cookies before a viewing to make your house seem even more homely. The aroma of good coffee is also attractive; you can offer it with the cookies to your visitors! Neutralise A fresh layer of paint on the walls is one of the most effective ways to revitalise a house. If you’re considering repainting it's best to stick to neutral colours as this will make rooms look brighter and more spacious. If you have children’s bedrooms that have been eccentrically personalised, do your best to reduce the effect; soft toys are good, pop boyband posters may not be a buying incentive. De personalise Home buyers need to be able to imagine living in your house, so limit the number of family photographs and always have them elegantly displayed; store away children's games and garden furniture. It's also a good idea to ask a family member or neighbour to look after pets whilst you have a viewing and remove all signs of pets toys, feeding bowls and pet beds. Some people may not be as petfriendly as you are and this can decrease potential interest in your home.

Fresh impression Don't forget that the first thing that viewers see when they come to a viewing is the front access and the exterior of your property. You might invest in some fresh, colourful plants which help present your home as even more attractive. Dead looking plants signify a possible dead end as far as a property search is concerned; healthy new petunias cost peanuts!

Exercise Springhawk entertains Pissouri People who live in any eastfacing house in Pissouri – or Prastio and Souni for that matter – have been getting a preview of the amazing aerial stunts of Britain’s Red Arrows aerobatic team this April. The Reds, as they’re affectionately known, come to Cyprus every Spring for Exercise Springhawk; the aim of this is to incorporate the new team members chosen the previous Spring – this year three Flight Lieutenants; to practise their new routine for the summer season and to select the new pilots for the following season. To apply, the pilots must have a minimum of 1,500 flying hours, have completed one fast jet frontline tour of duty and be assessed as being above average before they can be considered for the ‘shortlist’. The shortlist week consists of a gruelling flying test, formal interview and peer assessments. This year there were six applicants and only two will be chosen for 2014. The team Manager is Squadron Leader Ruth Shackleton, who joined the Team earlier in April. It's been a busy time for The Reds with over 15 display practices flown in glorious weather. A spokesman for the team noted: ‘The show is now at the “polish stage”, where flying errors are only visible on slow motion replays on the video …

The final few weeks of any Red Arrows work up are often the hardest as we strive for the last few inches of accuracy, knowing that our Public Display Approval is only a few weeks away. ‘One of the hardest aspects of the show is synchronising exactly when the famous red, white and blue smoke goes on and off. Each pilot selects the colours using buttons in the cockpit and a fraction of a second delay will leave his smoke trailing a few feet past everyone else's. As an incentive to the pilots to achieve perfection, a fine system for an early or late smoke is in force....suffice to say it can be an expensive job! Fines are also in place for late radio checkins, not parking the nose wheel of the jet exactly on its allocated marker and being late for any brief (£1 per minute).’ Many former military families have been wooed back to Cyprus after their tour on the island and the villages around Episkopi Garrison are a stronghold of retired aviators, many of whom will get a ‘headsup’ and/or an invitation to see the Public Display at Akrotiri – where these photos were taken in 2006. Those in the know may also head for Ladies Mile to get a sneak view of the team in action, while others will content themselves with watching the patriotic smoke trails in the sky above the peninsula. Yes, The Reds are back and the new show is as exciting as ever, even seen from 15 nautical miles away.

Great music for May … starting with the Hot Nuts! Chas & Dave are an English pop/rock duo, most notable as creators and performers of a British musical style labelled "rockney"; this which mixes "pub singalong, musichall humour, boogiewoogie piano and preBeatles rock 'n' roll". The group consisted of Chas Hodges (piano, vocals, banjo, guitars) and Dave Peacock (bass guitar, vocals, banjo, guitars) together with Mick Burt on drums. Cyprus musicians Stan, John and Andrew as Hot Nuts recreate the “rockney” sound in three venues this May and will be drawing in enthusiastic audiences for the British rock’n’roll sound. Barrie Rowe Big Band: ‘Echoes of Swing’ Barrie Rowe is no stranger to Paphos; the English trumpet player has a house locally and, for the last four years, has been bringing a group of full time UK players across to tour Cyprus with some of our island’s best musical stars. Asked on numerous occasions why start a Big Band in Cyprus, Barrie’s answer is immediate: ‘Why not? There’s a serious interest in this type of music. We started the band four years ago together with retired musicians living here; now past success has attracted more top professional musicians and singers to join the Band for the 2013 tour. We have a great line up!’ Flying in with Barrie for the first time is vocalist Alice Zawadski, a rising star on the London jazz scene who’s been praised for her inventiveness and varied vocal styles. She’ll be joined by Paralimnibased Simon Barter who’s performed in many venues in Cyprus since moving here after a stage career in UK and the USA. The set list is based on The Great American Songbook, an entirely new show. Amongst the vocal numbers is Alice with ‘Don’t Get Around Much Anymore’ by Duke Ellington from the 1937 musical comedy ‘I’d rather be right’, covered later by Frank Sinatra. Simon Barter performs ‘Have You Met Miss Jones’ by Rogers and Hart, a song made famous more recently as the soundtrack to the film ‘Bridget Jones’ Diary’. Great numbers from the band include alltime favourites from Cole Porter, the Gershwin brothers George and Ira, Hoagy Carmichael and Duke Ellington. The three performances are sponsored by Chilly's and Arabica Coffee House, Paphos. For more information go to www.echoesofswing.co.uk and www.andrewoliver9.co.uk
