The whole family is excited and you’re a step away from calling the packers and movers, but stop. At this stage a very common mistakes from home buyers is not getting a final check of the property done. Do you buy a car without looking under the hood? Then why would you buy a house without through double checks?

These professionals might charge you a couple of hundred bucks however the trouble they will save you is worth much more. Just because you have take a few walks around all parts of the property doesn’t mean that you have seen it all. A professional inspector will see and notice things that a novice eye will very easily miss. Even if you do get this done, this isn’t where the checks should stop. Take pictures of different areas of the house and take them for later inspection. Even when you are in the house you have to ensure that literally each and every inch of the house has been double checked by you. There are a lot of small things that people often over look when it comes to house inspection.


Take the bathrooms for example. Did you look in the corners to see if there’s any presence of mold growth? Did you look under the sink to check the state of plumbing? Flush the toilets and check the taps to see that they are working and that there are no leaks. If you don’t pay attention to such little things then you will have to get them fixed yourself after moving in, adding further to your costs. Before the sale you could simply ask the seller to get them all fixed. The same goes for electrics. Make sure to flick switches and check the power points all across the house. If there’s a problem your agent can ask the seller to fix it. Also ask the seller to show you electrical and gas check reports.


Even minute things like cupboard doors and window panes should function smoothly and it’s your duty to check each and every one of them. Ask the seller for keys and check all the locks too. Don’t forget that you are spending a lot of money to buy the house and you deserve to get value for money. If you follow the above steps then chances are good that you won’t get a nasty surprise long after you have moved into your new house.
