One Call Care Management scheduled a ribbon-cutting Feb. 12 for its new signage on the 22-story Eight Forty One building on the Southbank, said One Call spokeswoman Melanie Brodsky. The Aetna sign is just about down to make space for it. Aetna Inc., an insurance company, vacated 165,000 square feet at the building for a move to Gramercy Woods at 9000 Southside Blvd. In November, One Call Care Management was cleared to post signage as the anchor tenant on the former Aetna Building at 841 Prudential Drive. Ferrin Signs Inc. is the contractor to put up “One Call” and the logo on the upper east and west sides of the tower at a project cost of $232,300. One Call

Larry’s Giant Subs hopes to open its Murray Hill restaurant at the beginning of April with a twist. Larry’s, founded 36 years ago by brothers Larry and Mitch Raikes, will add a pizza oven and hold a full liquor license. “The area is definitely up and coming,” said Larry Raikes. “It’s going to be really great.” Raikes said the investment will be $600,000. The city is reviewing a permit application for The Shrout Companies to renovate the almost 3,000-square-foot space for dining and a bar, plus an outside patio, at 1050 Edgewood Ave. S. at a cost of $205,000. Plans also show the woodburning oven from Italy that Raikes said bakes a pizza in 90 seconds at 900 degrees. Raikes said the restaurant will seat 110, including the patio, and feature a rustic look with custom woodwork. A dozen local and area craft beers will be on tap and the bar will feature drink specials. Raikes said the menu is being developed and will include Wisconsin cheese curds, Buffalo wings, hand-cut fries and a Sunday brunch with mimosas. Hours will be 11 a.m. daily to

“We were out of whack in a very significant way with the rest of the world,” he said. The most significant change is the sharp reduction in the federal income tax rate for corporations from 35 percent to 21 percent. That will likely stop U.S. companies from moving operations overseas to avoid taxes, Desai said. The legislation also allows corporations to expense certain investments immediately, rather than amortizing the expense over a number of years.

“We’re moving to a place where the United States is going to be a better place for headquarters and a better place for investment,” he said. “We need corporations to be investing in this country.” The new law may prompt some businesses to alter their corporate structure, Desai said. “Now you’re going to have to think hard about what you want to be,” he said. “You may want to become a corporation. That could be an attractive thing to do.”

Murray Hill has been attracting new businesses, including restaurants and a brewery, to join its historic environment and established companies. Raikes said the venture is a new concept for the company and it might open more locations, but he doesn’t expect to franchise it. “This is something we always wanted to do,” he said. Larry’s Giant Subs operates eight corporate shops and another 57 are franchised. There are 18 Larry’s Giant Subs in the Jacksonville market.

Self-storage planned next to Wawa along Philips

Brightwork Real Estate of Tampa wants to put up a self-storage center at Philips Highway and Bowden Road next to the Wawa gas station and convenience store it is developing. Bohler Engineering, also of Tampa, is the engineer. The city is reviewing plans for the proposed three-story, 33,700-square-foot structure on 1.69 acres adjacent on the northeast to Wawa’s site. The address on a site plan is 5735 Philips Highway. BW Philips Bowden LLC, led by Brightwork Real Estate Inc. of Tampa, bought the 3.9-acre site in May for $2.25 million from Franklin G. Griffin as trustee of the Franklin G. Griffin Revocable Living Trust. It was a former auto dealership site. Wawa will develop on 2.13 acres.

Hobnob closes as dine-in restaurant Hobnob, one of the two remaining restaurants at 220 Riverside, announced Tuesday it will no longer operate for dining, but will continue to host corporate events, private receptions and group meetings. “This was a very difficult decision but ultimately the best option as a business,” Hobnob said in an emailed statement. It said it hopes that Hobnob “will continue to contribute to the growth of the Brooklyn/Riverside area.” Hobnob said its goal was to create a space “where people could connect over great food in a social atmosphere. By focusing solely on private events, we will continue to deliver that experience.” It said people with Hobnob gift cards can use them for private event fees and at some local restaurants it has arranged to accept the cards. The 4,560-square-foot, 200-seat space was expected to employ about 40 people, including about 25 part-timers. It was begun by husband-andwife team Alan and Ellen Cottrill and opened in spring 2016. It’s the latest movement in the retail space in 220 Riverside. That space recently was taken over by CRE Properties, a subsidiary of Bank United in Miami Lakes, in lieu of foreclosure.

Candlewood Suites Mayport site plan in review

The city is reviewing plans for Candlewood Suites at 2073 Mayport Road, at northeast Mayport Road and Brazeale Lane. The developer is Mayport Lodging 2 Inc. Goodson Nevin and Associates is the consulting engineer and Kasper Architects and Associates is the architect.

The three-story, 61-unit hotel is planned on 1.13 acres. The city issued Concurrency Reservation and Mobility Fee Calculation certificates for the project Nov. 29. The mobility fee, based on projected traffic impacts, is $60,477. The property owner is Cross Development CC Jacksonville Mayport LLC and the agent is Fred Atwill Jr. Cross Development of Carrollton, Texas, owns 5.5 acres along Mayport Road and developed a Caliber Collision center on part of the property. FDA approves Mayo stem cell production From Staff Mayo Clinic said Tuesday it has received U.S. Food and Drug Administration approval for an automated bioreactor-based stem cell production platform on its Jacksonville campus. The approval enables the Mayo Clinic Center for Regenerative Medicine to produce cells from the bone marrow of a stem cell donor in quantities large enough to make several doses that can be used as treatments in clinical trials. This automated stem cell production platform, capable of producing billions of stem cells in

short periods of time, took more than four years to develop. Stem cells that come from bone marrow have been shown to have many applications, including immune system modulation, reduction of inflammation, and the promotion of healing in several tissues such as bone, heart and brain, according to a Mayo Clinic news release. “The new platform represents a giant leap in regenerative medicine, in which stem cells currently are being investigated as treatments for wide-ranging medical conditions,” said Guojun Bu, a Mayo Clinic neurologist and

associate director of the Mayo Clinic Center for Regenerative Medicine. Having the capability to produce large quantities of cells will facilitate the next stages of clinical studies, said Abba Zubair, medical director of Transfusion Medicine. “Although Mayo Clinic has been poised to scale up regenerative clinical trials, to date we did not have the capacity to support them,” he said. “With this new technology, we now can develop phase II trials enrolling larger numbers of patients to fully test the efficacy of cell-based therapies.”

for the very top tier of incomes, and he would have liked to see the government do more for lowincome people. “We’re going to make things by and large less progressive on the individual side,” he said. “There are wonderful things about it (the tax law) and I think there are some really terrible things.” Desai does expect corporations to pass on some of their tax savings to their employees, but “not

anywhere on the order of what has been advertised” by supporters of the bill. Desai said the legislation reminds him in some ways of 1981, when Congress passed a tax reform law that had to be revised again in 1983 before the major overhaul in 1986. “This is a hastily put together plan,” he said. Desai expects Congress to revisit tax reform but with politicians less willing to compromise

with the opposition than they were in the 1980s, he admits it could be difficult. But despite its problems, Desai saw enough in the new legislation to believe progress has been made. “We did something on the corporate side that I think makes sense,” he said. “I think it is a transformative piece of legislation by any measure.” mbasch@jaxdailyrecord.com

Turning problems into opportunities Realtor Paul Gruenther investing in an old neighborhood – to make a difference. By Maggie Fitzroy Contributing Writer As a Realtor with The Legends of Real Estate East Coast, Paul Gruenther lists and sells properties all around Jacksonville. His office is in Jacksonville Beach, but he works the entire area. The Beaches, Northside, Westside and St. Johns County — new neighborhoods and existing neighborhoods — he knows them all. That’s his business. But for the past 2½ years, Gruenther has been passionate about a particular neighborhood in Northwest Jacksonville 5 miles north of Downtown, a place where most of the houses were built before World War II. He lives there. He invests in homes there by buying and rehabbing them. And he has become an advocate for turning the onceproud working class area into the charming enclave he and others believe it has the potential to be. “There are places in Jacksonville where people perceive there are problems,” he said of the 30-block neighborhood in and around Norwood Avenue, where he lives on Escambia Street. “But there are also opportunities. These problems basically are opportunities.” Gruenther, who owned five houses in Ponte Vedra Beach before the recession, moved into his Escambia Street home on New Year’s Eve 2015. He bought the 1,050-square-foot house for $13,900 and spent $80,000 renovating it over 10 months. Built in the 1920s, like many others on the street, the home was

structurally sound, but needed to be gutted. The two-bedroom, 2 ½-bath home now has a completely new interior from floor to ceiling. He co-owns another home in the neighborhood and owns a fixer-upper across the street, his next project. “I feel like a missionary in the neighborhood,” said Gruenther, who was awarded a HandsOn Jacksonville Award in April for his efforts and more, including his work with Big Brothers Big Sisters of Northeast Florida and voluntarily teaching finance classes in area high schools. He discovered the neighborhood, and its quaint early 20thcentury bungalows when looking for an affordable place to rent. After moving into his rental, he became intrigued with how many houses had been renovated there, the number of new homes built and the amount of rehab potential that remained. While researching for possible fixer-uppers, Gruenther learned that Grace and Truth Community Development Corp. owned properties there. When he walked in the door of the nearby Grace and Truth office on North Shore Drive, Bishop E.M. Johnson, the nonprofit’s leader, asked what he was doing there. “God sent me here,” Gruenther said. It wasn’t long before Johnson asked Gruenther to join the board of directors. Now, the two are close friends. “Brothers,” Gruenther said, “from another mother.” The two share the goal of turning abandoned and neglected

homes into quality, affordable housing. The neighborhood is still dotted with what Gruenther calls “zombie houses,” places where no one lives and no one pays the property taxes. He sees them as having the potential to become a family’s dream home. They still have “good bones,” he said, many with original oak floors, millwork, brick fireplaces and front porches. Johnson, whom everyone calls “Bishop,” founded the CDC in 2001 to address the need for housing as well as social and economic opportunities in the neighborhood. Then as well as now, Johnson said, the greatest need is affordable housing. To date, the CDC has built new homes on 60 lots, where the existing houses are better demolished than renovated. The CDC also has rehabbed and sold some 30 homes to mortgage-ready buyers. “Most single black females with children,” Johnson said of the new own-

ers. “Most were first-generation homebuyers.” The challenge now is that newly constructed houses in the community on average appraise for $125,000, he said. But it costs $175,000 to build them. “The city has been funding the gap, but that money has been drying up gradually,” Johnson said. “The issue now is gap funding, which makes it hard to fulfill our mission.” Gruenther agrees with Johnson that putting owner families in the houses stabilizes the neighborhood. The homes were originally built for blue-collar workers employed at the nearby former Standard Turpentine Company. Built 107 years ago, the factory extracted turpentine from pine trees. It still is in operation as a fragrance and specialty chemical plant owned by German company Symrise AG, although most who work there commute from elsewhere. Norwood Elementary, which has been closed by Duval County

Public Schools, stands vacant. The large brick building, though, remains intact and has the potential for use, such as a senior citizen center. “This is an established community, but with a lot of opportunity for new construction,” Gruenther said. “All the infrastructure is already here — gas, water and electric. And there are 40 to 50 lots available that are not currently being occupied.” Gruenther said he believes in paying it forward. “I can live in this neighborhood. I can invest in this neighborhood. And I can do community service,” he said. It is important to do something for somebody else, he added. Even if a situation appears hopeless or overwhelming. “You can make a difference in your community,” Gruenther said. “We can totally change this place around. If I can get my neighbors to have a better quality of life, it improves my quality of life, too.”
