By Scott Sailer Editorial Research Director After more than six decades Downtown at 10 N. Pearl St., the Greyhound Intercity Bus Terminal is preparing to move to a new home seven blocks west near the Prime
Osborn Convention Center. The move will bring Greyhound to the Jacksonville Transportation Authority’s new hub that will unite national, regional and city bus service, the Skyway and offer access to nearby Interstate 95. The Greyhound terminal at 1111 W.
Forsyth St. is the first phase of JTA’s $57.3 million Regional Transportation Center project, funded from federal, state and local sources. Andy Rodgers, JTA project administrator, said Wednesday the Greyhound

Rodgers said JTA owns the building and will lease it to Greyhound Lines Inc., which plans to occupy the facility April 17. The facility also will serve Megabus and RedCoach bus services. Balfour Beatty Construction LLC is the general contractor. In December, Lanesha Gipson, spokeswoman for Greyhound Lines, said the facility “will greatly enhance the experience for our customers and allow travelers to have seamless connectivity to various modes of transportation.” Pond & Co. and Michael Baker International won the design competition for the Regional Transportation Center in April 2016. Brad Rhodes, project architect with Pond & Co., said the Greyhound facility features the company’s latest floorplan design with nine bus bays, customer drop-off, ticket and customer service counter, indoor waiting area and a restaurant that will be operated by the same vendor as at the existing station. The Greyhound station’s exterior is designed for Jacksonville. It is a pre-engineered metal building designed to achieve the Silver certification of Leadership in Energy and Environmental Design for environmental performance of a building for sustainable design. The building features preinsulated metal panels, canopies and screening, special window glazing, LED lighting and reflective concrete. The Greyhound terminal will be connected to surface parking

across Stuart Street to the west by a steel pedestrian bridge that also connects over West Forsyth Street to the second phase of the Regional Transportation Center. Rodgers said the second phase, scheduled for completion by January 2020, will be a five-story, 40,000-square-foot administration building with the main intermodal transit station hub. The main hub now is the Rosa
Parks Transit Station at 201 W. Union St. The design will include a single continuous bus platform for safety, which prevents customers from crossing bus travel lanes as they do at the Rosa Parks station. The Rosa Parks station services will become similar to the stations at Regency Square Mall and Gateway Town Center, according to JTA Public Relations Manager

Kanine Social OK’d for build-out A warehouse on College Street is going to the dogs — and their humans. The city approved a permit for Equity Builders of Florida LLC to renovate space at 580 College St. in Brooklyn for Kanine Social at a cost of $635,464. Kanine Social will offer dog day care, playtime and craft beers and coffee for their owners. Partner Daniel Moffatt said Sunday there was not a set opening date. “We’ll know more in the next month or so when construction
moves forward,” he said. The 3M RE Holdings LLC group bought the almost 16,000-squarefoot building from N&N Cabinets Inc. on Nov. 15. The structure was built at College and Rosselle streets in 1955. It will use about 12,000 square feet while a tenant continues to lease the rest of it. Kanine Social is affiliated with the buyer. Kanine Social will offer indoor and outdoor play, day care and social areas. Customers can drop off their dogs for day care or accompany them to the indoor off-leash dog park. Dog owners also can patronize the bar and coffee area with their leashed pets.

Visionworks building is sold with assist from Franklin Street
The buyer was Florida-based Galzion LLC, which Franklin Street said plans to hold the property for long-term investment. Belk said the building is scheduled to be renovated, “which made ownership even more attractive for the investor.” The city approved a permit Nov. 20 for Terry Adams Inc. to finish out the 6,675-square-foot building at a renovation cost of $186,000. Galzion, with a Miami mailing address, paid $1.5 million for the property in a deed executed March 23 and recorded with the Duval County Clerk of Courts on April 4.

The City will not be obligated to pay the Bonds except from the proceeds derived from the repayment of the related loan to the Borrower or from the security pledged therefor by the Borrower, and neither the faith and credit of the City nor the taxing power of the City or of
the State of Florida or any political subdivision thereof, will be pledged to the payment of the principal of, premium, if any, or the interest on the Bonds. BB&T Tower for sale in online auction May 29 Bidding starts at $6 million on Downtown property. By Mark Basch Contributing Writer Two years after lenders foreclosed on the property, the Downtown 18-story BB&T Tower is going up for sale in an auction. Transwestern Marketing said in a news release it has been retained by LNR Partners to market the property at 200 W. Forsyth St. The auction is May 29-31 on the online real estate auction site Ten-X, with bidding starting at $6 million. “BB&T Tower now offers highly visible parapet signage and naming rights for large tenants and is expected to draw significant leasing interest from sizable office users,” Transwestern Managing Director John Bell said in the release. The 285,487-square-foot building, opened in 1975, was 92 percent occupied
four years ago but is now only 63 percent occupied. The building was acquired by a group of lenders in 2016 after no one bid on the property in a foreclosure auction. Duval County Circuit Court records show the building’s owners became a partnership based in Miami Beach. Ten-X said the owners spent $3.9 million for capital improvements on the building in the past year. U.S. Bank, as trustee for the lenders, filed the foreclosure suit on the property in Duval County Circuit Court in 2014. The group owning the building at the time owed $32.4 million on the mortgage. Property records show Norfolk, Virginiabased Harbor Group International had bought the building for $30.05 million in 2007. The purpose is to bring more customers into the theater as they consider other entertainment options. Money.CNN.com reported in August 2016 that Regal will have 20 4DX-enabled screens in the United States when it’s done with the expansion. Pro.boxoffice.com reported in January that CJ 4DPLEX, the world’s first 4D cinema company, ended 2017 with record gross box office and attendance for 4DX. The site called 4DX the fastest-growing premium cinema format. CJ 4DPLEX is based in Seoul, South Korea, with international offices in Los Angeles and Beijing. It also said more 4DX locations opened in 2017 than any other year in history, “with the immersive cinema experience today reaching 475 locations worldwide.” In the past five years, box office revenue and admissions to 4DX theaters worldwide grew from $38 million and 2.9 million to about $230 million and 19 million in 2017, Pro.boxoffice.com said. As of December, there were 475 4DX locations around the world, up from 346 in December 2016 and 40 in 2012. From 2013-17, an average of 80 movies per year have been released in 4DX, according to the site.
