Sonny Downey and Ray Rivera couldn’t have picked a worse time in the last 85 years to start a real estate brokerage franchise in Florida.

The pair opened Exit Real Estate Gallery in 2007, trying to break into a market with the most ominous of storm clouds hanging over it. “When the market shifted, I think everyone was waiting for a correction,” Downey said. Downey said he and Rivera’s

franchise competed against one owned by Stan Bishop. In 2008, the three realized the market wasn’t going to correct itself. “The idea that if you just keep throwing money at it that it would correct itself kind of went out the window,” he said. So, they decided to combine

the companies. Instead of three costly brickand-mortar offices, the trio consolidated into two profitable offices. Besides, to Downey’s way of thinking, large offices were becoming less and less important. “The brokerage model shifted from what it was back in the ’70s and ’80s,” he said. “In those days, agents were more reliant on a broker having a brick-and-mortar office with things like copy machines and fax machines, because not every American had access to those things.” In modern-day real estate, agents post ads from a table at Starbucks for houses on the internet that are instantly spread across the nation and the world. Instead of relying solely on yard signs and telephones at the office, agents conduct business with clients over their cellphones. This reality, Downey said, has changed what agents need from their broker. “Now, they’re looking for other services like marketing, coaching and training,” he said. “Those really ended up being our focus.” Downey said his background in hotels and the hospitality industry led him to base his approach to real estate on the client — who, in this case, is the Realtor. With education, technological resources and a compensation plan for agents who recruit other Realtors who perform well, word eventually spread. Today, the company can claim some of the top performing Realtors who hold key spots in Northeast Florida industry groups. Cole Slate is one of the top, young talents for whom Downey was searching. At just 29, Slate is not only a successful Realtor, but also chairman of councils within the Northeast Florida Association of Realtors and the Northeast Florida Builders Association. It was Downey and Rivera’s innovative approach to real estate that attracted him, he said. “They’re not your traditional real estate company,” Slate said. “At Exit, there is a younger atmo-

sphere with more out-ofthe-box thinking.” Slate said an example of Exit’s innovative approach can be found at the first Slate place many visitors and potential residents see in Northeast Florida –– Jacksonville International Airport. “I think we’re only the second brokerage in the country to put an office in an airport,” Slate said. “Think about how many people fly into Jacksonville to interview for a job or relocate. It was a great idea.” Diane Cook joined Exit in 2007. She not only is a successful agent, but president of the Women’s Council of Realtors Jacksonville Chapter. Cook said a former coworker who had Cook moved to Exit talked to her about what the company and what it was offering. “They wanted to grow their company and they’re going to do it in a way based off of what we need in the way of tools and training to make us successful and good agents,” she said. Last year, Cook recruited Marc Jernigan from Watson Realty Corp. after 15 years with the firm. He is the 2017 president of the Northeast Florida Association of Realtors. Jernigan “They just convinced me their business model would be successful,” Jernigan said. After coming to Exit, his suspicion was confirmed. “I’ll give you one example: Diane brought me on, so she’s my sponsor,” he said. “She gets a portion out of the company’s dollar — not out of my dollar — for everything I do. “So it’s in her best interest to assist you and help me with any problems or issues that might come up,” he said. The result, as Downey and the others intended, is an atmosphere where Realtors don’t compete against each other — but with each other. Downey’s job is to give them the tools they need to succeed and help the customer. “Our agents find value in the knowledge that our brokers offer to them,” Downey said. “The minute they become more knowledgeable than us, we’ve lost our value to them.” Agents like Jernigan and Cook are exactly what Downey had in mind when he started the company, though building the bench full of quality agents he now has didn’t come right away. “It’s hard to convince people with real experience to come work for you when you’re starting out,” Downey said. Because of that, the company focused heavily on new agents in the first few years of its existence. Since then, the tide has turned. “Now the experienced agents want to come here,” he said. earn any money the first two years. The memory still brings her to tears. “Getting started here was horrendous,” she recalled. “I had such a hard time. I went from the very top to the very bottom.” She joined the Rotary Club of Jacksonville, where she met many movers and shakers, and finally cinched her first real estate deal. Seaman Realty and Management Co. handles project planning, zoning and market analysis, property management and transaction management and implementation. The company employs seven people. Seaman, who has a master’s degree in public administration, specializes in adaptive reuse, the practice of reusing old buildings or sites for a new purpose. Usually it involves rezoning vacant — and sometimes historic — industrial buildings in the city’s urban core. “If it looks like old Beirut, then my sign’s going to be on it,” she quips. To succeed, Seaman knew she needed to get more involved in her new town and employ some creative initiatives to help change people’s perception of Downtown Jacksonville. Recalling the success of an arts project she worked with in New York, she launched the Building Art Program, or BAP, last year. The program offers free exhibition space for artists, which helps revive vacant buildings so they’re more attractive to new tenants or buyers. “The artist gets exposure with free gallery space in the lobby, the tenant gets an amenity and the broker gets a talking point,” Seaman said. “It’s a win-win for everyone.” In October, the old New York Steam Laundry building at 120 E. Forsyth St. became the first BAP participant. Built in 1903, the old brick walls create a warm backdrop for a contemporary art collection. BAP has since expanded to Public

House Coffee in the Jacksonville Landing and two other buildings on Forsyth Street. “People look at empty buildings with fear and trepidation,” Seaman said. “It changes the way people view the space. It can really make a difference.” Seaman is also involved with Illuminate JAX, which promotes artful LED lighting on Downtown skyscrapers to create a sense of safety, build civic pride and corporate branding and show off the city’s architecture, which fades into darkness at night. Maxwell House Coffee on East Bay Street has recently signed onto the program, she said. Seaman can take credit for many of Jacksonville’s notable real estate deals. In 2014, she brought Sweet Pete’s to the historic Seminole Club, an iconic home across the street from City Hall that had been vacant for a decade. In December, she closed a $975,000 deal for a 72-unit senior housing development, known as Houston Street Manor. In February, Seaman brokered the $3.6 million sale of the Herkimer Building Downtown to a New York-based company. “I came back after a lot of hard life lessons,” she said. “I could have left but I never will. I’m determined to make this city sing.”

The first takes a used-car salesman’s mentality. “That type of agent’s focus is only on trying to sell the consumer the very first house –– which often results in buyer remorse,” he said. “Then, the customer doesn’t call them back.” The second type –– the ones Exit is looking for –– focuses on building their clientele by refer-

ral only, with a focus on the customer’s happiness. “When you’re building a business by referral only, it’s not trying to sell the Downey consumer the first house,” Downey said. “It’s trying to sell the consumer the right house. “This holds true to any sales and marketing job. It’s easier for us to keep old business, than to keep going after new business,” he said. Ten years in, Downey is pleased with where his company is. A 6 percent market share and a host of reputable agents is a solid foundation. In February, Downey and Rivera bought Bishop’s shares in the franchise. The pair is ready to take the next step.

It’s time to evaluate flood insurance plan From floridarealtors.org Florida Insurance Commissioner David Altmaier issued an advisory reminding Floridians that if they want to have flood insurance in place before the June 1 start of the 2017 hurricane season, they should consider coverage sooner rather than later. “Many residents of our state experienced substantial property damage and losses last year from flooding caused by Hurricanes Hermine and Matthew,” says Altmaier. “Even a small amount of rising water can cause serious flooding, so it is important to evaluate your insurance coverage now and plan ahead for the upcoming hurricane season.” Most basic property insurance policies don’t cover flooding. It must be purchased separately through either the federally administered National Flood Insurance Program (NFIP) or a private insurance company. In Florida, almost all flood insurance is administered through NFIP, which can often be purchased directly from a consumer’s existing insurance agent or company.

In most cases, there’s a 30-day waiting period before an NFIP policy takes effect, so Florida homeowners who want to have coverage in place for the June 1 start of hurricane season, the ideal purchase date is May 1, which is about three week away. Federal legislative reforms addressing the NFIP were instituted in 2012 and 2014. As a result, additional price and fee increases took effect on April 1, 2017, for all NFIP policies. Florida’s private flood insurance market is growing and several insurance companies now offer primary or excess flood insurance coverage to consumers with coverage often similar to, or lower than, those offered by NFIP. Competition is fun and fierce to build NEFBA

Annual membership drive runs May 8-24 NEFBA is gearing up for one of the most important events on the annual calendar: the membership drive. The drive kicks off with a party May 8 and runs through May 24. Members form teams to compete for prizes — and the competition is fierce. But everyone is working toward the same goal of increasing the membership rolls. “My role is to help organize the effort and support Chris Dostie, the membership committee chair,” said NEFBA Membership Services Director Hans Krieg. “Every year we are challenged to bring in more new members and to retain the members we have.” Larger numbers mean more impact, Krieg said, and NEFBA President Lee Arsenault explained why numbers matter. “One of the primary benefits of

NEFBA membership is having a voice in local, state and national discussions about issues related to construction and growth,” Arsenault said. “As the largest local home builders association in Florida and the fifth largest in the nation, we have a place at the table not only locally, but at the state and national levels, too,” he said. Influence gives NEFBA a way to advocate for issues that affect members. “Our Government Affairs Committee keeps a close touch on the pulse of proposed regulations and changes to existing regulations that would affect our industry,” Arsenault said. “We are fortunate to have Jessie Spradley as staff director of Government Affairs and Nathan Day as chair of that committee. “Together and with other members of the committee,

they have expanded and strengthened our partnerships with decision makers,” he said. Government advocacy is a primary benefit of membership but by no means the only one. Membership is a threefor-one deal. Being a NEFBA member includes membership in the Florida Home Builders Association and the National Association of Home Builders. Access to the state and national resources provides information on trends, issues, problemsolving suggestions, statistics and much more. Builders Care combines purchased and donated material with volunteer and professional labor to provide cost-effective construction to those in need. Seasons of NEFBA always bring success Dear members, Every season has its own character and appeal. That’s true of the climate — and at NEFBA. Spring comes to NEFBA with a flurry of activity. As you look at the calendar, you will see even more opportunities to participate in, contribute to and enjoy the benefits of your membership. Attracting new and retaining existing members is not a once-a-year event, of course. Our staff and members do that throughout the year. The membership drive is a concerted effort to add new companies and individuals to our rolls. With the potential of new immigration policies, it could get even worse. Builders must take a moment — today — to reconsider the way they approach hiring and developing employees. They must identify the key concepts for finding the right people and then institute the proper processes to keep those who are good and committed to the company and clients who hire them. Let’s consider several key elements that you can standardize before you try to meet your client’s needs:

What does your company need?

You probably specialize in your approach to building. There are things your workers need that perhaps other companies do not need. Focus on your unique selling proposition and what it will take to complete the jobs you are trying to secure. Once you understand you can create job announcements for publication in various media outlets, such as websites and student newspapers. You will need to know what to look for or contract someone to read and analyzed resumes for interviews (either

Think about the ideal person for your company. Then choose the staffing assessment tools available to help make accurate hiring decisions. In addition to conducting structured interviews that include questions to determine a candidate’s qualifications and conducting background checks, many employers are using job knowledge and ability tests as well as personality or behavioral assessments to gauge if a person is the right fit. When used properly, behavioral and personality instruments can help determine which candidates have the highest probability of success in your organization. In addition, the assessments may uncover possible areas of concern that warrant further exploration. Keep in mind, these instruments should not be used as the only criteria in making definitive hiring decisions as they are not pass-fail tests. Rather, they provide an overall insight into the candidates to help decide if their characteristics fit your needs. Then try them on for size. According to the U.S. Construction Industry Talent Development Report, almost 90 percent of those surveyed responded they were increasing recruiting efforts at schools, colleges

Builders confident steady growth will continue in 2017

As of Feb. 28, the number of new-home construction permits issued in Clay, Duval, Nassau and St. Johns counties remains nearly flat compared to the same time last year and showed an increase in each county over January. This year’s YTD is 1,289 and last year’s was 1,353. However, in 2015, the January and February total YTD was 860. Builders and forecasters feel confident the steady pace of growth seen last year will continue. 160

NEFBA’s Government Affairs Committee: The next Government Affairs meeting is 8:30 a.m. April 27 at the NEFBA offices, 103 Century 21 Drive, Suite 100. School concurrency: The City of Jacksonville has reconvened the Public School Facilities Planning Joint Planning Committee to consider issues regarding school concurrency. Discussions have included removing portable structures from capacity calculations and reducing the level of service percentage use in calculating concurrency. C&D franchise fee: The City of Jacksonville Special Committee on Solid Waste has recommended the creation of a county franchise fee for construction debris haulers. This fee would be offset by a reduced tipping fee and the elimination of the host fee on franchise haulers. The administration is seeking to have the legislation become effective Oct. 1. Proposed gas tax: The Clay County Commission is considering a proposal to increase the gas tax by 1 cent to 5 cents per gallon. Supporters say it can be used to fill funding deficits to repair roads in the county. The deadline for the county to levy the tax is Oct. 1. The effective date would be Jan. 1. Open space requirements: Commissioners are considering a change to the Land Development Code that would allow ponds, with certain improvements and amenities provided, to account for a specified percentage of the minimum open space standard of 25 percent. Open space currently includes recreation, buffers, common areas, environmentally sensitive areas and other conservation or preservation areas providing either significant or essential natural habitat. Online permitting/inspection requests: The Nassau County Building Department is now allowing contractors to submit a permitting/ inspection request online. Previously, the only way to request an inspection was by telephone. Visit www.nassaucountyfl.com and select Building Department from the drop-down menu under “Departments.” On the Building Department page, select “Permitting/Inspection Request” on the left side of the screen. NEFBA accepting applications for apprentice training NEFBA’s Apprenticeship Program is accepting applications for its electrical, plumbing and heating and air-conditioning apprentice training through June 30. Applications for carpentry training are accepted year-round. NEFBA’s program has offered quality construction career training for nearly 45 years to meet the needs of employers, the industry and the community thereby enhancing the quality of life in Northeast Florida. “Our program is a registered program with the Florida Department of Education,” said NEFBA’s Training Director Christina Thomas. “It is a fouryear program with classroom instruction two nights a week from September through April, and full-time employment by a NEFBA member employer provides on-the-job training and a salary.” The NEFBA program is compatible with Post-911 GI Bill and apprentices receive a 5 percent wage increase every six months. Qualified applicants may apply to the plumbing, heating and air-conditioning and electrical programs weekdays from 9 a.m. to 4:30 p.m. January through June. Carpentry applications are accepted weekdays from 9 a.m. to 4:30 p.m. weekdays all year (except holidays and office closures). For the trades of electrical, heating and air, and plumbing, an interview will be conducted with each applicant. To improve your chance of being selected if you do not have previous work experience, you must provide high school or college transcripts showing grades in math and English or any construction related classes. NEFBA’s Training Vice President Keith Ward said the program provides graduates with important certifications and advantages. “Our graduates also receive a completion of apprenticeship certificate from the Florida Department of Education,” he said. “They also receive a National Center for Construction Education and Research wallet ID card to verify their transcripts. “They will also have accumulated 8,000 hours of onthe-job training and journeyman status. Their 600 hours of trade-related instruction gives our apprentice graduates a decided advantage when looking for and beginning a new job,” Ward said. and national vendors that directly affect a company’s bottom line and can offset the price of membership. Training is yet another major emphasis on the association. From monthly lunch-and-learn meetings to special daylong or extended days training workshops, NEFBA strives to bring in leading experts to speak and teach on technical, administrative, sales and marketing and relationship development. Many are free and some have a nominal fee, but all are a bargain for business leaders and individuals who seek to sharpen their professional skills and enhance their profit margins. NEFBA offers its members a selection of groups and activities that promote the creation of business relationships that benefit those involved. There are geographic councils that allow members to meet with others in their own area. Clay, Nassau and St. Johns Builders councils hold meetings and socials for their members. Special interest councils, such as the Sales & Marketing Council, the Remodelers Council, the Young Professionals Group and the Professional Women in Building Council, allow members to focus on a specific interest. It’s not all work and no play at NEFBA. Sometimes it’s both. There’s the annual Beast Feast, for example, where city building officials and local lawmakers enjoy a barbecue dinner and mingle with NEFBA members. It’s a mutually beneficial event and well attended every year. It gives NEFBA members a chance to meet and talk to the men and women who directly affect our industry in various ways. Other socials and networking opportunities are casual

get-togethers for members who enjoy networking and having a good time with their counterparts from other companies or parts of town. Outreach to the community is yet another important benefit of membership. NEFBA’s Builders Care and Apprenticeship Program are two examples of the contribution of the association to the quality of life in the community. They also provide an avenue for individuals and companies to multiply their resources by joining forces to help solve challenges all communities face: safe housing for all and training future construction trade professionals in support of the economy. It’s not too early to be thinking about how you can participate in the membership drive. One way is to join a team and participate in the call-a-thon. Another is to look over your list of trade partners and reach out to those who are not NEFBA members. Or set your own goal and reach out to as many people and businesses you know would benefit from NEFBA membership. “Our strength is in numbers, but not just numbers,” said Doug Wenzel, whose passion for membership is well-known. “Our members are special. Most of them join because they want the benefits and they stay because they know that membership is more than benefits. “As they become involved, attend meetings, donate their time to special causes, they begin to realize that being part of NEFBA is not only a good business decision but it is a valuable asset because of the people they’ve met and the friends they’ve made,” Wenzel said. Forget your commission. Forget the sale. Real estate agents need to put their security first, no matter what. That was the bottom line of the March 17 Northeast Florida Association of Realtors Safety Matters course. “Safety needs to be the No. 1 priority,” said Patricia Sherman, course instructor and 23-year real estate veteran. There is no sale, there is no listing, there is no amount of commission that is worth your safety, she said. The course outlined several tips that anyone in any career — not just the real estate industry — can use to keep themselves safe. “Simply being more aware of your situation will avoid crime,” Sherman said. “Ninety-five percent of your safety boils down to one thing: paying attention.”

Take two seconds for each of these events: when you arrive at your destination, after you step out of your car, as you walk toward your destination, when you arrive at the door and as soon as you enter your destination. When you arrive, park in a well-lit, visible location and do not allow your vehicle to be blocked in. Park in the street if you have to and let the customer pull into the driveway. Be aware of suspicious vehicles near you. If you have a keyless entry, Sherman suggests to only click the unlock button once. That will open the driver’s side door only.

Once the door is opened, immediately click the device again to lock it and close the door. Enter the vehicle from the passenger side if you are uneasy about a vehicle parked next to yours. When stepping out of your car, are there any suspicious people around? If you don’t feel comfortable, Sherman suggests driving around the block. It’s also important to know exactly where you are going. If you don’t, step inside a secure building until you have figured out your next destination. When walking to your destination, see if people are coming and going or if the area is unusually quiet. “If there doesn’t seem to be anybody there, you need to make your presence known,” Sherman said. Observe if there are any large obstacles or hiding places in the parking lot or along the street. Are there any loiters? If you don’t feel safe, get back in your car and drive, Sherman said. At the door, recognize if you have an uneasy feeling as you’re walking in. Also, make sure no one is following you in. When entering a destination, take note if anything seems out of place or if anyone is present who shouldn’t be there. “Stop, look and listen,” Sherman said.

I always try to be available for title questions even if we are not doing the transaction. My biggest thrill is when we close a file that looked as if there was “no way” to make it happen. My outlook is “it’s not we can’t do this....it is HOW are we going to get this closed?”

My passion outside the office is family and not just mine. I have been married for 18 years. I also spent a number of years caring for an elderly family member and now understand the stress it can put on the caregiver and family members. Anytime I can help or give advice for someone who is now walking in those shoes I am all in. I enjoy volunteering and giving to Best Buddies. How has WCR benefited you personally and professionally? WCR has benefited me personally in many ways. I have been privileged to attend legislative meetings both in Orlando and D.C. At these meetings I have participated in educational classes while enjoying the camaraderie of agents across the nation. Prior to these experiences, I had no idea the depth of NAR and WCR. Jacksonville has the hottest seller’s market of any Florida metropolitan area and low inventory is forcing some buyers into bidding wars for the house of their dreams. Zillow, an online real estate database, shows Jacksonville’s resale market is hotter than Orlando, Tampa Bay, Fort Myers Green and Miami-Fort Lauderdale. But Jacksonville’s hot market could turn cold unless more people put their homes up for sale. It’s also a good idea for offices to have a security camera at the front desk with a posted sign alerting customers they are being recorded. Have a code word and make sure the whole office knows what it is. Every office should have a code word and everyone should know it. Also, make sure your emergency contact information is upto-date and easily accessible.

Before going out on the listing appointment, verify the person claiming to be the homeowner. Ask a couple of questions, such as what year they bought the house and its square footage, then check the information against the tax records. If you’re uneasy, take a “trainee” with you. They don’t actually have to be a trainee — they can be a friend or associate pretending to be a trainee. “If you’re not sure about something, take somebody,” Sherman stressed. When showing a home, keep your customers together. Go behind customers and check to make sure all the doors and windows are locked. A thief could unlock something and come back later. Share your itinerary and even introduce your customer to a couple of agents or employees at the office. Make sure owners have pets confined in a room or crate and that weapons, cash, jewelry and medicine are secured. Open houses can be especially risky. For that reason, never attempt an open house alone. Arrive early and introduce yourself to the neighbors, walk the house and memorize where the exits are, and check and make sure your cellphone signal works in all areas of the house. And whether doing a listing, showing or open house, keep your cellphone and keys handy. Make sure your phone is fully charged.

Stalking concerns If you believe you are being stalked, tell friends, family and colleagues so they are aware of the situation.

Keep detailed logs of all incidents and file a police report, if necessary. Your cellphone’s location services can be shut off when not needed, but be careful. If something were to happen, it may be harder to find you in case of an emergency if the settings are turned off.

Technology Technology can be a safety pitfall as well. On social media, use privacy settings and never post personal information, such as where you live, your date of birth or when you are going on vacation. Make sure all of your computers and smartphones are password protected. Don’t click on links from an unknown sender. Use a firewall for your computer. Backup your data regularly and be cautious of public Wi-Fi as it could be unsecured. Sherman commended the course attendees for signing up to take the class, but noted that a mere 19 out of about 7,500 total NEFAR members participated. Safety is a subject that should be paramount to all members, she believes. Chris Baker, a new agent with Watson Realty Corp., took an initial safety course less than a year ago, but wanted to take the class as a refresher and confidence-builder. “There’s always something new to learn about safety, I think,” Baker said. Safety is at the forefront of Baker’s mind after the kidnapping and robbery of an employee last summer at Watson Realty’s Jacksonville Beach office. “It brings it to reality that it can happen anywhere,” Baker said. Marie Farrell, broker and owner of Farrell International Realty, wanted to take the course as a refresher. “I want to always be in the know about what I need to do to protect my agents as well as myself,” she said. Farrell has been in the real estate industry for 31 years. The past two years, she’s been practicing the “buddy system” and encourages her agents to do the same. “Times are changing and we need to be a little more alert, I believe,” she said. “We need to pay more attention to what’s going on.” New agents, Farrell noted, can be particularly trusting, but everyone should keep safety in mind and take precautions.
