By Karen Brune Mathis Editor Jacksonville is offering the Downtown riverfront Shipyards site at no cost to Amazon.com for a campus “in the heart of our waterfront city.” The Seattle-based e-commerce retailer seeks 100 acres for its second headquarters, called HQ2. The company said it received bids from 238 city, state and regional governments. Jack-

sonville was among those who submitted bids by the October deadline. Amazon said it would choose a site in 2018 for the $5 billion, 50,000-job headquarters that would be developed over 15-17 years and pay an average salary of $100,000. CSX CEO Harrison taking medical leave Company cites “unexpected complications from a recent illness.”

By Mark Basch Contributing Writer CSX Corp. President and CEO Hunter Harrison is taking a medical leave “due to unexpected complications from a recent illness,” the company announced Thursday night. James Foote, who joined CSX last

month as chief operating officer, is serving as acting CEO. The 72-year-old Harrison’s health has been a concern since he was brought in to CSX in March. The company disclosed in a Securities and Exchange Commission filing in June that Harrison has “a respiratory condition that requires him to use supple-

mental oxygen.” Harrison’s hiring was cheered by investors, who expected him to improve operations at Jacksonville-based CSX based on previous success at other major railroads. However, as Harrison implemented Harrison

Permit sought for Gate Parkway health center Hakimian adding two Mandarin retail buildings Ascension St. Vincent’s plans to open 10 health centers in the area over the next 30 months. Ascension St. Vincent’s applied to the city for a permit to build its proposed Gate Parkway health center. Brasfield & Gorrie LLC is the contractor for the $4.5 million project, comprising 15,182 square feet at 6699 Gate Parkway next to the FBI building. St. Vincent’s plans to open 10 health centers in the area over 30 months at an estimated cost of $75 million. The first two opened in Mandarin and St. Johns County. The Gate Parkway location is expected to open in fall 2018. Jacksonville-based St. Vincent’s said the new-concept health centers are designed to provide essential services such as urgent care, primary care, imaging, lab services and specialty care in one location.

Hakimian Holdings LLC wants to build two retail buildings at the Merchants Walk shopping center at 9925 and 9961 San Jose Blvd. in Mandarin. Plans filed with the city and the St. Johns River Water Management District show a 5,312-square-foot building on an outparcel at the corner of San Jose Boulevard and San Jose Place. That is 9925 San Jose Blvd. A 6,600-square-foot building is an inline extension to the center at 9961 San Jose Blvd. facing San Jose Place. EnVision Design + Engineering LLC is the consulting engineer. In July, President Ben Hakimian said the outparcel will be a specialty retailer. He said the existing 57,331-square-foot shopping center will remain while a 3,114-square-foot medical building would be demolished.

Fanatics’ online roots, and how it profits from being nimble Company executive Jack Boyle offers insights into how online retailer works at JAXUSA Partnership luncheon. By Mark Basch Contributing Writer Many area residents already know the story of Fanatics Inc. and how the Jacksonville-based online sports merchandising giant started with a single retail store in the Orange Park Mall. But at the quarterly luncheon of JAXUSA Partnership on Thursday, Fanatics executive Jack Boyle told the story of how the company got into the online retail business. The family-run business, founded by brothers Alan and Mitchell Trager, opened the store called Football Fanatics in 1995 as the Jacksonville Jaguars began their first season. “The business was really strong right out of the box,” said Boyle, who joined Fanatics in 2012 and is co-president of its direct-to-consumer/omnichannel business.

Because of the early success and popularity of the team, the store sold a lot of Jaguars merchandise and opened a second store in The Avenues mall in 1997. “They were incredibly lucky to be in the situation they fell into,” Boyle said. But beyond the two stores, someone in the family had the bright idea to take advantage of the new “World Wide Web” and see if the company could sell merchandise over the internet, he said. It bought a large shipment of Ohio State University clothing and when Ohio State won a big game in 1997, the company posted pictures of the merchandise and put it up for sale online. “In a matter of minutes – not hours or days – the product sold out,” Boyle said at the luncheon at the Hyatt Regency Jacksonville Riverfront. Fanatics has grown a lot since it operated its online business out of the two mall stores. It employs 1,000 people yearround at four Jacksonville facilities and up to 2,500 people during the current peak holiday season, Boyle said. Revenue for the company exceeds $2 billion a year and

it has relationships with every major professional sports league in the U.S. and a number of college sports and international teams. The Tragers sold the company in 2011 to Pennsylvania-based GSI Commerce Inc. Boyle said Fanatics is now a “V-commerce” business, meaning it’s “vertical,” not only selling merchandise, but designing and manufacturing it so it can respond quickly to consumer demand. “It’s the future of e-commerce,” he said. Boyle said retailers would normally have to make merchandise decisions nine or 10 months in advance, but the ups and downs of sports teams and personalities force Fanatics to move a lot quicker. “In our business, it’s tough to predict what’s going on,” he said. “You don’t know what’s going to happen, who’s going to win, who’s going to lose.” As an example, he cited the Jaguars first game this season, when the team sacked Houston Texans quarterbacks 10 times and fans unofficially began calling the team “Sacksonville.” “It went out on social media,” Boyle said, and the company

responded. “Within an hour after the game, we had Sacksonville merchandise available online.” Boyle said sales of Jaguars merchandise increased 100 percent because of the team’s success this year, but he would not give sales figures. Another example came this week when baseball star Giancarlo Stanton was traded to the New York Yankees from the Miami Marlins. Within seconds of the trade being officially announced at 2 p.m. Monday, Fanatics had merchandise available, and it has sold $1 million in Stanton-Yankee gear this week, Boyle said. Boyle said rapid response is a key to Fanatics’ success. “You have to disrupt. You have to move fast,” he said. APR ENERGY HONORED

The Florida Times-Union will no longer be printed in Jacksonville starting in February and the newspaper is planning to leave its Riverside location for Downtown.

Times-Union to move offices Downtown by year-end 2018 Daily newspaper to outsource printing, affecting 50 jobs. By Karen Mathis Editor The Florida Times-Union announced Wednesday evening that about 50 jobs will be “displaced” as it moves production of the daily newspaper from its Riverside plant in mid-February to Gainesville and Daytona. Times-Union President Mark Nusbaum also said that after a half-century operating at 1 Riverside Ave., the paper will move remaining departments, including news and advertising, to a Downtown location by the fourth quarter of 2018. Times Union executives did not comment Thursday to Daily Record inquiries about where the staff may be relocated, how many staff are involved or the amount of square footage it would need. Nusbaum announced the plans at a 6 p.m. staff meeting Wednesday and a story was posted on the paper’s website, Jacksonville.com. The report said The TimesUnion’s circulation is 45,000 daily and 70,000 Sunday. The Jacksonville.com site has daily page views of about 380,000. Nusbaum said the MondayFriday papers will be printed in Gainesville and the Sunday paper in Daytona. Production employees could pursue openings at other printing plants operated by Gate-

House Media, which bought the newspaper in October. According to Nusbaum, it would “require a very, very substantial investment” to upgrade or replace the aging presses. The Morris family of Augusta, Georgia, sold the paper along with 10 other dailies to GateHouse, which operates more than 140 dailies. The Morris family owns the 18-acre Riverside Avenue office building and production plant on the Northbank at the base of the Acosta Bridge and has indicated it wants to redevelop it. Moving the newsroom and other departments Downtown takes the paper “where we need to be,” Nusbaum said. The paper set up J Magazine to advocate for Downtown redevelopment. It is published by the editorial page staff, not the newsroom. “Downtown Jacksonville, and its revitalization, is a major source of interest to us here at the TimesUnion,” Nusbaum said. Also, he said, much of the paper’s coverage is generated from City Hall, the Duval County Courthouse, the Jacksonville Sheriff’s Office and other Downtown-based entities. “We want to be there, right in the middle of it,” he said. The moves are not unexpected. Morris Publishing Group, the former parent company of The Florida Times-Union, announced June 4, 2016, it was putting the property at 1 Riverside Ave. on the market. Then, Nusbaum made it clear the company preferred to con-

tinue operating on the property and was “very interested in being a development partner,” including a possible sales-leaseback. That was before the sale to GateHouse. Morris bought the newspaper in 1982. Nusbaum said after that announcement that because of changes in the industry, especially the move from printed to digital news distribution, the company didn’t need all of the Riverside Avenue space. At the time, he said employment peaked at about 1,000 in the last decade and had declined to about 330. He told a June 2016 meeting of the JAXUSA Partnership economic development division of the JAX Chamber the company needed to “right-size” the business. A move to the central business district would be a return to the urban core. According to Jacksonville. com, the newspaper’s roots began in 1864 when The Florida Union began publishing weekly from an Ocean Street office. It merged in 1883 with The Florida Daily Times, which began in 1881, and the paper moved to southwest Bay and Laura streets. In 1900, the Times-Union moved to the Astor Building at Bay and Hogan streets and in 1911 to southwest Pearl and Adams streets. the Northbank riverfront for a live-work-play environment for Amazon. It touted property between the established office district and the Daily’s Place amphitheater and EverBank Field for the campus. “Your campus and our urban core will become one,” it says. Amazon can “grow comfortably at your pace” along the St. Johns River. Conceptual renderings of the proposed riverfront Amazon site show what likely is supportive development nearby. Jacksonville Jaguars owner Shad Khan is negotiating with the city to develop the Shipyards site. The Downtown Investment Authority chose a company controlled by Khan to serve as master developer for 70 acres from the Shipyards to Metropolitan Park. JAXUSA Partnership, the economic development division of JAX Chamber, showed the video Thursday at its quarterly partnership meeting. “We will be aggressive in pursuing this project,” says the video. It was the first public viewing of the video. Mayor Lenny Curry said he was reluctant to share it, but was persuaded by City Council member Aaron Bowman, JAXUSA senior vice president of business development. Curry said there are times when city leaders should show special work. In remarks lasting less than 2 minutes, Curry talked about the efforts but did not share details about the bid. “As strong as our proposal is, we are in the first quarter,” he said. “There is a lot of work left to be done.” Curry said city leadership works closely on many projects, with Amazon an example. “This is what your chamber and your city and your City Council does every day,” he said. “This is what we do.” Asked for more detail about the site, spokeswoman Marsha Oliver said Thursday afternoon that the administration did not have any accompanying narra-

tive or additional information to provide about the video or proposal and sent a statement from the mayor: “I greatly appreciate and value the work city staff and the chamber have led on the development of this proposal. Proposals are a first step that communicate our genuine interest, commitment, and vision for a project,” he said. “This Amazon project, like any other project we pursue, will be negotiated against a scorecard to ensure it provides a return to taxpayers and contributes to job growth and economic development. We will continue to work hard on this deal that would result in over 50,000 jobs for Jacksonville.” The video did not mention city or state incentives. It focused on factors to Amazon employees, such as the Beaches, entertainment, transportation, connectivity and medical centers. It also talked about Florida and Georgia colleges whose graduates are potential employees. City and JAX Chamber leaders said Jacksonville’s relationship with Amazon will work in the

city’s favor. Amazon set up four sites this year in Jacksonville — two fulfillment centers, a sortation center and a delivery station —and expects to create at least 5,000 jobs among those. The city and state offered $26.7

million in incentives for the fulfillment centers, which are creating the bulk of the jobs in Northwest and West Jacksonville. Amazon said the HQ2 project would start with 500,000 square feet of space and grow to 8 million square feet over a decade.

We’ve been open three weeks and we’ve exceeded all expectations and doubled our projected numbers. We couldn’t be happier. Also with that, we’re executing well. That’s what I care about. People are coming in, they’re leaving extremely happy, they’re loving the atmosphere and the environment and the rooftop. Things are good. I’ve been working at a restaurant since I was 14, washing dishes and then in a lot of different positions. When I moved to Jacksonville, I was working for a restaurant group, Southern Table Hospitality. They own Marker 32 and the Fish Camps and Safe Harbor. I gained my management experience with them while I was in school and when I finished school, they made me an offer to stay. And I did. It was a great experience. They’re incredible restaurant operators and I learned a lot from them.

I went to Troy State University on a scholarship to play football for a year and a half until I broke my ankle. Then I came down to Jacksonville and met a friend who was going to the University of North Florida. River & Post is predominantly a seafood and steak restaurant. When you’re here, you get a feeling of being in Chicago or San Francisco or Austin, Texas, or New York. So much goes into it. We wanted to have a metropolitan city feel.

Jeff McCusker started working in the restaurant business when he was 14.

I didn’t realize that I wanted to do this until I was 21 or so. I was bartending. I saw the lifestyle of the owners of a restaurant where I was working. It really attracted me. They worked extremely hard but they’re around all their friends. You always want people to come in and appreciate what you do. I always wanted to own my own restaurant. I thought it would be at the end of some strip mall somewhere. I didn’t realize it would be one of the largest restaurants in Northeast Florida. I have a very good partner and we work together on every single detail and I’m very fortunate to be where I am.

You’re not successful in this business until you realize that it’s just like inviting your in-laws into your house every night. What are you going to do? You’re going to clean it. You’re going to make sure you’re prepped. Bathrooms are going to be cleaned. The guest rooms are going to be cleaned. You’re going to have a wonderful spread of food out. That’s how you have to think of it. When people come and see that and appreciate that, it makes you feel special. There are things I enjoy doing outside of work, like being outdoors surfing, fishing, hunting. I’m looking forward to getting this place to the operational point where I can take a couple of days off to do some of those things. The biggest piece of advice I’d give, and I tell all my staff, every day you’re an ambassador of yourself. You choose your own destiny. Nobody is going to hand you anything. Everybody is awarded the same opportunities, but you just have to market yourself. You get a network and meet people. It’s just the world we live in.
