A new path without a familiar face

Eagle View Windows leaders Kevin Spinks, William Myers, Terry Tuten, Paul Arsenault and Jack Dunham are moving the company from West Jacksonville to the Jacksonville International Tradeport to boost production. Equipment is being installed in the new location, above.

One Spark puts focus on capital efforts; Rivas out

By Marilyn Young Editor There’s a professional side to growing a business. But there’s a personal side, too. News came Monday of the creation of One Spark Ventures, which will focus year-round on connecting entrepreneurs with capital. A way to build on Jacksonville’s burgeoning reputation — bolstered by the annual One Spark festival — of being a city that supports entrepreneurs. Tucked away deep in a news release was that One Spark and Elton Rivas had parted ways. Rivas was CEO of One Spark Inc. and a co-creator of the annual crowdfunding festival that debuted in 2013. He was the public face of the festival; Peter Rummell is its biggest financial patron. The two had stood shoulder-to-shoulder from the beginning, a mix of generational visionaries. Ending that relationship was difficult. Rummell, a tenacious businessman, struggled to talk as he fought the emotions of discussing One Spark without Rivas. “Change is hard,” said Rummell, his voice cracking. “I wouldn’t pretend otherwise.” After a slight pause, he added, “He and I started this together.” Rivas said he was thankful for Rummell’s leadership and his friendship, and said he would “absolutely” work with Rummell again. But both men saw the parting as a necessary transition.

Window to expansion

Eagle View investing $9M in Tradeport move

A 3-year-old startup is setting its sights on growth in Northeast Florida residential real estate. “When we look at the building forecast, it is exceptional,” said Terry Tuten, CFO of Eagle View Windows, Inc. With that backdrop, the company, which makes vinyl windows and doors, is more than quadrupling in size in an estimated $9 million move from Westside to North Jacksonville. The move should allow it also to almost triple sales from about $3 million last year to nearly $9 million this year and to more than $15 million next year. Eagle View’s primary business targets are builders, specifically members of the Northeast Florida Builders Association. It sells to those who construct homes, apartments and condos. To accommodate the growth, the company is moving from about 17,000 square feet at 5465 Verna Blvd. into about 82,000 square feet at Jacksonville International Tradeport. The move should be completed in February. Tuten said Eagle View makes an average of 80 windows a day, a number that will grow to a minimum of 200 a day after the move to larger space. The new state-of-the-art manufacturing equipment can

Tuten said there could be further expansion when Eagle View exceeds the capacity of the new facility. The staff of 53, including about 10 administrative jobs, should expand by 20-25 people in the next few months. CEO William Myers said he expects to have 100 employees working there by the end of 2017, including the hires for Eagle View Installation Services Inc. That company was created in December. “We will ramp up after that as our sales increase,” Tuten said. “We have a great sales forecast.” If area construction trends continue on track, more single-family homes are on the way. cept of One Spark was to bring creators together, make them realize they’re not alone and build a creative community in Jacksonville. “I think it worked,” he said. What’s been learned over the last several years, he said, is the more powerful idea is to focus on pairing creators with investors and helping them grow their businesses. The subtle lesson didn’t come through a sudden epiphany. “There was no Wednesday afternoon where we said, ‘Damn, I’ve got it,’” Rummell said. Investors are interested in a project that is still embryonic, Rummell said, but not one that’s a week old. “They want chicks instead of eggs,” he said. Pastors often can have great influence in the lives of their congregations and their communities as a whole. On Monday, more than a dozen clergy members stood in a chilly Springfield park to support expanding the city’s human rights ordinance. The contingent was just some of the 100 who had signed on to say protecting all Jacksonville people is important enough to take a stand. More than a dozen others a month ago gathered at a Northside church to say they weren’t in favor of expanding the city law. And if any decision is to

be made, it’s Jacksonville voters who should decide. Discussions on the hot-button topic shift from community forums back to City Hall, much like they did in 2012 when an initial expansion push was defeated. Two bills have been filed for expansion — one asking voters to decide, the other keeping the decision with elected officials. “I hope that we can be extremely influential,” said the Rev. Torin Dailey of First Baptist Church of Oakland. “I just believe that as leaders in the faith community, it is important to us that we send that message loud and clear.” Dailey was one of the 100 who signed in support of expanding the law. He served as a panel-

ist during the second community conversation. He said the issue is not about endorsing homosexuality but instead not treating people differently when disagreement arises. Since making his stance public, Dailey said he’s had “zero pushback.” All comments made to him have been “extremely positive” and others have taken his lead in making phone calls and sending emails to the mayor and City Council members in support — efforts he said will continue. Jack Dunham is a founder of Eagle View Windows. address is 13340 International Parkway. The contractor is New Leaf Construction Inc., led by Arsenault’s brother, Lee Arsenault. Myers said Eagle View will invest more than $9 million in the project, comprising $6 million in build-out, furniture, fixtures and equipment and a $3 million guarantee to the landlord for rent on the 10-year lease. Eagle View is moving equipment into the building, which is owned by Evergreen Industrial Properties of Oakland, Calif. Evergreen Industrial acquired the structure in May when it paid $37.15 million for eight Tradeport warehouse-distribution buildings, totaling more than 903,000 square feet of space on 64.7 acres at the Tradeport. It bought the property from Flagler Development. Bobby Gatling and Nathan Rogers of CBRE Inc. represented the landlord in the lease negotiations with Eagle View. Glenn Palmer, executive vice president of Coldwell Banker Commercial Benchmark, represented Eagle View. Palmer said the group considered other locations and counties, but the market offered few warehouse buildings that met the criteria sought by Eagle View

Windows. He said the Tradeport building, formerly leased by the United States Postal Service, met the needs. Palmer said Eagle View Windows is investing significant capital into creating a state-of-the-art office and customer showroom and also is investing a significant amount in new equipment. Dostie, who is secretary and treasurer of NEFBA, said the outlook for new home construction is very positive, crediting continued low interest rates and room for development. He said the climate for area economic development is strong, which attracts out-of-town companies to Northeast Florida. “That always feeds the new home market,” he said. Eagle View’s contribution to economic development also is telling, Dostie said. “It says to me they believe in this market,” he said. To Dostie, it means that Eagle View’s owners believe “they can build and create a product right here locally that creates local jobs and stimulates the local economy,” and also create products that can be sold in Northeast Florida and beyond.

In Duval County alone, residential building permits rose 25 percent from 2014 to 2015. Among those, single-family permits jumped 11 percent, according to city records. In Clay, Duval, Nassau and St. Johns counties, single-family permits rose 11 percent over the year, according to NEFBA. The 6,725 permits issued last year were more than double the number issued annually in 2009, 2010 and 2011. While the number was the highest since 2007, it still was well below the 17,753 single-family permits issued in 2005. Tuten said the company has several more avenues for expansion, including the remodeling and retrofit market; selling through major home-improvement chains; and expanding production into hurricane-rated windows. It also is considering production of different types of doors. Eagle View set up the installation company to handle product installation and service, which it has been handling internally. Eagle View Windows Inc. was created in July 2013 by Jack Dunham, a former sales manager of the former Jacksonville-based Kinco Ltd. window maker, and Paul Arsenault. In July, Myers bought into the company as the largest shareholder. Eagle View’s owners are CEO Myers; Arsenault, the vice president; Dunham, the vice president of sales; and General Manager Kevin Spinks. All are directors. Tuten said Eagle View is the only company making vinyl windows and doors in North Florida. Myers saw the market. “He analyzed this and said, ‘if we do this on a larger scale, this will be a great opportunity businesswise and will provide the local builders a great product at an affordable price,’” Tuten said. Tuten said he also will become an owner this year. His experience includes financial and tax experience with Enterprise Integration, CSX Technology, CSX Transportation and CSX Corp., among other companies. The eagleviewwindows.com site says the company can build one window or a thousand, in any size or design. Chris Dostie, president of Dostie Homes LLC, said Eagle View is his company’s preferred window supplier and installer for several reasons. Eagle View makes the windows in Jacksonville and can meet Dostie Homes’ requirements for specific styles and sizes. “They are capable of meeting our needs and do great job. They make an excellent quality window,” he said. The city is reviewing a permit application for almost $200,000 in tenant improvements for the 8,500 square feet of office space at the Tradeport building, whose

Cornelius says arts teach critical-thinking skills

Three skills needed by businesses of the 21st century are creativity, imagination and innovation. “The corporate world is looking for people who see things differently,” said Jackie Cornelius, principal of Douglas Anderson School of the Arts, Duval County’s arts magnet public high school. Addressing the Rotary Club of Jacksonville on Monday, Cornelius said arts education teaches students the creative and criticalthinking skills sought by employers. Based on research, taking arts classes also helps students stay motivated to remain in school and perform at high levels, she said, citing Douglas Anderson’s 98 percent graduation rate, compared to 76.6 percent for all Duval County public schools. Citing a study of arts participation and academic performance conducted at Florida State University, Cornelius said art classes — including music, theater and visual arts — complement the science, technology, engineering and mathematics curriculum that’s a focus of public and private education. According to a study of nearly 198,000 high school seniors in Florida, scores on the Florida Comprehensive Assessment Test (FCAT) for reading, mathematics and writing are higher for

students taking arts classes compared to students who do not take them. The study also indicated the longer students participate in fine arts classes, the less likely they are to drop out of school. Cornelius said students who take arts classes in addition to their purely have academic courses also better attendance and discipline than those who do not participate in them. According to Duval County Public Schools, the dropout rate is below 6 percent for students who participated for four years in music performance and visual art classes. “When students can connect to something in school that they are good at or makes them happy, that keeps them in school,” Cornelius said. Adding arts to the traditional science and mathematics focus is a priority for Duval County Public Schools, said Jeff Smith, director of arts. He said there are 450 art teachers working in 160 public schools. Arts education starts early in Duval County, he said. Every elementary school has a full-time art teacher and a fulltime music teacher. Elementary students receive at least 45 minutes of art instruction and 45 minutes of music instruction each week. In secondary schools, there are at least two fine arts teachers at each school. Duval County Public Schools’ budget for arts education this

school year is more than $22 million, including faculty, textbooks, materials and resources. The system’s total budget for 2015-16 is $1.7 billion. In addition, the school system is developing an Arts Advisory Council to connect parents, caregivers, arts advocates and professional artists who will provide input on arts education programs. Council members are expected to be selected by March. The public school system’s Visual and Performing Arts Department is planning an inaugural systemwide showcase of work by students, tentatively scheduled to debut in May, Smith said. What makes arts classes different from more traditional courses is that art is experiential. “You learn best by doing and having the flexibility to make choices and take risks,” Cornelius said. The advantage of arts education is particularly important when it’s time for a high school senior to begin applying to colleges, Cornelius said. Each year, the admission process becomes more competitive, with more applicants than the state’s colleges and universities can enroll. “The schools can’t take them all,” she said. “The ones that bubble to the top are the ones who took art classes.” mmarbut@jaxdailyrecord.com @DRMaxDowntown (904) 356-2466

manage day-to-day operations of the festival. Carter was traveling yesterday and couldn’t be reached for comment. He said in the news release that One Spark Ventures will develop “very targeted events” for creators to come to Jacksonville and be exposed to capital and other resources. In addition, Carter said, angel, venture capital and other investors will have a platform to engage with startup companies. One of those events is the One Spark festival, scheduled for April 7-9. The fourth annual festival has been scaled back this year, limiting the number of exhibitors to 300. Last year, there were more than 500. Deadline to apply is Jan. 29. Kristen Sell, of The Dalton Agency, said because of the changes announced Monday, there is a possibility the festival could be moved to a later date. Even if that happens, there would still be some type of event in April, she said. Rummell said Carter will put together a team for the new direction, though he’s not sure how many employees will be hired. “Obviously, less is better,” Rummell said. Last year, One Spark Inc.’s staff was reduced from 11 to four, after six employees were laid off and one resigned.

Despite end, many good memories

Rivas said his resignation from One Spark came in two pieces. On Thursday, he sent a memo detailing his thoughts for a plan of action for One Spark. The next day, he said, came a conversation with Rummell and a board member. Rivas said they “collectively recognized we were not in alignment” and mutually agreed to go in a different direction. He said he was asked to resign as CEO (which he did), but stay on as a board member. Rivas said after “a bunch of consideration” over the weekend, he decided to resign as a board member, as well.

Continued from front page

Rivas Asked if he received a severance from One Spark, Rivas said, “I resigned free and clear of any sort of things along those lines.” He leaves One Spark with a heart full of memories. One is the launch of the Kickstarter campaign to fund the inaugural festival. He said the team wanted him to be the one to push the button to officially launch the effort, so he did that while on a plane, 35,000 feet in the air. The Kickstarter campaign exceeded its $90,000 goal, bringing in pledges of $106,689. Another memory is the annual tradition of walking the festival’s footprint the night before opening day. He started doing that in 2013 with his girlfriend, who became his wife almost two months ago. “It was a little bit of calm before the storm,” Rivas said of the annual walk. He’ll be at One Spark this year, too, to continue showing his support for the creators. Rivas said he appreciates that so many people have reached out the last day or so to show their support. He has no plans to leave Jacksonville, but is “wide open” to opportunities. He’ll begin reaching out to his network in the near future, he said. But first, he’ll celebrate his 35th birthday today, with his new wife and a slice of cake. myoung@jaxdailyrecord.com @editormarilyn (904) 356-2466

The Rev. Torin Dailey of First Baptist Church of Oakland spoke in favor of expanding anti-discrimination laws. He served as a panelist for Mayor Lenny Curry’s second community conversation that spoke about religion and the law. Young and old, all races and ethnicities, all sexual orientations and expressions. They’ve shown up at City Council meetings to voice their support. The singular message from all faiths who have signed on in support is key, she said. That message of “showing love and respect to other people” when consistently repeated, she said, will have an impact on the decision-makers. “Hopefully, it will click and they understand the basic thing we are all concerned about,” said Girouex. However, not everyone in the religious community feels the same. Before either of the two bills were filed last month, a group of pastors had a news conference of their own to express opposition to expanding the bill and calling for a referendum on the issue. “I believe my role is to be on guard for anything that I think will hurt the fiber of our city,” said the Rev. Fred Newbill of First Timothy Baptist Church. Newbill said his opposition is based on laws being made on preferences and expressions, which can be a “dangerous slope.” Protection laws, he said, already are on the books. He said those against expanding the law are having their voices heard, too. Opponents are talking to City Council and petitions are being signed preemptively in the case the law passes.

If council and the mayor should pass the law, then “we are going to organize to repeal the law,” he said. “We’re not just going to sit and do nothing,” said Newbill. Despite the opposite stances, Newbill said he doesn’t think the issue is divisive among members of the religious community. But levels of support and opposition are growing leading up to three planned council meetings on the topic in February and March. Rabbi Howard Tilman of the Jacksonville Jewish Center wasn’t here for the debate in 2012. He’s learned a lot since moving to Jacksonville more than a year ago and said he sees a potential big impact for religious leaders to have this time around. He’s in support of expanding the law and said he “hasn’t been shy about sharing” that with the community. The Jewish faith and tradition, he said, has values that clearly support all people. Religious leaders, he said, teach such values and set an example. That means at a certain point, the policy work will have to be pushed not by religious leaders but instead the community as a whole. That doesn’t mean he will just sit back, though. He plans on making “at least a few calls.” dchapman@jaxdailyrecord.com (904) 356-2466
