Regency Centers to buy Equity One Headquarters of combined companies will remain in Jacksonville

By Mark Basch Contributing Writer Jacksonville-based Regency Centers Corp. announced a deal Monday to acquire Equity One Inc., which will create a shopping center powerhouse with 429 properties across the country and a market value of $15.6 billion. The merged company’s headquarters will remain in Jacksonville operating under the Regency name and Regency Chairman and CEO Hap Stein will remain in

those roles. Other top Regency executives also will remain in place, including President and Chief Financial Officer Lisa Palmer. Equity One Chairman Chaim Katzman will become non-executive vice chairman of Regency. The merger will be done through an exchange of stock, with current Regency stockholders owning about 62 percent of the combined company. “Shareholders of both companies are poised to benefit from an

expanded presence in top metro areas, a higher organic growth profile, expanded development and redevelopment program, and greater tenant diversity,” Stein said in a news release. Regency, which traces its roots to a company founded by Stein’s parents more than a half century ago in Jacksonville, operates 307 retail properties across the country, mainly grocery-anchored shopping centers. New York-based Equity One owns 122 properties, including

several in Northeast Florida. Its two largest area properties are along Florida A1A in Jacksonville Beach: the 313,332-squarefoot South Beach Regional center, with anchors including Trader Joe’s and Home Depot, and the 148,673-square-foot Pablo Plaza, which is undergoing a major renovation that will eventually include a Whole Foods store. “Equity One shareholders are receiving an attractive valuation for the company’s assets, and Regency continued on Page A-3

Artist Jami Childers has been painting portraits and exhibiting her work Downtown along Monroe Street for almost two years, but that might be coming to an end. “I’ve enjoyed being Downtown, but I just don’t think Jacksonville has enough market for fine art,” she said last week as she worked at her easel in the window at Monroe Galleries. “And I don’t think there’s enough foot traffic unless there’s an event,” she added. Even offering exhibit space to other artists for a small fee and teaching classes at the gallery hasn’t put the cash flow into the black. Essentially self-taught, other than some classes at Florida State College at Jacksonville, Childers said the majority of her commissions come through her website, monroegalleries. com. So it might be time to move the studio back home and get away from paying for rent and utilities every month. The studio and gallery at 40 W. Monroe St. is her second Downtown address. Childers started thinking about bringing her brushes and canvas Downtown five years ago when she visited First Wednesday Art Walk. When a space on Monroe Street was vacated two years ago by a barber shop, she leased it and set up her first gallery. The space having been occupied by people who cut hair made a connection with Childers, who owns and operates Jami’s Barber Salon in the Publix shopping center at Atlantic and University boulevards. “I’ve got some great girls who work for me, so I can spend two days at the salon and four days at the gallery,” she said. There were 100 faces behind Mayor Lenny Curry, Sheriff Mike Williams and City Council member Reggie Brown on Monday. The faces were male, female, black, white, infants and teenagers, all with one commonality. They were victims of violent crime. The Portraits of Hope display at City Hall is intended to honor their memory and serve as a stark reminder of the crime issues facing the Jacksonville community. Yet, Curry, Williams and Brown were there to talk about another murder of a baby, this time 11-month-old Tedashii Williams. The infant was shot and killed Sunday, one of three victims in a shootout at a food mart in Brown’s district. Curry said it was unacceptable behavior for his city and he remains focused and committed to solving crime issues. He’s done so by hiring more police officers, adding overtime funding and boosting the Jacksonville Journey with millions of dollars. Curry’s first budget included almost $3 million more for crime prevention and intervention programs, up from about $2 million. Some of that money rolled over into this year, but he remains committed at about the $5 million mark. However, despite the boost, there was some pushback the night council approved the budget. Council member Scott Wilson wanted data on how the anti-crime initiative had performed in the 10 ZIP codes where funding was being dedicated. Parts of his Southside district, too, needed improvement. Wilson wanted answers and his push to delay half of the Jacksonville Journey’s 2016-17 funding was a message heard. On Monday, Wilson and his Neighborhoods, Community Investments and Services Committee heard some of the data. Sunday’s shootings served as a stark reminder for the conversation. 1, an area that encompasses much of Northwest Jacksonville. After evaluating Jacksonville Sheriff’s Office data, the 10 ZIP codes with the most incidents were chosen to start. As time went on, there were concerns that focusing on those ZIP codes had flaws — some of the harder hit also had some of the city’s most affluent neighborhoods, which could skew results. The ZIP code method might end up being tweaked or not used at all. W.C. Gentry, oversight committee board chair, said the group will talk in January about refining what areas need to be reviewed. However, the ZIP code data does show bigger cracks, he said. For instance, he asked the school district for the 20 elementary schools that have the worst reading proficiencies. Data shows a child’s inability to read by the third grade exponentially leads to negative outcomes. Gentry said results indicate nearly all of the schools that graded out worst were in the 10 ZIP codes. An example of help could be working with the school district on those schools, much like the Journey did with funding for summer reading and camp programs for children in targeted neighborhoods. Gentry went on to say areas with “explosions of gang activity” could be a factor for future

doors down from the original studio, so Childers moved and began inviting other artists to show their work in the gallery. The gallery is currently showing work by University of North Florida photography students, along with several other local painters, potters and sculptors. When the exhibit is taken down Nov. 30, the wall space will be made ready for the final guest exhibition at Monroe Galleries, a collection of work by students enrolled in Cathedral Arts Project. It will debut Dec. 7 at Art Walk and be displayed for about three weeks. Childers said that probably will be her last Art Walk as a Downtown gallery owner. Unless, that is, she can find another space that doesn’t require such an investment in overhead. “I’m keeping my options open and I might try to do something on a smaller scale. If I could find a little niche somewhere, I would stay,” said Childers. “I’ve learned a lot and it’s been a really good experience, but $1,000 a month — that’s a lot of portraits.”

Party chairwoman to step down in January By Lloyd Dunkelberger The News Service of Florida After losing the state’s presidential and U.S. Senate races and failing to make major gains in the Legislature, Florida Democrats are groping for a way forward as the 2018 elections loom with battles for governor and all three state Cabinet seats. The immediate issue is who will lead the Florida Democratic Party and its 4.87 million voters, with the announcement Friday that Allison Tant, who has chaired the party since 2013, is stepping down in January. Tant, a former Tallahassee lobbyist who was known for her ability to raise money for Democrats, led the party through two difficult election cycles as Democratic presidential candidate Hillary Clinton lost last week in the state and gubernatorial candidate Charlie Crist lost in 2014 to Republican incumbent Rick Scott. U.S. Sen. Bill Nelson, who could face a challenge from Scott in 2018, defended Tant’s leadership Monday. Nelson, who is the only Democrat holding a statewide office in Florida, called her “a strong and dedicated leader.” “I hope the energy she brought to our party will stay with us for years to come,” Nelson said in a statement. With the stinging election defeat less than week old, several names have emerged as potential Tant successors including former state Sen. Dan Gelber of Miami Beach; Alan Clendenin, a state party vice chair and Hillsborough County state committeeman; Annette Taddeo, a former Miami-Dade County chair and a 2014 candidate for lieutenant governor; Dwight Bullard, who lost a re-election bid last week for his Miami-Dade Senate seat; and Susannah Randolph, a former aide to U.S. Rep Alan Grayson and a longtime Orange County party activist. “I think we will hear more names. I don’t think you’ve heard all the names you’re going to hear,” said former state Sen. Steve Geller, who was just elected to the Broward County Commission. As for the election outcome, Geller said the question is always the same for the losing side. “Did you lose because you didn’t go enough to the center under the theory that the majority of voters are in the center or did you lose because you didn’t go enough to the extreme (and energize the base)?” he said. In Clinton’s case, Geller said

Tant the Democrats relied too heavily on the Obama “coalition,” which was weaker without the incumbent president on the ticket, and the Democrats were hurt by outside factors, including the FBI reopening an investigation of Clinton-related emails shortly before the election. Geller said it was too early to speculate about how this year’s defeats, including U.S. Rep. Patrick Murphy’s loss in the U.S. Senate race, will impact the 2018 elections, including the race for governor, a post the Democrats have not won since 1994. “This week, people are still in shock,” Geller said. The Florida Democrats will regroup in county-level elections next month, where the 67 party organizations will select county chairs, vice chairs and state committeewomen and committeemen. Out of that group of local Democratic leaders, the state party will meet in January to select Tant’s replacement, who would serve as the state chair for the next four years, including the 2018 elections as well as the 2020 presidential race. Clendenin, who was narrowly defeated by Tant in the last party leadership election in 2013, said he is seriously considering running for the party chair again, but has not made a final decision. “It’s a long road we’re facing,” said Clendenin, who lost a bid for a seat on the Hillsborough County School Board this fall. “And I think everybody in this party is doing some soul searching right now.” If he runs, Clendenin said he would emphasize the theme he used in his previous leadership bids that the Democrats have to refocus their organization on a “grassroots” approach rather

than “top-down driven” effort. He said that was one of the lessons of this year’s elections, where the Democrats managed to turn out large numbers of voters in major urban areas but were overwhelmed in other areas of the state. “You can’t possibly get enough votes out of our heavily Democratic areas if we completely ignore two-thirds of the state,” Clendenin said. Although he was a longtime Clinton supporter, Clendenin said he favored the shared approach of Bernie Sanders and Donald Trump who both had “a bottomdriven movement that percolated up from social media and then was implemented into a grassroots movement that was real and in the field.” With many names circulating as possible party chairs, Clendenin questioned whether some of the candidates will be eligible since they must first be elected as a county precinct committeeman or committeewoman to be eligible for a county leadership post and then the state chair. Clendenin said it was possible for some of those candidates to maneuver their way into eligibility, but it would likely draw more controversy after the clash between the Sanders campaign and the national Democratic Party in this year’s presidential primary. “I don’t think they’re going to be able to withstand that type of scrutiny this time around,” he said. Bullard, who was defeated in his re-election bid last week by state Rep. Frank Artiles, R-Miami, said he is interested in the party leadership position. Bullard said he would emphasize “a recommitment to our grassroots political ideology, putting everyday working families before special interests.” Bullard said people want to know there is a party working for them and that it represents their voices, referring to issues like protecting Social Security, raising the minimum wage and protecting individual rights “regardless of sexual orientation.” Bullard said Trump was more successful with voters based on a campaign strategy of “fear.” “I would say the antithesis of that would be an atmosphere of positivity,” Bullard said, saying the party needs a message that appeals across the racial and economic spectrums. “They all want better health care, a better education … a positive economic outlook,” he said.

Small brokerages carve out their own niche The distinctly homey vibe at the tworoom office Lee Norville opened 30 years ago in his hometown is no accident. For example, the weekly sales meetings at 1938 Hamilton St. near Avondale always start with a prayer and sometimes end with a group hug. The meeting agenda calls for the small cadre of Realtors to share kudos, war stories, listing updates and advice. And birthdays, anniversaries and other special occasions are celebrated. Workmates laugh together and they cry together. Just as families do. “Everyone here is family,” longtime office manager Cathleen Lee said as the group celebrated sales agent Bart Colbert’s birthday. “That’s the way we like it and it’s always been that way.” In an industry in which mega-brokerage marketing power seems omnipresent, Norville Realty and many other small Northeast Florida agencies are holding their own. Norville said he thinks his formula for longevity has been keeping up with technology while maintaining the old-fashioned virtue of caring about customers. “I think being honest and doing what you say you are going to do is the key — no matter how big or small you are,” he said. Indeed, it’s Norville’s entrepreneurial spirit and desire for “the freedom to do my own thing” that motivated him to go into business for himself. Norville’s only gig before branching out on his own was with Watson Realty Corp. He said the company’s founder and chairman, William Watson Jr., is his hero. “I have great memories of Watson. It was and is a great company,” he said. “I just think people — customers and agents — would rather deal with a small company. There’s nowhere else to go to get answers than right here.” Other than focusing the bulk of its efforts geographically on the Avondale, Ortega and Riverside areas, Norville figures if his firm specializes in anything, it’s in personalized service and care. And in taking care of one another. “I wouldn’t trade what we’ve established here for anything,” he said. “We don’t have layers and layers of management. It’s just us.” But the real estate business has never been a piece of cake for Norville Realty, especially in the early days. “It started out a lot slower than I anticipated, but we stayed at it and knocked on a lot of doors,” he said. Following the recent deaths of two longtime sales agents, Norville has eight Realtors onboard. He said he could use a few more. But all comers need not apply. “We only want people who are very loyal to each other and, just as importantly, to our customers,” Norville said.

Being able to wear what he wants to work isn’t the only reason Patrick Middleton enjoys being his own boss in the real estate industry. But it certainly helps. “Here I am in my office, wearing shorts, making my own decisions and taking care of my family,” he said. “I love this independence.” Middleton jumped into real estate feet first at age 19 after a close friend attended

Brokerowner Lee Norville is at right. what Middleton describes as a “get rich quick in real estate seminar.” “My friend said, ‘We’re going into real estate,’ and I said, ‘That sounds great, but we’d better get our license so we know what we’re doing,’” he said. The career stuck for Middleton. His friend became a firefighter. Middleton opened his brokerage in 1995 after about 14 years in the business, mostly under broker and longtime family friend, Al Williams. “He taught me the ropes,” Middleton said. And — along with a University of North Florida finance degree — how to make a living as an owner-broker. Middleton specializes in investment and rental properties in the Arlington area, but is open-minded about nearly any real estate venture. With six agents under his license, Middleton said his bread-and-butter is the customer base that keeps coming back. “I got into this business to invest, so that’s kind of the flavor of my business,” he said. “Even when I’m working with buyers, I want to make sure they make a good investment.” Middleton said a small brokerage’s biggest disadvantage is missing out on the opportunities that large-scale marketing provides. But he said he’s fared well, nevertheless, because real estate is a relationship-driven business. Most of Middleton’s new customers learn of him via word-of-mouth. “I’m very fortunate to have been in Jacksonville all of my life,” he said. “I don’t have to go out and look for business that much.” Middleton, whose team operates from modest digs on Rogero Road, said he advises agents who start their own brokerages to build their business organically. “I tell (agents) not to spend money on things like the latest equipment,” he said. “Instead, go out and get the business — create the business — and let that dictate the need to spend money.”
