Ash Properties is seeking an anchor tenant for Shores Village Plaza in St. Augustine. The shopping center is now only 20 percent occupied.

Shoppes at Dunns Creek planned in North Jacksonville Ash Properties expects that its new tentatively named Shoppes at Dunns Creek retail center, estimated at $30 million, could be out of the ground and ready for occupancy in about 18 months. The project, at nearly 139,900 square feet, would bring retail shops and possibly a grocery store to northeast Alta Drive and Faye Road in North Jacksonville. Ash Properties Chief Operating Officer Randall Whitfield said Friday the project likely would be built in phases. He said tenant interest has come from a health club, day care, entertainment center and grocer. Site plans show the main 96,400-square-foot center is anchored by a central 50,000-square-foot retail

space, which lends itself to uses such as a gym, supermarket or entertainment center. There also are three smaller buildings, two for small shops and another of about 8,300 square feet. Baker Klein Engineering is the civil engineer. The project is planned on 25.8 undeveloped acres not far from an Atlantic Self Storage at 2711 Faye Road. Atlantic Self Storage and the owner of the Dunns Creek retail center share ownership.

Shores Village Plaza seeking big-box tenant Ash Properties is also seeking a big-box user for Shores Village Plaza in St. Augustine. The 56,146-square-foot center, at 181 Blackford Way at U.S. 1, was built in 2009. Jacksonville-based Ash Properties bought it in fall 2015. Whitfield said occupancy at Shores Village Plaza is 20 per-

cent, up from 2 percent when it was acquired. He said Ash Properties is looking for a specialty grocer or entertainment center of up to 35,000 square feet to fill a space once occupied by a Food Lion. Other tenants sought are medical, office and specialty retail users.

Shops of Philips to get Gate car wash Jacksonville-based Gate Petroleum Co. is preparing to develop a Gate Express Carwash at Philips Highway and Emerson Street near a Gate convenience store and gas station. A mobility fee calculation certificate shows the 4,375-squarefoot car wash on 1.453 acres. But that’s not all that’s planned at the Shops of Philips, where a Wendy’s fast-food restaurant and the Gate store operate. Developer DBSB Inc. has revised the remaining 6.54 acres to include the car wash, selfstorage and Dollar General.

DBSB has revised those from pharmacy, hotel and bank uses. Fred Atwill Jr. of Atwill LLC is the agent. That corner, at 3100 Emerson St., has a corporate history. It previously featured a call center, which was built in 1979. Property records show DBSB bought the site in 1997 from BellSouth Telecommunications Inc. The call center closed about 2002-03 and DBSB tried to sell the building, but there were no takers. DBSB decided to clear the site and market it. DBSB’s president is J.C. Demetree Jr. In March 2013, Demetree sold about 2 acres to Gate Petroleum, which developed the new store to replace a smaller one nearby. eight Bar exams administered since February 2013, Florida Coastal graduates bettered the first-time pass rate for all law schools in the state only once (see chart). According to the educationrating website startclass.com, combining results from law schools in Florida and Georgia – the states Florida Coastal students are most likely to take the Bar exam – the average firsttime pass rate is 61.6 percent, compared to 68.4 percent for all law schools. DeVito said Florida Coastal is changing the curriculum, teaching methods and raising admission standards beginning with students entering school this fall. According to the startclass. com, Florida Coastal students have a median LSAT of 144, one of the lowest among all law schools. The average undergraduate GPA of incoming students is 2.87, also described as one of the lowest among all law

schools, where the average is 3.39. In addition, the website says Florida Coastal extends offers to 59.1 percent of applicants, higher than the 52.2 percent average for all law schools. And they don’t stick around. On average, 8.4 percent of first-year students at all law schools and 1.6 percent of second-year students leave school. At Florida Coastal, 38.6 percent of first-year and 12.8 percent of second-year students leave, according to the website. DeVito said that over the past two years, Florida Coastal’s “primary successes” have been

in graduates getting jobs. Based on the school’s most recent annual survey of students nine to 10 months after graduation, 87 percent of students who passed the Bar exam have fulltime attorney jobs, a 10 percent increase year-over-year, he said. DeVito also said the changes at Florida Coastal were not prompted by concerns the school might be headed toward penalties from the ABA. “While we worry about those things in general, it really was not and is not the driver for us,” he said, adding that policy and procedures at Florida Coastal are always based on “what is in the

student’s interest.” DeVito also cited the 50 percent national decrease in law school applications that has affected Florida Coastal. The spring class was only 25 students, but DeVito said the fall class has a target of 100 to 120 students. Looking ahead, DeVito said, without giving any details, there are two main goals for Florida Coastal: to “convert to a nonprofit entity” and to “join with a nonprofit university that makes sense for our students.” Attention also is being given

to the cost of getting a degree at the school and ways to increase scholarship availability. “As we move to nonprofit, we will be able to raise an endowment to support scholarships,” DeVito said. The school cites its success in preparing students for employment in many different areas that intersect with the public, including public interest law, immigration, human rights, juvenile rights, elder law and legal system access for military personnel and veterans. “We are the first to admit that we have made mistakes — and judge us for those mistakes that we have made — but also try to see the good that we are doing,” said DeVito.
