The application says the proposed deviation is part of the efforts to rebuild the Baymeadows area and that the site has been vacant and deteriorated for many years. Triforce, through Olde Mandarin LLC, would buy the property from 8355 Baymeadows Inc. of Orange Park. A mobility-fee calculation certificate and a concurrency reservation certificate issued June 16 by the city show the site is between Taco Bell and Jiffy Lube. Paul Sleiman said in July the plan is to redevelop the entire site, including the building, parking areas and monument sign. He said he expects to start construction in the fourth quarter. The 3,600-square-foot Miami Subs building was developed in 1985. Miami Subs operated six area stores but closed them. The Baymeadows store closed in 2003.

Parkway seeks a permit to build the five-story hotel at a cost of $7.5 million. A group led by hotelier Kanti Patel wants to build the 64,438-square-foot project on 1.75 acres at 10715 Deerwood Park Blvd. Omega Construction Services is shown as the contractor. Patel said construction should start in November on the 104room Home2 Suites by Hilton and he estimates the investment at $14 million to $15 million. The company said it should open in January 2019. Home2 Suites by Hilton is a limited-service, extended-stay hotel. The 3.54-acre site has space for a second five-story hotel, with 102 rooms. Patel said there was no decision on that development.

Citing the deadly weekend violence in Charlottesville, Virginia, City Council President Anna Lopez Brosche wants to begin the process of relocating Confederate monuments away from public property. In a statement Monday, Brosche said she’s asking the city’s Parks and Recreation and Planning departments to begin to inventory Confederate monuments, memorials and markers on city property. Brosche said she intends to draft legislation to move the monuments to educational institutions and museums “where they can be respectfully preserved and historically contextualized.” “It is important to never for-
get the history of our great city,” Brosche’s statement reads. “And these mo n u me n ts, Brosche memorials and markers represent a time in our history that caused pain to so many.” Mayor Lenny Curry said while he respects Brosche’s decision, he remains focused on his priorities of public safety and investing in programs for children and that “the priorities of the City Council are their own.” “I encourage them to have this discussion and debate and if they pass legislation, I’ll evaluate it at that time,” he said. The topic has come up during the public comment period at recent council meetings as supporters and opponents of Confederate monuments voiced their opinions. Curry said he “completely rejects” the events in Charlottesville and that actions by white nationalist groups “make me sick.” “Nazis, Neo-Nazis, KKK, white supremacists, they’re not what the United States is about, they’re not what Jacksonville’s about, and not what humanity should be about,” Curry said. Curry said he is in contact with Sheriff Mike Williams to make sure police can “mitigate any conflict and prevent it from happening” during sporting events or rallies where people gather and express free speech. “That doesn’t change,” he said. They list their reasons: The area is quiet; the river provides convenient access by boat to the Intracoastal Waterway and the Atlantic Ocean; and there is no homeowners association governing their Fort Caroline Road address, which means they have more latitude to work on projects in a garage and host events, for example. Nicole Padgett said the highest point of the site is 76 feet above sea level, which she believes makes the area one of the highest points along the Eastern U.S. coastline. When the house is built, they anticipate they might be able to see Fernandina Beach from the top floor. The Padgetts assembled the three adjoining vacant lots starting in 2014, when they bought a little less than 2 acres. They bought an additional 3.5 acres in early 2016. Their site, which was recently cleared, is along a line of other riverfront homes. They are near the Fort Caroline National Monument and Ribault Monument, which are part of the Timucuan Ecological & Historic Preserve. The Padgetts are active in business and the city. He serves on the Downtown Investment Authority and she is on the Planning Commission. Marc Padgett founded Summit Contracting Group 10 years ago. It has built more than 10 million square feet of commercial space and more than 90,000 multifamily units. Its work spans at least 32 states. The Padgetts also invested in Riverside near Downtown. They bought and renovated the 1000 Riverside Ave. building in October 2014, moved their headquarters and related companies into several floors and renamed it Summit Tower. out a restaurant on the ground level and a rooftop lounge in the ninth-floor penthouse space. Other tenants lease the rest of the building. The Padgetts enlisted Mark Macco Architects of Jacksonville Beach and Atlanta interior designer and architect Johnna Barrett to develop the Fort Caroline plans. In the main house, they wanted a first level for entertainment and two upper levels for family living and to accommodate their six children and a nephew. They also wanted two guest houses – procedurally called “ancillary dwellings” – for visitors and for family members. Two storage structures also are on the plans, along with a gated security fence. The Padgetts, working with the architect and designer, came up with the details. They include six bedrooms, six bathrooms and
five half-baths. The lower level will focus on entertainment, especially for political and charity fundraisers and some company events. The second level is the main living floor, which also includes a dog kennel for their many pets. Another element is a two-story circular closet on the corner. The upper level is the “kids’ floor” for the children, although two are in college and the oldest is married. Outside on two levels, they’ve designed an infinity pool and other recreational elements. The property will be gated and secured. It will be a smart home with a Savant home automation system. Summit Contracting will build it, providing for some cost advantages. Khan’s Iguana Investments of Florida was awarded the development rights in April and has about a year to come to terms with the city. “The one thing Shad wants to do, though, is he really wants to see a lot of activity happening at the same time,” Lamping said. “That’s harder to do.” In the meantime, Lamping said Iguana is meeting with four groups of urban planners and architects to review and provide suggestions on the current set of ideas, although he declined to name the people involved. At least one is international. “It could end up being a little bit of a competition and we don’t like the idea of calling out people that might not prevail in that process,” he said. A mobile grocery store is being added to the lineup of food trucks at the Court Urban Food Park starting Wednesday. Saturiwa Trading Company will be selling “affordable and healthy foods for Downtown employees,” according to a news release from The Court Urban Food Park. The mobile grocery store is part of The Court Urban Food Park’s new Midweek Market, 11 a.m. to 2 p.m. Wednesdays. “Downtown has needed a specialty grocery store for some time,” said Jack Shad, founder of The Court Urban Food Park. “An innovative business like Saturiwa Trading Company finally can provide such a service for our Downtown neighborhood. Pretty much everything you can get from a Whole Foods or a Fresh Market will now be available every week within walking distance of Downtown’s major employers.”
