Hakimian Holdings owns more than 20 shopping centers, and one office building, in Jacksonville, Jacksonville Beach, Orange Park, St. Augustine, Fernandina Beach and Yulee. Many, but not all, carry the “Gates of,” such as the Gates of Tinseltown, Gates of Olde Mandarin, Gates of Orange Park and one of the latest, Gates of Pottsburg Plaza. Other well-known centers are Merchants Walk, Mandarin Outback Plaza and Avenues South. Tenants are high profile, including Metro Diner, Firehouse Subs, Winn-Dixie, Carrabba’s, Humana, West Marine, Pet Supermarket and The Loop Pizza Grill. Hakimian recently diversified into the office market, buying Liberty Center in Southpoint because it had a retail component. He is upgrading the building, where he moved his headquarters, and plans to develop two retail outparcels. Since starting the company in 1999, Hakimian has grown it exponentially. “Today we are sitting a little close to over a million square feet, plus or minus, of retail and office,” he said. He also wants to expand around the state, expecting to add properties in first within a 50-mile radius, then 100 miles and so on, creating a strong Southeastern real estate company stretching north to Atlanta and south to Miami.

“Our vision is to stay mostly in retail and office – office towers and signature office buildings and shopping centers,” he said. He lets developers build the properties and Hakimian will acquire, lease and manage them. ACCIDENT OPENED PATH TO OPPORTUNITY

Early on in Jacksonville, a minor car accident drove Hakimian into his first career. The insurance company paid him $1,500 for the damages, but he found the parts and had it repaired for about $300. “I was able to benefit from the $1,200 difference,” he said. Hakimian always had been a saver and worked several jobs, including as a waiter at Quincy’s Family Steakhouse and the Thunderbird Motor Hotel in Arlington. He took all the extra hours he could. He and the car repairman decided to buy damaged cars and re-sell them. Hakimian used his savings to buy a Porsche 924 for $2,700, repaired it and sold it for about $7,000, netting more than $2,000. Hakimian completed a few such transactions, soon realizing that the parts moved more quickly than the cars. He then bought cars just for the parts. He started that business in 1985. Eventually, his E Auto Parts was carried in 907 Yellow Pages and he shipped products to South America, the Middle East, Australia and New Zealand, with 89,000 vehicles in its database, 7,000 cars in inventory and monthly processing of about 400 cars. Staff grew to about 77 and sales were the low eight-figures. They were handling 4,000 to 6,000 calls a day. Growth would have meant expansion into cities such as Atlanta, Dallas and Miami. Buyout offers came in, but most wanted him to stay and commit to running the business for 10-15 years. With six children, he didn’t want the travel and time require-

Hakimian describes his leadership style as “cool, calm and collected.” “I let everyone do what they do best, and I do what I do best. That style of management, I feel like it works and it got us to where we are,” he said. His team of nine people includes his two oldest daughters, Blair and Haley, and he expects all of his children will take some part in it. Dinner-table talk taught them the lingo and what works and what doesn’t. “I want all of the children to understand and have a feel for what this business is and what it does, because they would be the future executives of the compa-

ny,” he said. He built the business “100 percent” with them in mind. Hakimian’s leadership style enforces time off for family. He’s home at 5 p.m. for his wife and children and he doesn’t work on Saturday or Sunday. “I work to provide a happy, healthy and prosperous environment for my family, and I want to be there to enjoy it,” he said. Plus, he measures productivity in quality, not quantity. “You get a lot more quality when people are rested and spend time with their family and children,” he said. ments. Meanwhile, in 1999 he started a real estate company, which he found could be done with fewer employees. He downsized and liquidated the auto-parts business and transitioned completely into real estate, recalling his fatherin-law’s advice that 10 percent of your customers provide 90 percent of your business. “Figure out what that 10 percent is and stay with that and cater to them,” he was advised. “So that’s why I picked real estate.” He used the proceeds from selling the auto-parts real estate to buy three shopping centers. Hakimian found that in sales, if you’re good, it can take less time to make a really big deal than a much smaller one. And in real estate investing, you can make money while you’re sleeping. You’re not limited to earning an hourly rate for eight hours a day.

operations once fully implemented. The U.S. Surface Transportation Board has expressed its concerns over the service problems. The agency Friday announced it will hold a “public listening session” on the issue Sept. 12. CSX will be given an opportunity to discuss the problems and its efforts to resolve them, and freight shippers and other stakeholders will be allowed to explain how the problems have affected them. One other unrevised metric may show why customer inquiries are rising. The number of on-time arrivals of CSX trains ranged from 50 percent to 60 percent on a daily basis during Week 33. That’s down from 75 percent in Week 25.

The revised metrics may give some indication why trains are arriving late. One of the measurements is “terminal dwell,” representing the average time a rail car sits at a terminal. CSX had previously reported dwell for freight cars that were switched from one train to another, but its new metric includes cars that remain on the same train but sit in the terminal while work is performed on the train. CSX also changed the way it measures “train velocity,” which shows the speed of a train from origin to destination. The new measurement includes dwell time, which had previously been omitted, giving a better indication of the full time of a trip.

Under the new metrics, dwell was 12.5 hours in Week 33, up from 11.8 in Week 25. Not surprisingly, with trains sitting idle for a longer time, average velocity for the full trip dropped from 15.6 miles per hour in Week 25 to 13.1 in Week 33. “These new measures better reflect end-to-end railroad performance,” Harrison said in a news release. “We remain committed to meeting our customers’ business requirements throughout the transition to Precision Scheduled Railroading and into the future.” While we can’t compare CSX’s metrics with other railroads, the data does detail a decline in service. CSX is hoping those numbers will start to show better service in the weeks ahead.

Medtronic plc last week reported earnings that were higher than expected, but its stock dropped as revenue was below analysts’ forecasts. The medical device company’s adjusted earnings of $1.12 a share for the first quarter ended July 28 were 9 cents higher than last year and 4 cents higher than the average analyst’s forecast, according to Yahoo Finance. However, revenue of $7.39 billion, up 3 percent from last year, was lower than the average forecast of $7.45 billion. Medtronic’s stock fell $1.76 to $81.76 Wednesday after the earnings report and dropped another $2.01 Thursday to $79.75. The company said a “global IT system disruption” and supply constraints for its diabetes sensor impacted revenue growth in the quarter. Medtronic said its Jacksonville division, which makes surgical instruments for ear, nose and throat doctors, grew revenue by a “mid-single digit” percentage, but it did not give figures. Total revenue in its specialty therapies division, which includes the ENT business, rose 4 percent to $369 million.

ARC Group Inc., operator of the Dick’s Wings & Grill restaurant chain, more than tripled second-quarter revenue to $1.09 million after acquiring two Dick’s restaurants that were previously run by franchisees. However, because of the increased costs of operating those two restaurants, the Jacksonville-based company reported a net loss of $118,313, or 2 cents a share, for the quarter. Before taking ownership of those two restaurants last December, all 22 Dick’s restaurants were run by franchisees.

Michaels Companies beats forecasts The Michaels Companies Inc. rose Thursday after the arts and crafts retailer reported higherthan-expected earnings for the second quarter ended July 29. Earnings per share of 19 cents were 2 cents higher than last year and 3 cents higher than the average analyst’s forecast, according to Yahoo. Michaels’ stock rose $1.66 to $21.27 Thursday. Total sales rose 1.2 percent to $1.07 billion and comparablestore sales (sales at stores open for more than one year) rose 0.6 percent. Michaels forecast third-quarter earnings of 41 cents to 43 cents a share, in line with analysts’ forecasts. Third-quarter results benefit from seasonal events such as back-to-school and Halloween spending. Texas-based Michaels, which has a distribution center in Jacksonville, operates 1,230 Michaels, 101 Aaron Brothers and 35 Pat Catan’s stores.

Fidelity spinoff is controlling J. Alexander’s

Two years after Fidelity National Financial Inc. spun off the J. Alexander’s Holdings Inc. restaurant business as a separate

public company, another Fidelity spinoff will end up as majority owner of J. Alexander’s. Cannae Holdings Inc. will control 52.5 percent of J. Alexander’s stock once a series of transactions are completed, according to a Securities and Exchange Commission filing. Jacksonville-based Fidelity, which is mainly a title insurance company, is spinning off its investment subsidiary into a new company called Cannae. That deal is expected to be completed within a month. Cannae’s investments include a 55 percent stake in American Blue Ribbon Holdings, operator of several restaurant chains. J. Alexander’s three weeks ago agreed to buy one of those chains, 99 Restaurant & Pub. As part of the deal, Cannae will receive shares of J. Alexander’s and end up with the majority stake. The SEC filing shows the sale of 99 will actually increase Cannae’s revenue because it can include revenue from its majority ownership of J. Alexander’s. Cannae’s revenue would have been $689 million in the first half of this year. Cannae will be headquartered in Las Vegas, the home of Fidelity and Cannae Chairman Bill Foley.

Analyst likes FIS Speaking of Fidelity spinoffs, Robert W. Baird analyst David Koning is optimistic about Fidelity National Information Services Inc., or FIS. Koning said in a research report he recently met with CEO Gary Norcross and other FIS executives. “Meetings were upbeat with a message of clean/stable revenue growth and margin expansion, following recent divestitures,” he said. “We continue to view the stock as a solid grinder higher, with a likely drift toward about $96-$100 by the end of the year.” FIS has risen 21 percent this year, trading at $91.45 at the time of Koning’s report. FIS, which provides technology for banks, was spun off from Fidelity National Financial in 2006.

Fidelity gets stake in Foley company Meanwhile, Fidelity soon will own an 11.1 percent stake in a different Las Vegas investment company controlled by Foley. Foley founded a company called CF Corp. last year with former Blackstone Group dealmaker Chinh Chu. CF, which had no other operating businesses, agreed in May to buy an annuities and life insurance company called Fidelity & Guaranty Life, which has no connection to Fidelity National Financial. However, Fidelity National Financial agreed to invest in FGL as part of the transaction. According to a proxy statement for the $1.8 billion deal filed by CF, Fidelity will end up with an 11.1 percent stake in CF when the deal is completed later this year. History often repeats, and there often are parallels between the news of today and 50 years ago. Here are some of the top news stories of this week in 1967 compiled from the Jacksonville Public Library’s periodical archives by Associate Editor Max Marbut.

Governor: Stop ‘old City Hall crowd’ from taking over new government Gov. Claude Kirk said he was urging a fellow Republican, state Sen. Tom Slade, to run for mayor of Jacksonville to prevent what he called “the old City Hall crowd” from taking over the new consolidated government. “Why transfer Lacy and Daughtry from the old to the new city government? The new government needs a new, positive leader and I know Slade wouldn’t be swayed by the old City Hall crowd,” Kirk said. He was referring to attorney and former House member Lacy Mahon Jr. and Daughtry Towers Sr., also an attorney. Mahon was a key supporter of Mayor Hans Tanzler in his victory over former Mayor Louis Ritter in the May Democratic primary, while Towers frequently had been described as a “power behind the scenes” in city politics. Towers ridiculed Kirk’s remark. “It absolutely is not true. As you know, and everybody else knows, I was for Lou (Ritter),”

he said. When asked if he would support Tanzler in a bid to retain his post under consolidated government, “it depends on who runs,” Towers said. “I have no interest in answering him. I don’t think I care to comment one way or the other,” said Mahon of Kirk’s remarks. The governor emphasized he was not attacking Tanzler, who was expected to seek re-election under the consolidated countywide government approved by voters Aug. 8. Kirk also said he supported consolidated government as a citizen, and was urging Slade to run for mayor on the Republican ticket to assure new leadership. “Jacksonville is a pilot city for consolidated government,” Kirk said. “The people have thrown out the old crowd. I am urging Slade to run and would be 1,999 percent for him. In Alabama (Kirk’s home state) 1,999 percent is the most.”

If Jacksonville could come up with $100,000 in the next 10 days, it would be strongly recommended as the site for the 1967 season American Football League All-Star Game on Jan. 21. At a gathering of business and civic leaders at the Roosevelt Hotel, AFL President Milt Woodard said Jacksonville’s chances would be “rated at least as good” as those of Oakland, San Diego and Houston — the three cities in which the game previously had been played — if the city came up with the $100,000 guarantee. Woodard said he thought an investment of about $135,000 to $145,000, including stadium rental and promotion of the game, would be needed. Players in the game, plus other visitors who stage the national telecast, would make a contingent of about 100, Woodard said. They would be in Jacksonville for about a week and among the related events probably would be a golf tournament for the participants. Ticket prices would be “in the $5 range,” he added.

Dallas Thomas also facing federal tax evasion charges Former City Commissioner Dallas Thomas, who was scheduled for trial in November on 46 state counts of grand larceny and bribery, was facing a possible 20 additional years in prison and up to $40,000 in fines after being charged by a federal grand jury with income tax evasion. Facility Location: The applicant operates the existing Greenland Energy Center, which is in Duval County at 6850 Energy Center Drive in Jacksonville, Florida. Written comments must be received by the close of business (5:00 p.m.), on or before the end of this 30-day period by the Permitting Authority at the above address.
