A quote by the inspirational Vince Lombardi seems appropriate with football season upon us. However, today I want to dedicate it to my dear friend and amazing writer, Lisa Rast. Many in Lake County know Lisa. She is a fun and vibrant, and as beautiful on the inside as she is on the outside. She is also a member of our FOCUS Magazine family. She was in a car accident this weekend, and gave all who love her a great scare. She is going to be okay, but has a painful recovery ahead of her. Her strength and determination are going to get her through this, along with overwhelming amount of love the community has shown to her and her husband, Jim. As commonly happens when tragedy strikes so close to home, a lot of things are put in perspective. Petty arguments or disputes don’t seem as important. You want to pick up the phone and call loved ones and make sure they know how you feel. I always think it’s a shame that it takes something bad happening to remind us of all we have. Don’t wait until you get a phone call with bad news, take time TODAY to tell someone special what they mean to you. Lisa, I love you girl and treasure our friendship! This is a temporary set back, and you will be back in your dancing shoes soon enough! Hopefully in time for football season! Charles Darwin said “A man’s friendships are one of the best measures of his worth.” Seeing the unbelievable outpouring of love for you and Jim, illustrates this. Get well, my friend! You might have gotten knocked down, but you will most certainly get up!

chamber happenings Eustis The Lake Eustis Area Chamber of Commerce held the monthly member breakfast on July 14th. The event, hosted by Classic Tents & Events, was very well attended with over 120 people at the meeting. Sheriff Gary S. Borders spoke to the group about “Safe Boating & Water Activity Tips.” In addition, the Chamber rolled out two of their newest technology efforts to expand services to members and help in promoting local businesses. The first is a phone application designed to improve communications between and among members and ultimately allow access to a member and chamber event calendar. The second technology offering was the premiere of a video titled “Open for Business - Featuring Party Source of Eustis.” This video is the first of a series of promotional videos designed to highlight local businesses. The videos are intended to be informative yet entertaining. Videos can be viewed on the Chamber’s website at www.eustischamber.org or on the Chamber’s facebook page. On July 13th, one of the Chamber’s newest members hosted a Ribbon Cutting Ceremony. Little Oaks Apartments held their festivities and offered views of the grounds and club house. Chamber staff, board members, and an ambassador attended the grand opening. A Beautification Award was given to Epiphany Anglican Church on July 21st.

Chamber Board members were on hand to help congratulate the church on the landscaping and overall look of the building and grounds. Epiphany Anglican Church has been a member of the chamber since July 27, 2010. Leesburg The Leesburg Chamber’s July Sunset Connections was held at Page Theus Funeral Home on July 21st. A good time was had by all! Sunrise Breakfast was held at the Leesburg Community Center on July 28th. Speaker was Dr. Mark Wilson, DVM from the Florida International Teaching Zoo, & the Wild Boys, were on hand for autographs. Joe Ziler accepted the Golden Hammer award for Kevco Builders, and Jim Judge, Executive Director Lake-Sumter EMS accepted the Good Egg Award for all he has done for the Community & the Chamber. Mount Dora The Mount Dora Area Chamber of Commerce had a ribbon cutting ceremony at Saucy Spoon Downtown on Sunday, July 31, 2011. After being located on Highland Street for several years Beth has moved her Restaurant and Catering Business to Downtown Mount Dora. Tavares The Tavares Chamber of Commerce celebrated this newest edition to Al’s on Thursday, June 16 with a Red Ribbon Cutting Ceremony. Gem of Hills Award

The June Gem of the Hills, Susan McLean of Uncle Matt’s Organics, was born in Pennsylvania and moved to Central Florida in 1971. She graduated from Cocoa Beach High, and has been married for more than 40 years. Susan has three children and 12 grandchildren. She attended Florida State University and then transferred to the University of Florida where she received a Masters in Nursing. She has been involved in nursing for many years, starting two nursing

programs at Lake Sumter Community College. She was appointed in 1988 to the District Board for the hospital where she served until 1995 and then again from 2000 to 2003, in 2004 she was appointed to the Board of Directors of South Lake Hospital, where she currently serves. After she retired from nursing she worked in real estate and Joined Uncle Matt’s Organics.

ocking in the new school year at the Wesley Center in Clermont were six Florida bands competing not only for Lake County’s adoration, but $500 in cash. Earlier in the summer, New Beginnings held a Battle of the Bands to raise money for their homeless center along the lake front, but Friday night’s event was ushered in by guest host, author Lucienne Diver.

Lucienne Diver has authored young adult novels, Vamped, ReVamped, and Bad Blood,with another Gina Covello novel, Fangtastic, coming in January. Diver only recently came out into the literary world under her own name, and previously wrote under the pseudonym, Kit Daniels. She hosted the Battle of the Bands and introduced the six bands competing for fame and fortune. The Real, whose mission is to “never lose sight of what our core values are and above all, and write the music we want to write.” Radagun is composed of husband

and wife, Todd and Aimee Low, who have delayed their honeymoon, and have breathed new life into the Loco Motion. Fallback 16 comes from Poinciana, FL and have not yet recorded, but include Blink 182 and Bad Religion as their influences. Five guys from Jacksonville make up Vagrant Undertow and came in a very close second. Set the Score has a great sound and fun lyrics, especially with “Not America’s Sweetheart.” Deadbolt Revival hails from Leesburg, FL, and strives to influence through their music; they came to play and hoped that people would like them – they certainly did, as they were the winners of the Battle of the Bands. Although music was the focus of the evening, NewBeginningsLake.org will use the proceeds of the Battle of the Bands’ $7 tickets to aid the homeless in Central Florida. New Beginnings helps families get back on their feet through counseling, job opportunities and hope.

Start by using leg exercise machines that isolates the muscle. As with any other exercise, keep and maintain proper technique. This will help you to transition from basic to more complicated routines. This is a good time to learn the muscle name(s), concentrate on the movement and feel how it works. If you are using both legs pay attention to the movement. Make sure that each leg is giving the same effort. If not, you will be building an unbalanced structure. A good way to correct this is by working one leg at a time. As a rule of thumb, start with your weakest leg. Your stronger leg will follow using the

same amount of weight and doing the same amount of reps. Examples of exercises you can try this technique out are leg press, leg extensions, leg curls, hip abductions and hip adductions. The next step is to make the exercises more demanding by incorporating more balance and control of the weight being used. The key is to use more muscle at the same time. Technique is very important during this step. Injuries can occur if proper form is not used. For your own safety, ask a certified trainer how to do an exercise correctly if you have any doubts. Good exercise examples during for this stage are squats, lunges, deadlifts, and step ups. Incorporating balance and equilibrium equipment should be added during the final stage. Weights are not recommended until an exercise is mastered. The use of such challenging items such steps, foam pads, balance boards, or Bosu® will make a big difference in the strength of your lower body foundation. This will probably be the most fun and yet hardest step of your program. Remember, just like your house, a solid structure will support you for years to come.

Unfortunately, we don’t pay attention to it until we start seeing cracks, separated blocks or sagging floors. The same thing happens with our body. Many people that exercise on a regular basis focus exclusively on cardiovascular activities and upper body strength, without paying attention to the importance of building a strong lower body foundation. The lower body supports, protects, and allows us to walk, run, hop, jump, etc. Conditioning of the lower body can start at any age. For youth, strength training shouldn’t just be a scaled-down version of an adult’s weight training regimen or training to “bulk up.” Exercises designed for youth can help a child build a sense of balance, control and awareness of their body. As a person grows up, the exercise regimen can be designed

For seniors, strength training done on a consistent basis not only builds up bone and muscle but improves balance and counteracts the weakness and frailty that usually comes with aging. Exercising your muscles will increase not only your muscular strength but also your muscular endurance, which is the ability to repeat a movement over and over again. Are You Ready for Some Football? Lake County’s Maci Lowery joins the Tampa Breeze Article by: Heather Graham

fter four months of training, practices, and tryouts, Lake County Firefighter, Maci Lowery, has made the team! The Lingerie Football League was founded in 2009 and is a woman’s football league similar to men’s arena football league. It has women, seven on seven, lining up to move the football down the field in full contact competition. These women have a reputation for being beautiful, but they don’t make the team on their looks alone. It takes hard work, lots of training, and some serious guts! After watching a friend of hers play last year, Maci got the fever and decided to try out for this year’s team. After three cuts over a four month period, she was one of eight rookies selected for this year’s team. She plays Center for the Offense and is a Linebacker for the Defense. Maci has the full support of her family. Her husband, Clint, is her personal trainer, and her two children are her biggest fans.

She also got the privilege of some one on one tips and training from Kevin Lewis, a former Linebacker for the New York Giants. “He taught me so much. Most importantly he taught me to be violent. He said I’m going to get hit no matter what, but the only way I will come out the winner and not the victim is if I become violent and hit first. One of us is getting hurt and going down. Is it going to be me or my opponent?” Maci shares. Her tough playing has gained her the nickname of The Diesel.” Maci works out six days a week and practices with the team three days a week to prepare for the upcoming season. First regular season game is an away game against the Philadelphia Passion on September 9th and they have home games at the St. Pete Times Forum on October 21st and December 30th. Lastly, the lease can be terminated by a violation committed by one of the parties of a required law or a condition stated in the lease. The violation is known as a “breach” or “default” of the lease. A common breach of the lease by the Tenant is failing to pay the rent when due. In some instances, before being able to terminate the lease based on a breach, written notice is required to be given to the breaching party informing of the breach and giving an opportunity to correct such breach . Not every breach gives a right to end the lease. To avoid costly consequences, care must be given before crying “breach” and terminating the lease.

FLORIDA’S RESIDENTIAL LANDLORD TENANT LAW – Part Iii of III “Termination and the Security Deposit: If the lease ends, can I get my money back?” Article submitted by: Attorney Beth Ann Gause, GAUSE & HARGROVE, PLLC

T

he three most common ways that a lease can end are: 1. Naturally – the agreed lease period ends; 2. Written notice to the other party; and 3. Violation of a law or a condition in the lease. Termination by written notice can be required by the written terms of the lease, i.e. tenant shall give 30 days written notice prior to terminating this lease. However, the law can also require that “written notice” be given in order to end the lease. An example of this is when the lease does not include the time period of the lease or if parties do not have a written lease. Then either the landlord or the tenant may end the lease by giving the proper written notice. It is not enough to merely give

“written notice,” the written notice must also be given in advance of the desired end date. How much advance time must be given will depend on how often the tenant is to pay rent. For example, if the tenant pays rent weekly, at least 7 days advance written notice must be given before ending the lease. If the tenant pays rent monthly, then at least 15 days advance written notice must be given before ending the lease. If the tenant pays rent quarterly, there must be at least 30 days advance written notice and if the tenant pays rent on an annual basis, there must be at least 60 days advance written notice to the other party before terminating the lease. The

Once the lease has ended and the tenant has moved, the tenant typically looks forward to the return of the security deposit. If the landlord is not going to make a “claim,” a demand to keep the security deposit, she must return the money to the Tenant within 15 days of the Tenant moving. Otherwise, the landlord has 30 days to give the Tenant written notice by certified, return receipt mail of her claim. The written notice of the claim

must follow a certain format and will tell the tenant how much of the security deposit the landlord wants to keep and why. The notice also instructs the tenant that she only has 15 days to give the landlord any written objection to the claim. If the landlord does not timely give the Tenant written notice of her claim, the landlord gives up the right to keep the deposit. Likewise, if the tenant fails to timely object in writing, the landlord is authorized to keep the claimed portion of the security deposit. Knowing when you have the right to the return of the security deposit or when you can terminate the lease can be tricky. Not every tenant will be entitled to the return of the security deposit just as not every breach gives the other party the right to automatically terminate the lease. Before terminating, think twice. Be very sure of your rights and duties prior to terminating based on a breach by the other party, after all, a lease is a legally binding contract. Your best bet is to seek individual legal advice. ount Dora resident Rick Cooper met George Jeffrey in 1975. Cooper was a poet and Jeffrey was a guitar player; together they became a songwriting team that would produce hundreds of songs from 1975 until Jeffrey’s death in 1993.

Mel Besher is a talented singer/songwriter whose songs have been covered by such country music icons as Alan Jackson and Don Williams. Besher went on the road with bluegrass great Jimmy Martin when he was little more than a teenager. He moved to Nashville and struggled to make it as songwriter. Discouraged, he was almost ready to pack it in and return home when he met George Jeffrey, who helped him with his songwriting. Jeffrey introduced Besher to Cooper and the three became fast friends. The songs on the CD “Songs From a Long Time Ago” were written by Cooper and Jeffrey thirty-plus years ago and originally recorded on reel-to-reel tape. A chance encounter between Rick and Mel in 2009 led to the creation of the CD, released in June 2011.

Besher brought the songs to life with just his powerful voice and simple guitar – and just a hint of fiddle thrown in. Cooper said, “I told Mel to make them his own, the only ground rules were don’t change the lyrics and keep them relatively true to the original melody.” Rick was pleased with the result. “On ‘10:42,’ when I put it on for the first time, I just got chills.” The songs tell the classic story of love and heartbreak with honest, from the heart lyrics. Flat-out vintage country, the CD will appeal to country music fans who appreciate the sincerity and simplicity of classic country music. Cooper said, “If Hank Williams had recorded these songs in Hank Williams’ style back in the early ‘50s, people, I think, would have accepted them as Hank Williams’ own.
