I
t is hard to believe another year is coming to an end. I feel like I just wrote my New Year’s Resolutions for 2010… To say the least, this has been a memorable year – filled with losses, victories, milestones, and new beginnings. Losses. We lost two of our beloved cats this year; Fugi in March, and most recently our sweet little baby, Callie, just a month ago. Our hearts still ache for her and our home will never be the same without her. Our previous neighbors and very dear friends, moved back home to Ohio to be closer to family. After years of holidays together, we are missing them greatly especially this holiday season. Victories. I will have to mention the two triathlons (again). These were extreme personal victories for me. While I will admit that I’m not ready to dive in again just yet… the high from crossing that finish line and receiving my medals is one that I am not likely to forget anytime soon. Milestones. In August, Paul and I celebrated our 10 year anniversary. For those of you lucky enough to be married to your best friend and soul mate… you can understand the warm fuzzy feeling of this milestone. And also in August, our son, Dylan started High School. This is a bittersweet milestone. We are so proud of him and the young man he has become, but it also feels like some countdown clock started… New Beginnings. We sold our home of nearly twelve years in Orlando and finally made the move to Lake County! I think many of you take living here for granted… Not us!!! Starting with the real estate miracles that occurred to allow us to be here (for those who don’t remember – we sold our house in ONE day and managed to close on a short sale in under 60 days), and the sheer joy we feel to be a part of a community we had already grown to love so much… Everytime I pull in my driveway, I truly feel I am HOME! Even as I reflect on 2010, I have to say that I am excited to see what 2011 is gonna bring. I feel there are a lot of great things coming – to our family, our community, and for FOCUS Magazine. Thank all of you for making this a great year and to all of our loyal readers – Merry Christmas and Happy New Year!

As the current year comes to an end and thoughts turn towards 2011, the Eustis Chamber is already beginning to plan for the 109th celebration of George Washington’s birthday. GeorgeFest 2011 will be held on February 25 - 27th in downtown Eustis. The Chamber is looking for sponsors for the event as well as gifts for the Button Drawing. Tavares hosts Art Around Town On Friday, November 19th, many turned out to enjoy Tavares’ final Art Around Town of the 2010 Year. As they meandered around downtown Tavares, attendees enjoyed an assortment of artists’ displays at the hosting downtown businesses. This event is organized by the Tavares Chamber’s Business Development Committee and is slated to be a quarterly event.
Santa’s Little Helpers 5th Annual Christmas Party O’Keefe’s Irish Pub hosted their 5th Annual event to benefit local children in need this Holiday Season. Guests enjoyed an evening of music, food, and great company! Each was asked to bring a toy for a child. The event gathers hundreds of toys each year to be given to local foster children.
Mount Dora Sees Increase in Downtown Businesses Mount Dora Area Chamber of Commerce Director Cathy Hoechst says she couldn’t be more pleased with the current boom in Mount Dora’s downtown business community. Mount Dora, long a Lake County tourist draw, has seen a new bakery, a music store, a kitchen store and even a gun dealer open in its Community Redevelopment Area downtown since late October. More businesses are opening soon. The downtown community will be expanding soon with the opening of a gourmet and specialty food market, a new digital photography and print shop and a new gallery whose owners are finishing out their space for an opening planned in late November.

3rd Annual Lake County Green Fair Focus on Fitness T Article by : Heather Graham
he Third Annual Green Fair was held on Saturday, November 13th at the waterfront Wooton Park in downtown Tavares. This event, which draws awareness to local businesses who offer environmentally friendly goods or services, continues to grow each year, with approximately 85 vendors participating this year. This year’s focus for the event was on fitness, which inspired the addition of a Zumbathon, organized by the Golden Triangle YMCA, and a 5K and 10K run, which were the final races in the Sirens 5K running series, which raises money for the LSEMS Christmas Fund, providing Christmas to underprivileged families in Lake County. Event organizer Amye King notes, “We felt that bringing in physical activities was a natural fit for a fair focused on sustainability.” Other booths included demonstrations

on gardening, greyhound adoptions, all natural vitamin supplements and health and beauty products. Lowe’s and Home Depot sponsored kids activities and drew approximately 350 kids eager to build. After playing with the tools, they could dance and play with Radio Disney. ount Dora Center for the Arts had a fantastic fundraiser at the Community Center with a theme “Art of the Deal and Living Art” on November 6th for those who wanted to give back to the community. This savvy event had a silent auction with many delightful items from local artists and businesses. There was also an exciting live auction with bids for items such as an amazing wine tasting for 6 guests and trips to exotic places such as Costa Rico. The fun filled night had scrumptious food provided by Saucy Bistro and music from DJ Bertram to keep us dancing all night! The gambling tables with ‘fun money,’ as well as the live artists on stage, such as ballroom
dancers, a juggler and a live mannequin kept many entertained throughout the night. Ilma members were also presenting a live painting with the six artists collectively creating an imaginative picture. This 10th year Anniversary party’s concept was created by Michelle Middleton. Dale LaRue, who has been a part of the arts and serves on the committee, finds it “Important to give back to our community” by these projects. Executive Co-Chairs, Nancy Zinkoffski and Beth Miller found the event to be well run and appreciated all the volunteers and staff who made it a huge success! Montverde Days The Grand Opening Ceremony and Ribbon Cutting for the NEW Montverde Academy Athletic Complex took place on Saturday, November 20, 2010 at 9:00 am at the Montverde Academy Athletic Complex, located at 17235 Seventh Street, Montverde. Santa’s Hut This Christmas the Kiwanis Club of South Lake partnered with the city of Clermont to provide photos with Santa during the annual Light Up Clermont. Twelve volunteers from the Kiwanis Club of South Lake participated in the annual “Santa’s Hut”. Each child was able to sit with Santa and Mrs. Claus, tell them what they want for Christmas and got a candy cane and a picture. The following day some of these elves and more participated in the Holiday Parade. Snow Queen, Ann Dupee and her two princesses were in attendance as well as elves that handed out candy canes.

Feeling the weight of hard times and not knowing how they will provide the joy of Christmas for their children, they put their faith in God and trust that all will be okay. Whether or not you believe, you can be assured that miracles are happening right here at the First United Methodist Church in Clermont. Miracle on 7th Street, a young ministry of the church that provides Christmas gifts to families in need, held their third annual event on Saturday, December 4. A few weeks ago, Pastor Doug Kokx admitted concerns about the amount of gently used toys that were trickling in; then in miraculous fashion, brand new toys and gift card donations started pouring in. Nearly 700 children each received three gifts, two stuffed animals, a book and two stocking stuffers. There were gifts for children of all ages, from newborn to 18. Teenagers and families received over $900 in gift cards to help with Christmas shopping and groceries. Ninety-five percent of the donations were distributed and what was left has already been delivered to Faith Neighborhood Center to help others in the community. Spiro’s Italian Restaurant of Clermont provided food on Saturday to more than 50 volunteers who have been collecting and sorting through toys for eight weeks. South Lake Animal League Got Some Boot Stomping On the First Annual Hoedown and BBQ
events, like the Hoedown BBQ and Auction celebrating the grand opening of the SLAL’s newest facility. A Haven Before a Home Adoption Center is a no-kill, non-profit animal rescue organization serving Lake County and surrounding areas since 1988, and with over 20,000 animals admitted each year, it was time for expansion. The proposed expansion for the haven includes capacity for 225 dogs and cats, indoor/outdoor kennels, areas for nursing animals, outdoor play areas, get acquainted rooms, grooming areas, and much more, in an 18,000 square foot facility on 22 acres in Groveland. Thanks to the community’s involvement in events like the Hoedown BBQ, with an afternoon of pony rides, entertainment by Patrick Gibson, a silent auction and the Hoedown Showdown Dancing, the expansion will continue to serve these deserving creatures . It is said that the Russians may have had mention of these devices as far back as the early 1700’s. Kettlebells as we know them were featured as a weight loss tool in the fitness magazine “Hercules,” in 1913. Pavel Tsatsouline, a fitness author and former trainer for the Soviet Union Forces, was responsible for introducing Kettlebells to the United States in the 1980’s.
What is a Kettlebell? A Kettlebell is shaped like a cannonball with a handle. They are often made of cast iron, which makes them almost indestructible, and they come in a variety of sizes and weights. Due to the recent growing popularity, fitness equipment distributors are designing safer versions of the kettlebell using synthetic rubber very much like that seen on weighted medicine balls. The kettlebell’s versatility allows for more functional and effective workouts. Benefits of Kettlebell Training: The use of kettlebells will promote a variety of physical as well as psychological benefits.

Kettlebells increase metabolism by creating dense muscle mass. The use of complex sequences of exercises forces the participant to be focused on the movements. The result is improved coordination and mental focus. Here are additional benefits of using kettlebells: • Dynamic and weight bearing movements help prevent and/or reduce arthritis by strengthening connective tissues. • Increases flexibility and Range of Motion • Development and strengthening of the posterior chain muscles such as hamstrings, glutes, back and core • Increased utilization of fat stores • Increased muscle tone • Aerobic endurance
The cardiovascular endurance benefits can be attributed to the two different actions that must work together; resistance and body movements in various planes of motions that traditionally are designed ballistically. According to a recent bulletin in the American College of Sports Medicine (ACSM) “Active Voice: Can Kettlebells Do It All?” by Doctor John P. Porcari, he stated that one study of kettlebell training indicated that heart rates and VO2 values were consistent with ACSM guidelines for

Start the movement by rocking the kettlebell between the legs to the point where the kettlebell is passing your glutes, then drive the hips forward to propel the kettlebell through it’s trajectory. The movement is similar to the standing broad jump, but without the jump. 3. Your arms are just an extension of the kettlebell, and the power comes from the movement of the hips and the muscles of the posterior chain.
4. Swing the kettlebell to about chest height. At the top of the movement breathe out while contracting your quads, glutes and abs by tilting your pelvis up. 5. As the kettlebell descends or swings back towards you in a free fall (still holding the kettlebell), hold your breath as the kettlebell goes pass your legs and repeat the movement for repetitions. You should feel the hamstrings fatiguing rather than the quadriceps. If your quads are fatiguing than you are not taking the hips back far enough. The exercises performed with kettlebells are hard work, however, if built into your workout gradually, a program based around kettlebell swing movements will create fantastic workouts to get you fit, lean and healthy in a surprisingly short period of time. Always remember to consult with your physician before you start any fitness program. Also, before experimenting with any exercise modality, please ask a certified fitness professional for some advice.

hat is a short sale? A short sale is a complicated transaction in which the lender agrees to accept less than the home owner owes on the mortgage. In some cases, the difference is forgiven by the lender, and in others the homeowner must make arrangements with the lender to settle the remainder of the debt. Short sales have less impact on your credit score and may appear as “pre-foreclosure in redemption”, as opposed to “debt discharged due to foreclosure”. Due to the recent economic crisis, including rising unemployment, and drops in home prices, the number of short sales is increasing. Since a short sale generally costs the lender less than a foreclosure, it can be a viable way for a lender to minimize its losses. A short sale can also be the best option for homeowners who are “upside down” on mortgages because a short sale may not hurt their credit history as much as a foreclosure. As a result, homeowners may qualify for another mortgage sooner once they get back on their feet financially. What challenges do short sales present? The rapid increase in the number of short sales, and the short sales process itself present a number of challenges including: Inexperience by the Selling or Buying Real Estate Agent Many Realtors® are new to the short

sales process. Even if the Realtor® is experienced, most lenders’ are understaffed and still not adequately trained, making negotiating a short sale particularly difficult. Absence of a uniform process between lenders Short-sale documents and processes are still lender-specific, making it very difficult and time-consuming for every Realtor® to become knowledgeable and efficient in facilitating these transactions. Other difficulties include; unresponsive lenders; lost documents that require multiple submissions, inaccurate or unrealistic home value assessments, and long processing delays, which cause buyers to walk away. Multiple lenders When more than one lender is involved, the negotiations are much more difficult. Second lien holders often hold up the transaction to wield the largest possible payment, in exchange for releasing their lien, even though in foreclosure they will get nothing. What can you do to address or eliminate these challenges? Hire an Agent with Short Sale Experience Sellers should find out how many short sales their agent has actually closed apart from the number of short sales he/she has listed. An agent with experience in short sales will help to expedite your transaction and protect your interests. You don’t want to miss any important detail due to
inexperience or find out your transaction is not going to close on time because no one has followed up in a timely manner. Qualifying the Property and Seller for a Short Sale A lender is unlikely to agree to a short sale unless the seller has no equity and is unable to repay the difference between your sales price and the existing loans. Sellers need to provide a hardship letter to the lender. Keep in mind that sellers may also owe taxes on the amount of debt that is forgiven. Give the Short Sale Lender Time to Respond If buying a short sale, the offer must be contingent upon the lender’s acceptance. Give the lender a time frame in which to respond, after which, you will be free to cancel. Reserve the Right to Conduct Inspections Generally, the lender will not pay for customary items that a seller would pay; such as home warranties for the buyer, buyer credits of any kind, and any form of inspections. A buyer will be asked to purchase the property “as is,” which means no repairs. It is extremely important that a buyer obtain a home inspection and pay
for other types of inspections such as pest, roof, septic tanks, or fireplace inspections. Do not waive your right to obtain these inspections and make your offer contingent on approving them. So, as a seller, know your rights and hire an experienced real estate agent. As a buyer, hire an experienced real estate agent, and be prepared to wait out the response from the lender. focus » legal A common misconception is that a Tenant has three days to cancel the lease after signing it. There is no waiting or grace period. The Tenant must ensure that he or she understands the entire lease before signing it. Whether the lease is oral or written, Florida law imposes an obligation of good faith in the performance and enforcement of the lease. However, the law will also allow a party to “make a bad deal.” So, it is important that the Tenant participate in the lease process and understand the lease.

n today’s economic atmosphere leasing, or renting, a home can be an attractive alternative to home ownership. A lease agreement can be oral or written. If the lease is oral, then the length of the lease will depend on the frequency that rental payments are paid to the Landlord. This could be week to week, month to month, etc. It is recommended that the lease be in writing to lessen confusion as to Landlord and Tenant responsibilities. Some of the terms that should be included in the lease are: • Location of the home • Amount of rent • Length of rental period

• Termination terms • Security deposit location More terms may be included in the lease for clarification. The most important requirement is that both the Landlord and the Tenant understand what is being agreed to. Regardless of whether a lease is oral or written, a residential lease is a legally binding “contract.” The Tenant should carefully read the lease, as it sets forth the duties and responsibilities of both parties. Although it is common for a Landlord to have a written lease ready for the Tenant to sign, the Tenant plays an equal role in the making of the lease. Both the Landlord and the Tenant must agree to all of the terms.
Most often the Landlord will require a security deposit before moving into the newly leased home. There could also be a requirement for first and last months rent. The lease should detail exactly what money is due before moving in. The lease should also state where the Landlord intends on depositing the security deposit. Florida law requires that the security deposit be placed in an escrow account. This means that the Landlord cannot place the security deposit in his or her own personal account. This protects both the Landlord and the Tenant in case there are later issues with sale of the
property, foreclosure, or disputes. Unless the Landlord is providing utilities the Tenant will have to make arrangements to have the utilities turned on. It is common practice of the utility companies to require a copy of the signed lease before an account will be opened. If the Landlord is providing the utilities the Landlord and Tenant should make sure that the utilities provided are specifically stated in the lease. There may be disagreements during the rental period. Tenants and Landlords alike should keep a copy of the signed lease agreement. The lease agreement should be kept in a safe place with easy access. Since the lease is a legally binding contract the courts will interpret the terms. Whether you are a Landlord or Tenant, be sure you understand all of the terms and agreement. The Leslies are newcomers to Lake County, having moved to the area just a year ago from Maryland. Florida’s tropical weather and the small town feel of Lake County attracted them to Tavares. Rowena said, “It
feels like home. It’s like Jamaica, a friendly atmosphere.” In less than a year the Leslies’ long-time dream of owning a restaurant came to fruition. In August 2010 they purchased Café Basil in Tavares and added a Caribbean flair to the existing American menu. Howard said, “Everything just fell into place. We wanted to keep Basil’s existing customers happy so we kept the menu the same but added Jamaican flavor.” Howard loves to cook and Rowena has experience managing restaurants but restaurant ownership is a new experience for both of them. Rowena said opening a restaurant was “a dream that we both had.” Howard added, “But we didn’t know it was going to happen this fast.” The menu offers American fare like the roasted turkey sandwich, baked with a peachcranberry glaze, peppered bacon, muenster cheese and served with Café Basil’s signature sweet potato salad. Other selections include chicken salad made fresh daily, French melt, roast beef, and grilled turkey burger or hamburger. Howard said, “We wanted to give folks a taste of the Caribbean,” and Café Basil does it well, using only the freshest

The People’s Choice winners were chosen by tasters. Taking home Best Entrée of the Year honors was Mission Inn. he sixth annual Taste of Tavares welcomed the appetites of hundreds of culinary aficionados as the Tavares Chamber’s premier fundraising event saw yet another successful year. A dozen Central Lake businesses offered samples of appetizers, entrees, desserts and wine while
local favorites The Lost Cats filled the venue with tasty tunes. No one left hungry. A few restaurants left with awards in hand. With the culinary judges adding new awards last year an additional element to the event this year was

Back this year were Copper Heron Restaurant, Howey-in-the-Hill’s Mission Inn Resort & Club, Grand Daddy’s Bar-B-Q, Oakwood Smokehouse & Grill, Café Basil and HoneyBaked Ham. New at the sixth annual event were AL’S Landing, Lucky Dog Gallery & Café, Pichy’s Cuban Food, Pressed For Time Cafe and Simply Dessert Shoppe. The culinary judges for the event included Daily Commercial’s “The Practical Potwatcher” food columnist Mary Ryder, Orlando Sentinel food editor and restaurant critic Heather McPherson, and Roseann Maier, publisher of Restaurant Guide USA and writer for Ocal’s Good Life Magazine.
Again providing a wine tasting was Jerome Brouhard representing Maggie’s Attic of Mount Dora. Said Brouhard, “People were having a great time and there was so much food. It is one of our favorite events that we want to stay involved in.” The event serves as a major annual fundraiser for the Tavares Chamber. Proceeds are utilized to support the community and economic efforts of the organization. Tasters were able to enjoy not just food and music but also the Chinese auction that served as a major component of the fundraising efforts. Dozens of auction items were awarded to lucky tasters. Said Tavares Chamber board president Kelly Pisciotta with Habitat for Humanity of Lake Sumter FL, “The success of the event is a reflection of the amazing teamwork of our special events committee, of the support of our members and other volunteers and, most importantly, of our executive director Colleen McGinley.” Planning has already begun on the seventh annual event. The Florida Lakes Symphony Orchestra
presents “Glorious Sounds of Christmas.” Lake County’s own professional symphony orchestra of 60 members will delight the audience with “The Nutcracker Suite,” “Twas the Night before Christmas,” and other holiday favorites. The performance will be held at St. Patrick Catholic Church in Mount Dora at 7:30pm. The cost is $42 in advance and $45 at the door. For more information, contact 352-589-1500.
