Letter From The Publisher There is a quote from Margaret Mead that says, “Never doubt that a small group of thoughtful, concerned citizens can change the world. Indeed it is the only thing that ever has.” Our spotlight this month is with Tony Benge, the developer heading up The Landings project. The interview by Jane Waters-Thomas brings tons of incite to this project, the behind-the-scenes taking place, and the foreseen impact on the community. Kiwanis Club Serves Winter Haven Through Four Great Programs Children W Written By: Brent Simmons

inter Haven is known for its active civic clubs and organizations on the frontline of providing need services and help to our community. This month we want to report on the Winter Haven Kiwanis Club.

Every Child A Swimmer is a program Kiwanis has supported, in partnership with the City of Winter Haven Leisure Services staff, for the last seven years. Recently the club and city staff completed another freeswimming program in which 30 five-toseven year-olds learned about water safety and practiced the skills to help them survive should they ever fall into a body of water. Another course is planned for August. This program is a perfect fit for the motto and mission of the Kiwanis Club, “Serving the Children of The World.” This program is indeed a lifesaver. Reading is Fundamental – 18 members of the Winter Haven Kiwanis Club volunteered to serve in the reading program. The five

month program from involved 216 children from six head start schools. In this, its 11th year, the local club has touched the lives of numerous children in our community by distributing more than 8,000 books, reading to at least 1,700 children, and volunteering for more than 770 sessions.

Safe Baby Campaign – As part of the Kiwanis Club’s Young Children Priority One program, the Winter Haven organization has donated $750 to the Healthy Start Coalition. The program uses field staff and videos to teach new parents about child care, safe sleeping practices, selection of suitable caregivers, awareness of shaken baby prevention practices, and basic parenting coping skills. Stuff The Bus – Every year at this time, Kiwanis collects and makes donations for school supplies (100% of money raised goes for the purchase of school supplies), which they then distribute to 16 local elementary schools and 6 Head Start schools. Last year they collected, sorted, packed and distributed

Run The Highlander Maniacal and Muddy Family Fun T Written By: Cheryl Johnston

Run “The Highlander,” an amazing obstacle course through mud and water to test your limits and benefit the Lake Wales Care Center, now celebrating 26 years of service to the community. Registration for the July 23rd event in Bartow remains open until July 18 to participants 12 years old to ageless.

The Highlander is organized by Rock On Adventures. Jonny Simpkins, CEO and Race Director, describes the organization’s outlook on fitness and athletics: “We believe in families getting fit and staying healthy together. Our events challenge people of any age or fitness level in not just another adventure run or 5K. We’re building great traditions and memories for friends and families to share year after year.”

Although no specific gear or equipment is required, shoes and clothing should work for running through water and mud. Gloves to protect hands for the rope obstacles might also be a plus. Costumes are encouraged and the best will receive a prize.

The Highlander features more than 2,000 acres of property with interesting elevation changes, a 150’ giant water/mud slide with a 70’ drop, 20 obstacles in the 3-mile course, and almost 30 in the 6-mile course. Racers will also run through a cool, clear lake, with built-in obstacles. Simpkins, an active competitor in the running world who has previously run the Warrior Dash and Mudbash, said, “I wanted more obstacles, water, ropes, slides, and hills, and The Highlander has them!

he Citrus Center Boys and Girls Club really know how to shake up a terrific group of community leaders and serve them up as “mixologists” for a great cause. Nineteen volunteer “bartenders” stepped behind their serving tables at Tanner’s Pub in Winter Haven in June to raise money for at-risk kids that receive mentoring, guidance, life skills, tutoring, and after-school programming at the Citrus Center Boys and Girls Club. Event coordinators were well pleased with the funds raised at this year’s bash and especially thanked the hardworking bartenders for their support in raising approximately $38,000 to benefit the Citrus Center children. While every bartender did their part, it was Ingram Leedy who took

home the “2011 Bartender of the Year” award by finding more sources for funds and selling more tickets than his competitors. The event was celebrated by more than 250 guests who enjoyed mixed drinks, food, fun and laughter in beautiful downtown Winter Haven. Tony Benge Focused on the Future

hange can be uncomfortable for some, but understanding the process is key to gaining excitement in new projects that are the size of those coming to Winter Haven in the upcoming seasons, and Legoland and The Landings are just the start. I’ve interviewed many people over time and I can say without a doubt that the conversation with Tony Benge was one of the most interesting I’ve had regarding community growth and prosperity. His over-the-top view in scope, depth, and vision, matched with his ability to negotiate for top retailers and merchants for the benefit of Winter Haven and Polk County residents, definitely sets him apart from what is traditionally understood as the average developer. As I began this interview I thought my direction would lead our readers to the personality and character of the person that it takes to make this type of project happen, but what I found by traveling a two-week interview process with the head of Benge Development was that it takes a strategically designed team to build change of this scope and magnitude. Tony’s role in Winter Haven’s growth is to make sure all of the players, including property owners, government, national retailers, community leaders, regional developers, local investors, and residents on the chess board of success, are moved correctly, so that Winter Haven is the winner at completion. That is no small task, as he and his partners have been in Winter Haven for well over five years preparing for The Landings; in fact, this team has spent the past three years just building relationships with national retailers and convincing them that Winter Haven is the city in which they should invest. An afternoon discussion with the President of the Benge Development Corporation, Tony Benge.

FOCUS: How did you find yourself looking to Winter Haven as a possible project center? TONY: My longtime next door neighbor, when I was growing up in Atlanta, was and is a real estate developer specializing in Publix and Walgreens. He had identified several sites in Winter Haven, but he does not do residential components. He knew that my company was very active in Central Florida and asked that I look with him into the Winter Haven markets. FOCUS: How is it beneficial to a region to bring in outside developers/thinkers to improve community economics and prosperity? TONY: I am a strong believer that increased competition for sites and markets brings a better end product through exposing the target market to more diverse ideas and proposals. It is always fun to travel to other cities and see what the development trends are and how other communities are maximizing their resources to build the best possible experience, and it takes the input of the community to bring it all together. It is, however, an exact cocktail that blends prosperity in a city. It takes the right tenants, hotels, and retailers to create a destination location and not just another strip center. FOCUS: Talk about some of the projects and communities that you’ve worked on within the Polk County region over the past few years. TONY: Some of the completed projects in the immediate area are Eloise Cove, Crossroads. New projects include the former Slocum Water Garden site which is being designed as a senior living facility and the vast majority of my time is spent on The Landings.

could embrace and the city has had a very distinct hand in the design. In addition to the plan design, multiple steps had to be set in place in order to make the project viable, such as the Core Improvement Area Agreement between Polk County and Winter Haven, the Brownfield designation and the Community Activity Center designations. The final component is the local engineering firms, surveyors, environmental constants, contractors and vendors who have been designing and permitting the project for the past year. There is a great wealth of talented firms, and we are very pleased to keep as many of the team members local as we can. It is what’s best for the Landings and Winter Haven. FOCUS: Regarding The Landings project, what can residents expect in jobs and economic growth as a result of this project? TONY: Gordon Kettle of Polk State College was kind enough to prepare an economic impact study of The Landings on Winter Haven and concluded the total impacts would be 959 jobs and over $48 million in economic output annually. This is an amazing figure when you study the methodology behind it and the highlights of how significant the site redevelopment will be. Winter Haven needs to modernize a great deal of its amenities to be ready for the direct impacts of Legoland. Hotels built in the 1950s cannot compete in today’s environment for tourists; a new complimentary destination that can service the target demographic of two-to-twelve-year-olds and their families must be provided to order for Winter Haven to be a viable overnight destination. Every family that stays an extra day in Winter Haven has a tremendous positive economic impact to Legoland, local restaurants, shops and the overall community.

FOCUS: Will you be moving to the Winter Haven area as a resident?

FOCUS: What are some of the new and exciting businesses currently scheduled for The Landings?

TONY: Yes, I am currently looking for a home in Winter Haven, since I spend the bulk of my time here.

TONY: Some of the tenants will be announced shortly - I think everyone will be very pleased with who they are.

FOCUS: What do you feel is the most difficult aspect of seeing a development to fruition?

FOCUS: Is there currently a plan of connectivity between The Landings shops and Legoland via water?

TONY: The biggest barrier is the amount of time it takes from concept to completion of a project. The larger developments take years to identify, design, engineer, permit and construct and there will always be unforeseen obstacles somewhere along the way. I think the biggest misconception about development is that you decide to build something one day and shortly thereafter you just go build it. It takes years and a great deal of research and planning. The complexity of a project the size of The Landings is found in the relationships that must happen long before building begins in order for the end result to be success. FOCUS: Tell us about the Downtown Partners, LLC (Winter Haven Partners). TONY: Taylor Pursell is the owner of the WH Partners and has been a great influence for the project and Winter Haven. Taylor is not a developer or a real estate professional by trade, but has a wealth of experience in bringing top industry professionals together and producing very creative work products. Taylor serves on multiple philanthropic boards, including several which deal directly in the revitalization of downtown Birmingham. It is amazing to see the progress and the unique characteristics that have formed within this redevelopment area and the immense community support that has been generated. Taylor is a true “visionary” and will bring his unique experiences and insights to the project. One of the most critical components of the project is the leasing team, which is the direct line to the tenants and the first impression most companies will have of the project and the market. We are extremely fortunate to have Spencer Bomar and Patrick Arnold on the team. They are some of the most experienced and respected commercial agents in the country. Large projects like The Landings are always a team effort and require many individuals and companies to come together and share a distinct vision for the project. The Landings has been unique from the standpoint that it incorporates a wide range of uses, both public and private. Years of work were involved in creating a design that all the stakeholders

TONY: Yes, we are working through the technical aspects with Legoland and the city of how to best utilize the Chain of Lakes. I hope to see the uses expand beyond the Landings and Legoland as the Chain of Lakes is an incredible natural resource for the city and should be a primary marketing tool for the community. FOCUS: What would your response be if I told you that you are viewed by many as a “visionary”? TONY: I am not sure how to respond to that one. I think Winter Haven has a great critical mass of residents and businesses poised for an economic renaissance, despite the national economy. When you look around and see great drivers like Legoland, CSX Logistics, and the high tech corridor with Polk State and USF Poly, the potential for growth is amazing. Winter Haven has a great opportunity to become an economic powerhouse in the region, but it will take getting the necessary elements in place and operating in order to capture the benefits. I think the real challenge is how can the community help all these critical elements work together to promote Winter Haven and compete against all other regional competitors. The growth will not just happen with positive thoughts; it takes making decisive decisions and a great deal of hard work to make the opportunities a reality. If we sit back and wait, our neighbors in Orlando and Tampa will enjoy the benefits that should stay in Winter Haven. For some it has been exciting and a bit unnerving to watch what has seemed like rapid growth in Winter Haven, but we must answer the difficult question that Adrian Jones of Legoland asked almost a year ago: “Will we be ready?” With Legoland four months away from opening, that question is resonating louder than ever. The team at The Landings is committed to answering the question with a resounding yes.

n one of Winter Haven’s landmark buildings, and one of our favorites, we found two treasures. No, we didn’t find a missing Monet or a treasure chest full of gold, but we found valuable assets or resources for our community. The building in question is the Olde Towne Square, built in the mid ‘20s, which housed the original Winter Haven Post Office. Its unique architecture and design make it a must see for visitors; however, locals are drawn by the businesses located there. One business located there is one of our treasures.

in handling the needs and requests of Presidential Candidate Ross Perot and Vice President Dick Cheney qualify her to help local folks with their memorable occasions. “Weddings and More by Mary was doing well and I felt like the addition of The Garden Ballroom fit into my business,” said Mary. Mary is the other treasure we found.

We discovered The Garden Ballroom when we were invited to speak at the weekly Kiwanis Club meeting held there. Several other groups and clubs use the facility for their monthly meetings and special gatherings. That’s what The Garden Ballroom is – a unique place to hold events for almost any occasion. The impeccable facility is great for business meetings and can also be transformed into a fairy book setting for a wedding. Few places offer as much for event planners, including the historical site itself, easy catering options, and a great staff.

Event planning is a tough business. “Every event is unique and there are so many elements that go into planning an event. They all have to come together perfectly and you don’t get a second chance,” said Mary, before continuing, “That’s what I love to do - take someone’s idea or dream and use my resources and experience to make it happen and to watch the stress level fall.” Mary has developed a network of florists, caterers, photographers, etc. that she uses ensure all the details are covered. Her number one asset is her experience, which has developed into a self-confidence that is shared with perspective brides or the office manager tasked with making an event happen. She is a treasure, not only to those who have depended on her for their events’ successes, but also to the community of Winter Haven.

StreetAngels Helping Our Needy...Need Help

Streetangels help hunger organization located at 628 W. Central Ave, Winter Haven Florida. Have been feeding needy families in our community for 9 years. They are the big tan house behind Popeye’s Chicken. They serve a hot meal every Thursday night at 6:30 pm, and have music, a message of hope to those who are feeling hopeless. They sometimes feed up to a 125 people. The Streetangels also have a food pantry that is open Tuesday and Thursday 10-4 pm. Skyra Kim Norris the founder of the Streetangels quotes “ We love doing what we do but we cannot keep up with the high demand of local families needing help, most have lost their jobs. We desperately need help from the community. We want to serve we just need the ability to keep it going. Many people have run out of unemployment and have not been able to find a job in over 9 months. It is hard to see so many in need, and we want to continue to help these families. We are all volunteers who care. No one gets a paycheck here. We pray to God that people who can help will open up their hearts. We need funds to buy food, because no one deserves to be hungry. We also need hygiene items, bus passes, and funds to pay for medical co-pays for those who cannot afford to do so. Within a span of just a few days I lost my best friend and my cousin and his fiancé in a car accident. I had my come to Jesus moment in a pew in front of Vernal Hagaruds coffin. It hit me like a bolt of lightning and changed everything about me in an instant. Back to Hawking now. What I find so curious is that Hawking can so quickly eliminate the presence of a God because he can’t find proof there is a God. True. But can you provide me with any proof there isn’t a God. There you go again, Al. You can’t disprove a negative. It’s a never ending circle that leads us back to the beginning. And as long as Hawking can offer us an explanation of the beginning there is no room for a God in his equation. In his book, Brief History of Time, Hawking quotes Einstein who said it would be the ultimate triumph of human reason to develop a theory of everything. Problem is that theory, or the ones floating around don’t and can’t answer some of the most basic questions about our search for significance. Who programmed our brains to want to feel like our lives must have some purpose? My computer doesn’t ask me why it exists or what caused it to exist. It hasn’t asked me a single question ever. And who lit the match to start the big bang?

There is no God! S o did you hear the big news? The most intelligent man in the world has declared that belief in a God is a fairy tale. Amazing stuff. I’d been waiting for years for someone to finally clear the air and set the rest of us straight. I’m talking about wheelchair-bound British theoretical physicist Stephen Hawking. You do have to respect a man whose only way of communicating is through a computer.

He has spent his life thinking and thinking and theorizing about the origins of all of us from the big bang to dark holes to antimatter. His writings are brilliant because his explanations are fairly understandable. He has several websites and even has several TV specials on PBS and the Discovery Channel. Here’s what he said. “I regard the brain as a computer which will stop working when its components fail. There is no heaven or

afterlife for broken down computers; that is a fairy story for people afraid of the dark.” In his book, The Grand Design, he says there is no need for a creator to explain the existence of the universe. And since there is no absolute proof there is a God or an afterlife science alone can provide us with the truth about how it all started and how it will all end. If you’ve read any of my articles you know I’m a believer. I don’t make apologies for it

And here’s the one that drives me nuts: If the universe and everything in it is constantly expanding than how is it that life, our bodies, animals and all living things did just the opposite and developed what appears to be an intelligent or ordered design from the sub-atomic level all the way out to the nearly infinite realm of millions of galaxies? I’ll leave you with this one thought. If this printed page represented the entire knowledge of the universe what part of that page would represent what we know about it? I’m guessing not much larger than the period at the end of this sentence. So Hawking is willing to dismiss this entire page of knowledge for his little period universe where God is just a myth and a coping mechanism? Now, who is being closed minded!

anny’s opened the middle of June where the Sundown Southern Eatery had been for the last year. Before that it was Christy’s Sundown, as everybody knows, for the last 50 years. Mr. Christy passed away and Fred Johnson of Fred’s Southern Kitchen renovated and redecorated the facility and opened the Sundown. “Our concept for the Sundown was to upgrade what Nick Christy had built and maintain the restaurant as a fine dinning establishment. For whatever reason, and I believe the economy played a big part, the concept didn’t take off. We appreciate the support we got from the community, but it just wasn’t enough,” Fred told me and added, “You just can’t replace Nick Christy and what he meant to Winter Haven. It was a hard call. We had a lot invested in it, but in the end we knew that we had to make a change.” Just six weeks before Manny’s opened up in Winter Haven Fred was showing a property to a relative of Manny’s in Bartow. When they were done Fred suggested they take a look at the Sundown facility. Manny’s cousin called him and he met them at the Sundown to take a look. Fred and Manny talked business, and as one of Fred’s family told

me, “They are like two peas from the same pod.” Manny then reversed the tables on Fred and suggested Fred franchise Manny’s very successful concept and open it at the Sundown location. Just six weeks later, they had the deal done, the facility remodeled, staff hired and trained, and the restaurant opened. This is a remarkable timeline and is a great indication of how well these two businessmen work together.

Manny Nikolaidis, owner of the two existing Manny’s in Haines City and Lake Wales, said, “I’m involved in this because as you expand you have to worry about quality. I’ll work on the menu and be around to be sure the quality of the food and service is what people have come to expect from our restaurants, but Fred and I have the same philosophy – provide great food at a reasonable price and take care of your customers. This is the reason I’m so excited about having Fred join the Manny’s family. We have already learned a lot from each other.” For this profile I went to Manny’s with 14 members of my family on Friday night. Even though it was one most recommended restaurants, I had never eaten at a Manny’s.

Will this concept be a success in the Christy’s and the Johnson traditions? Judging from the excitement in Winter Haven, the line of folks waiting on Sunday for the restaurant to open, and Manny’s established successes in Lake Wales and Haines City, I give it a resounding vote of “Yes!”
