Management The recent publication of the Fair Private Rented Sector White Paper highlights the increasing legislation regulating landlords and granting increased rights for tenants causing further complications for private residential landlords.

To ensure you are not penalised, commission a professional letting agent who will:

• Make sure all legislation and safety requirements have been complied with. • Manage the tenant and any difficulties arising from the tenancy. • Check and take care of your property using trusted contractors from the Itchen Valley area. • Negotiate renewals and dilapidations at check out. • Expect to achieve a higher level of demand for your property as tenants prefer Fully Managed properties.

Importantly a landlord can offset management fees against tax, along with any repairs needed during a tenancy.

The Country House Company has been Fully Managing properties in the Itchen Valley for over 25 years.

Our management team is professionally qualified; we have all been living in the area for over 20 years and work with trusted local contractors known to the team.

We have a dedicated management phone manned by members of our team 24 hours a day ensuring that your property is in safe hands through out a tenancy.

If you are interested in having your property Fully Managed or need expert advice on letting your property, please call Marishelle Butler, Head of Management, on 01962 571189

New Alresford Town Trust celebration ceremony for Bernard Tucker -ex Chair Old Alresford Parish Council

New Alresford Town Trust invited Bernard Tucker to a celebration ceremony. Bernhard had served the local community for 30 years in Old Alresford, having been chair of the Parish Council for 26 years as well as playing an integral role in village life. He had been the founder of TOADS amateur dramatic society and chair of the Village hall committee, he was a skilful and calm chair of the Parish Council. MP Steve Brine gave the main speech in praise of Bernard's achievements "Bernard gave his time selflessly in his many years for the local community and this is much appreciated"

Robin Atkins, chair of NATT, reminded Bernard of the support by Old Alresford Parish Council who had granted the Trust £8,100 since 2008 of which £6,600 was in support of the minibus operation whilst £1,500 enabled the Eel House to complete its large structural project in 2021 and produce a historical eel house booklet and information boards.

Bernard thanked the Trust for the gifts including membership in NATT and was certain that the close relationship between NATT and OAPC would continue.

John's Gospel, 14:1 ''Let not your heart be troubled: you believe in God, believe also in Me.''
