Did you know that hedgehogs still live in The Regent’s Park? Hedgehogs are one of the nation’s favourite species, yet there’s been a worrying decline in numbers over the last 25 years. The Regent’s Park is now the only central London Royal Park with a breeding population. With the help of top wildlife scientists and more than 100 volunteers, The Royal Parks Foundation has been monitoring this population since 2014. Though 2016’s surveys showed that hedgehog numbers had declined, this year’s surveys have been very encouraging, with an increase in the number of juvenile hedgehogs. While numbers are, thankfully, beginning to recover, it’s important to note that the population is still small (approximately 30-40 animals) and very vulnerable. Fingers crossed our prickly friends will enjoy a good hibernation this winter and breed successfully in 2018! If you’d like to help a hedgehog, you can adopt one. or Yolanda Kettle, there is something liberating about taking on the mantle of somebody else. “If you asked me to stand up and give a speech as myself, the thought of that really terrifies me and I don’t think I could do it. But acting, I don’t have to worry so much, because it is not me,” she tells me as we sit down to chat. Until now, Yolanda’s biggest roles have been on stage. “It will always be at the heart of why I became an actress. I love theatre and I always will. And I love performing on stage,” she explains. “But this job has always been about wanting to explore different people, personalities and worlds.” And of late, that exploration has been happening in front of the camera. If you’ve seen the BBC’s Howards End, you’ll probably recognise her face: she plays Dolly: “There’s a quote at the beginning: ‘It was the custom to laugh at Dolly’,” Yolanda tells me. “She is quite light, a little bit silly, but essentially a very, very good person deep down. And such fun to play,” she explains. “I really think that is down to Hettie Macdonald. She just casts so brilliantly and she created such a warm atmosphere from the get-go. It was the most wonderful people – and a group of us still meet up. We have just become the best of friends.” It sounds like a dream project. And as dream projects go, The Crown, next up for Yolanda, is right up there. Written by Peter Morgan and created at a cost of £100 million for Netflix (the most expensive show it has ever produced), the first series was one of the most talked about last year. Like most, Yolanda watched it in awe. “Everything about it is just exceptional: the production values, the ambition, the scale. It’s just extraordinary,” she says. So she jumped at the chance to audition for a role in season two and was elated to get it. The series picks up where the first left off, spanning the eight years up to the mid-’60s and including Princess Margaret’s marriage to Antony Armstrong-Jones, the celebrity photographer who became the Earl of Snowdon. Yolanda plays Camilla Fry. “Her husband, Jeremy, was from the Fry chocolate fortune and he was an entrepreneur and an inventor. They were part of the artistic set, who were friends with Antony Armstrong-

Jones, and they had these grand parties and invited scores of people to stay, essentially just extending their largesse and having fantastic times,” Yolanda explains. “Camilla was a very confident young woman. It was so much fun, just a complete joy to work on something like that.” Sadly, with much of the content being kept under wraps, this is pretty much all Yolanda can tell us about the series and her part in it. She can’t say much about her next project, either – and not just because it is, as we speak, unfinished. The new series of crime noir drama Marcella, starring Anna Friel, is scheduled for broadcast in early spring 2018. It has been a learning curve for Yolanda, a new way of working. “Hans Rosenfeldt is constantly editing and rewriting,” she explains. “It is a very different way of working because you get the scripts as they come, so you don’t know how your character is going to develop.” I wonder if that makes the job harder? “It is sort of anxiety inducing,” she agrees, “but it is also a very exciting way of working. Everything is very fresh and in the moment and there is a very cool energy to the whole show.” Does Yolanda know who the murderer is? “Nobody does – except for Hans and the murderer. And that brings about another sort of energy, of not knowing who to trust...” With filming for Marcella due to wrap up shortly, Yolanda is looking forward to some downtime. “I love yoga. I go to a really lovely studio in Dalston; it is a real community, I have actually started helping out there. I also volunteer once a week: I go and visit a very lovely – I don’t like saying elderly – lady… It’s called the Friendship Network and it is a north London charity. I go and we just hang out, basically, which is just so nice, and very grounding.” What else does she do with her time off? “Going out for dinner is my favourite thing. My boyfriend runs a restaurant, Trullo, and he just loves food and wine – as do I – so we eat out a lot. Probably too much, but the London food scene is just so brilliant.” That said, Yolanda’s tastes are surprisingly simple. Her favourite food? “Peanut butter,” she laughs. “It’s my guilty pleasure. I eat it with a spoon, which is pretty gross.” But if you can’t treat yourself at Christmas… Speaking of which, what does she have planned? “I am going to go home to Birmingham and see my family over Christmas and then my boyfriend and I are going on holiday to Sri Lanka. And then, I don’t know. Into the abyss of unemployment! And fear.” Given her CV of late, we expect that won’t last long. ELLA CANTA

When a restaurant menu is described as full of “colour, poetry and magic”, it makes you pay attention. So it was with great anticipation, on a dark and blustery winter eve, that my companion and I arrived at Ella Canta, ready to sample the creations of restaurant founder and top Mexican chef Martha Ortiz. We were greeted by smiling ladies dressed in chic block-colour outfits accented with vibrant flower halos, who led us to our seats via a terracotta-coloured corridor that was decorated with gilded mirrors. We supped on cocktails (mine a fruity, creamy take on the classic margarita; my guest’s a bitter, smokey Mezcal-based negroni) as we took in our surroundings: dimmed lights, dark colours and up-tempo music, set among a hive of activity, creating a wonderful ambience of contrasts. Tucking into tortillas dipped in creamy guacamole with pomegranate seeds and ricotta, we perused our menus. And so, our journey through the flavours of Mexico began. The name Ella Canta means ‘she sings’ and this musical concept was echoed across menu sections named Overture, Main Act and Final Curtain. To start, we chose an indulgent, fluffy tamal with cream and cheese; and the punchy and fresh dish of crispy tostadas loaded with pickled salmon and chilli chipotle. Following those was a gentle and comforting creamy poblano chilli rice dish with succulent chicken thigh; and a juicy pink duck breast, topped with black mole. The mole was the evening’s showstopper, its velvety smokiness lingered in the air, attesting to its intense depth of flavour – achieved using a mere fifty ingredients – and its initial smokiness gave way to a tangy crescendo of cacao, plum and spice. Before dessert, a trip to use the facilities resulted in a welcome reminder of iconic Mexico via a collection of wallmounted sacred hearts and man-sized potted cacti. But this was no ode to Mexican kitsch, it was sleek, understated and sophisticated. Then came the final temptation… a ‘feast’ of churros – light and crisp dough swirls dusted with sugar and cinnamon, alongside caramel and chocolate dipping sauces, of which the latter can only be described as heavenly. There was all the exuberance of modern Mexico packed into the flavourful menu of vibrant ingredients and expressive strokes of colour. As head of spirit and cocktail development at Duck & Waffle and SUSHISAMBA, he knows a thing or two about spectacular serves. He says, “This is one of those drinks where the first sip has stayed with me: the initial hit of mouthpuckering grapefruit oil leading through to a creamy sweetness reminiscent of freshly baked bread and finishing with the light bitter-sweet undertones of the Cocchi Rosa. Straightaway, I knew I had stumbled upon something special, and I have loved it ever since.”

Preheat a water bath to 45°C/113°F. Place the vodka and acorn essence in a vacuum bag and seal. Place the vacuum bag in the water bath and leave to cook for 45 minutes. Remove the vacuum bag from the water bath and set aside to cool. Transfer the infusion to a non-reactive container with a lid and stir in the sugar until dissolved. Reserve in the fridge until required. Place the vodka, acorn liqueur and Cocchi Rosa in a shaker or mixing jug and top up with good-quality cube ice. Stir the mixture with a bar spoon until icy cold, then strain into a small martini glass and serve garnished with a coin of grapefruit zest.

Executive chef at Jamavar and Bombay Bustle The first thing I cooked was… butter chicken, Tadka dal, and biryani, when I started my career at The Oberoi Hotel. My kitchen heroes are… Jitin Joshi, Heston Blumenthal and Raymond Blanc. My fail-safe dinner party menu is… aloo tikki, lobster idli (a favourite from the Jamavar menu), lamb chops, butter chicken, dum biryani and Jamavar dal, served with a variety of breads. My last meal on earth would be… makke ki roti and sarson ka saag, a Punjabi dish of flat bread served with slow cooked mustard greens and spinach, made by my mum. You can’t beat it! When I feel down… I don’t cook, I make strong masala tea and order a takeaway! My favourite London restaurant… is the Korean restaurant Jinju. I loved Vineet Bhatia London, which sadly closed this year, shortly after winning its first Michelin star. The coolest hotel in the world is set to reopen this month, some 200km north of the Arctic Circle. Every winter, when the first snow falls on the banks of the Torne river in the village of Jukkasjärvi in Swedish Lapland, craftsmen from all over the world come together to create a breath-taking hotel crafted from more than 5,000 tonnes of ice and enough snow to make 700 million snowballs. It is a work of art, which lasts only until spring, when the ice melts back into the Torne. Twenty-six teams of artists from 11 different countries – including two teams from the UK – have been selected to design this year’s hotel. It is the Icehotel’s 28th year and promises to be the best yet. A total of 15 unique art suites have been constructed, as well as an ice church and a dramatic main hall with a chandelier featuring 1,000 hand polished ice crystals. Dorset-based sculptor and taxidermist Lisa Lindqvist, who has won several gold medals at international snow sculpting competitions, has called her suite Wandering Cloud and it features a gigantic cloud hanging over the bed. Meanwhile Liverpudlian brothers Hugh and Howard Miller’s concept is called A Rich Seam and it is an accidental space created by an ice seam left over from frantic digging. Reluctant to subject myself (and fellow travellers) to a long haul flight with three-year old twins in tow, I am resigned to the fact that winter sun is off the agenda for the foreseeable future. “What about the Canaries?” A friend suggests. I shudder at the thought of British pubs offering full English breakfasts… no, package holidays are not my scene, thank you. And then I discover Baobab Suites. It seems, with my package holiday preconceptions, I have been too quick to judge. A four-hour flight time, coupled with year-round sunshine and a new breed of luxury accommodation makes Tenerife the obvious choice for families. We don’t get off to the best start though: a 3am alarm call, plus two overexcited toddlers adds up to a boisterous flight (the less said about that, the better), and we arrive at the hotel, after a mercifully short 20-minute airport transfer, feeling frazzled. It must show, because we’re swiftly ushered through check-in and taken directly to our suite. It is spacious and impeccably designed. Sleek and contemporary in style, it has two large bedrooms, two bathrooms, a comfortable lounge area and a fully-equipped kitchen – truly a home away from home. Outside, we are thrilled to discover a vast private terrace overlooking the Atlantic, complete with a water fountain for the kids to play in. With temperatures a good twenty degrees

higher than when we left home, it doesn’t take the twins long to cast off their clothes and start splashing about. I can feel all of my toddler-induced tension beginning to melt away. More excitement ensues when we spot the two outdoor heated swimming pools and separate baby splash pool; and levels go through the roof at the sight of the state-ofthe-art play area. Children are clearly at the heart of the resort (though it is so calm, you wouldn’t know it), so it goes without saying that they are well catered for in the various restaurants. It means that, for this week at least, teatime tantrums are off the menu. In fact, from the tempting salads, pasta dishes, fresh fish and grilled meat at BB Restaurant, to the hearty breakfast spreads at Bite, we struggle to find something we don’t like on the menu. One evening, having asked the concierge team to sort a babysitter, we enjoy a meal at Sucás, where celebrated Tenerife chef Lucas Maes offers the finest dining in the most sophisticated of settings. So spoilt for choice are we, that by the end of the week I am struggling to do my trousers up. Aware that little black dress season is looming at home, I’m glad of the facilities at the on-site fitness centre. And post-workout, the adjoining Fuel restaurant offers a simple but delicious menu of healthy homemade dishes that manage to seem deliciously indulgent. We find ourselves well placed for exploring the island, too. The hotel is set between the mountains and the coast, in the heart of the Costa Adeje (the newest resort in the south west of Tenerife). The area is home to some of the island’s most luxurious hotels, sophisticated clubs and restaurants and superb beaches. The latter of which are accessed via a short hop on a private shuttle bus. There’s little in life more pleasurable than enjoying a day at the beach when the weather at home is near biting. Baobab, we will be back. (baobabsuites.com)

DESIGN FOR LIFE Perhaps the greatest compliment you can pay to an interior designer is to say that their project doesn’t look designed at all. Rather that they’ve created a beautiful home that’s clearly lived in and loved; one that allows for comfort without constraint and for families to be families, yet at the same time, oozes serious style. It’s by no means an easy balance to master, which is why, this month, we’re celebrating three of the Capital’s top interior designers, whose work really stands out. Here are some of their most creative projects to date WOR DS A L I H OWA R D

JO BERRY MAN With a background in fashion, Jo has a knack for designing otherworldly interior spaces that playfully mix old and new. Her work is often feminine but edgy, incorporating opulent textures and cool mid-century finds. In this family home, which flanks Hampstead Heath, Jo gives us a masterclass in modern glamour with seemingly effortless results – bespoke lace panelling sits unapologetically next to petrolblue leather, while contemporary furniture pieces complement luxe art deco elements. Designer’s statement: “This is an immaculate terrace with handsome architectural bones, mixed with highend classics, zesty colour pops and global paraphernalia. The master suite pays homage to soft cubist Tamara De Lempicka, whilst elemental touches throughout hint to the Heath next door. DA N I E L H O PWO O D With a reputation for creating unique interiors, it’s Studio Hopwood’s shrewd attention to detail that sets the Marylebone-based company apart. From structural work through to choice of scatter cushions, clients are involved in a fun, inclusive and wholly creative design process that ultimately sees their dream home realised. For this project, Daniel was tasked with transforming what he describes as a series of boxy rooms into a home that’s brimming with personality – and a bit of edge. Designer’s statement: “A busy, successful, newly married couple bought a new house, built by developers, in preparation for having a family. They had to prioritise space over character. However, both have strong tastes and a desire for edgy design, so commissioned Studio Hopwood to put character into the house where there was none in the first place, without ripping out the recently built elements of it.” 86 Gloucester Place, W1U (020 7286 2004; danielhopwood.com)

Studio Hopwood were tasked with transforming a series of boxy rooms into a home that was brimming with personality and a bit of edge L AURA MA RIN O Co-founder and creative director of property developers Alchemi Group, Laura heads up the interior design arm – Studio L, London – and she does it with serious flair. Not for her the identikit, hotel-like interiors of many a new development, instead her work focuses on the bespoke. Her rooms are magnificently put together with plush textures and quirky pieces. This Notting Hill abode perfectly captures the neighbourhood’s bohemian appeal, while remaining suitably luxe. Designer’s statement: “This is an exuberant contemporary interior juxtaposing the sensitive Victorian restoration and reflecting the spirit of Notting Hill. I was influenced by the leafy patterns and colours within the garden square and used them as the basis to bring the indoors to life. The Maverick Soul by Miv Watts is a celebration of 25 bohemian homes around the world and their free-spirited owners. One home featured – that of Nancy Howard – is this bijou west London cottage, filled with rock memorabilia and vintage finds, and it tells a very personal story of a life lived to the full

Miv Watts is herself a true bohemian, having started her career as a window dresser at Burberry before marrying Peter Watts, sound engineer for Pink Floyd in the late ’60s. An acclaimed designer and stylist, she’s the mother of actress Naomi and photographer Ben. The Maverick Soul is a portrait of the lives and homes of eccentric, eclectic individuals whose paths Miv has been lucky enough to cross. Some, like artist and philanthropist Nancy Howard, are dear friends. In this extract, Miv reflects on how Nancy sought solace by bringing past and present together in a new home after the death of her husband. 58 |

“Nancy Howard’s West London cottage matches her tiny New York frame. Stepping off the pavement, under her bower of blood-red roses, the first thing that hits you as the front door opens is the comforting aroma of Nancy’s chicken soup. Over the years, this nourishing potage has been the cure for a litany of maladies from a filthy flu to a break-up with a bad boyfriend. Nancy’s friendship has sustained me like a maternal bandaid across the world as I inevitably endured the lumps and bumps of my hopelessly itinerant life. Into the wee hours have I sat with the indomitable Tony Howard (Nancy’s late husband, known as ‘Mr. Grumpy’), listening to him chastise me for choosing my men in

the same way that I chose my wardrobe. “Tony Howard had a big heart and a short fuse and a long list of principles. While he was on the road – managing Marc Bolan, Tom Robinson, or tour manager to Pink Floyd – Nancy kept the home fires burning in conjunction with running a children’s model agency. Her house was full of music, rock memorabilia, vintage finds, delicious meals and colourful conversation. Tony was a lucky man. Their bond was unbreakable. “But life can turn on a sixpence and Nancy lost Tony in 2001. Over the ensuing months, Nancy packed up the family home, sent Tony’s humungous record collection to storage, closed down her agency, sold the house and

acquired the bijou cottage she occupies today. Slowly, ever so slowly, she began to regain some of the chutzpah she had mislaid. “It began with a collection – a picture here, another there – and soon she had recreated, with a pile of bright images, the colour she imagined had gone from her life. Then she faced a blank wall and began to paste. Within a week she had transformed a perfectly plain kitchen wall into a work of art. She flung open the doors and carried on the Mexican theme into the garden. Soon her decorations livened up the walls of bijou hotels and cutting-edge hairdressing salons, pop stars’ homes and hedge funders’ mansions. Her instinctive interpretation of a client’s personality was a glamorous revelation, a secret indulgence – bathrooms and loos being a favoured location for a Nancy bespoke wall. “This cottage reflects the happiness and security of the past and moves through a gallery of old family portraits to the contentment she has found in the present. Five years ago she met her old university friend Gus Roth and they rekindled their student romance. Her home is peppered with nostalgia and, although she has downsized considerably from the three-storey home she shared with Tony, she has managed to fit in the old familiar pieces; among them the Art Deco shell bed that Tony bought as a bachelor. The rock ’n’ roll years are behind her and today the miscreants and misfits have been replaced by the respectable young. “Every summer, Nancy and Gus host the Howard family picnic in Holland Park and, almost from out of the bushes, old friends appear and reunite over the indestructible memories of the chicken soup coupled with Mr. Grumpy and his good advice.”

Installing CCTV, keeping poultry, building a garden shed… these are just some of things you might be prevented from doing by the small print in your title deeds. Simon Nosworthy, head of residential property at Osbornes Law, explains what freehold restrictive and positive covenants are, and why home and landowners must take them seriously What is a restrictive covenant? A restrictive covenant is a provision, or promise, contained in deeds to land which restricts or limits its use. The proper term is a “burden” of a covenant. The covenant is bound to the land and may limit all future owners or occupiers at any time. Positive covenants: A positive covenant is a promise to do something, or to contribute money. So you may be under a positive covenant for the upkeep of a shared driveway, trees or a fence. The burden to deal with such matters does not generally tie in future owners of land. What’s the intention of a restrictive covenant? Restrictive covenants have been in existence for hundreds of years and were often designed to preserve the image of an area or development, and have been used to restrict the growth of commercial businesses within a residential area. A great local example is the 880 acres of North London that form the Hampstead Garden Suburb, where residents are bound by covenants to ensure the character of the suburb is preserved.

Are restrictive covenants enforceable? Simply put, yes they are – in the same way that any other contract is enforceable. If a covenant has been breached, the person who benefits from the covenant may sue the person who is bound by it. However, they may fail if, for example, the covenant is too uncertain or ambiguous to be enforceable, or if it’s contrary to public policy. Can you remove or modify a restrictive covenant? This can be done, but to do so you have to apply to HM Land Registry. Everyone who has an interest in the benefit of a particular covenant must be identified and all must agree to the discharge of the covenant. The body dealing with applications to discharge or modify restrictive covenants is the Upper Tribunal (Lands Chamber). What should you expect from your solicitor?

Before purchasing your property, your solicitor should bring to your attention any restrictive covenants that may appear on the title deeds. These would appear on the HM Land Registry register for the property. We are referring to freehold covenants in this article, but any leasehold covenants would appear in the lease to your property.

Your solicitor should investigate the extent to which these covenants maybe still enforceable and advise you as to the level of risk of enforcement in the event of a breach. In the event of a breach your solicitor should let you know whether to consider asking the seller to resolve the breach or take out restrictive covenant indemnity insurance.
