I remember listening to Paul Harvey as a young girl while visiting my grandparents’ house in West Virginia. Everytime I would wait to hear “Good Morning America, I’m Paul Harvey.” And in his booming voice he gave me his view of the day’s events and news. he Four Corners area of Central Florida is experiencing a development boom. The driving force behind that growth is the worldwide desire to own investment property to serve the visitors to Orlando’s many tourist attractions. These investment opportunities have evolved quite a bit over the past 15 years, and an understanding of that evolution is necessary to avoid making a mistake in which property to purchase.
DEAL OR NO DEAL?
Prices are attractive. The model homes are gorgeous. But what should you consider before you invest?
There are four major elements of the process in understanding how to maximize an investment property’s potential. Those factors are Location, Property Management, Maximization of Income Opportunities, and Competent Professional Real Estate advice. Realizing these things should lead to successful Income Property Investing. In any real estate conversation, Location is a key to success. That is true with Short Term Rental properties as well. However, unlike the usual “location” criteria of traffic counts, zoning, proximity to schools and places of employment; the ‘location” factor critical to short term rental properties is driven by the high use of the internet by vacationers. Just a few short years ago, vacationers would look for properties on the internet, and if the property was in their price range, the pictures were great and the home looked to be clean and inviting, they would book the home. Today they still look at these things, but they now do one very critical last step. They will go to an internet map service to measure how close the property is to the attractions and they will further take a bird’s eye view to look at the neighborhood and the condition of the surrounding properties. The right location in the right community can make all the difference in rental incomes by getting the maximum number of weekly bookings. Additional bookings will maximize the investment value, and play an important role in the resale of the property if strong booking can be demonstrated. A reliable and competent Property Management company is a must for investment success. They will be your eyes and ears on your investment when you are not here. There are many companies to

Property management companies come in many sizes and with a wide variety of contractual programs to offer. Understanding what they offer and charge for your management is critical to a good relationship. They usually charge a monthly management fee, a commission on bookings they secure, and will bill you for necessary maintenance. Among other things they offer are unique locking systems, security items, reducing utility usage programs, welcome packages, sundries cost controls, and will inspect your property to collect any damage deposits if a guest damages your property. It is very important that you trust your Property Management Company enough to follow their recommendations. If that trust level does not exist, then you should review your contract and prepare to change companies at its expiration to one that you do trust. Working cooperatively with your Property Management Company will maximize the returns on your property. Maximizing your

Investment Potential will take the full effort of your local team. Listen to their advice. They are the closest to the customers, and know what renters like and Finally you need to hire a Professional, Competent Realtor to assist you with your investment. Be sure they know the marketplace, and can recommend all the other things you may need in the process. They should understand cash flows, and know how the Investment Market works. Many investors falsely believe they will get a better price on an investment property if they go to the builder direct. This is not so, since the builders protect Realtors and build their commissions into the home price. If they discount the home, it will reflect a decline in community values, so builders simply keep the commission available for a Realtor, and the buyer is without representation. Also a competent Realtor knows what incentives are available from builders, and what to ask the builder to provide. If you are building a new home and do not live in the area, when your home is completed the builder will schedule a final walk-through of your new home. Having a Realtor help you in that process can be helpful. Having a Realtor that understands construction is a bonus. You should interview your Realtor to be sure you can communicate with them, and that they have good listening skills. Your Realtor should help make the investment process an enjoyable one and should be a competent source of information necessary leading to a successful investment property purchase.

He found a job working as a chef in a restaurant near Bryant Park, but still didn’t feel like that was his calling. It was the eleventh season of Hell’s Kitchen and Chef Dan Ryan had 19 other contestants to out cook for the grand prize, head chef position under Executive Chef Jeremy Berlin
at Gordon Ramsay’s Pub & Grill at Caesars Palace in Las Vegas. Although he didn’t get the job opportunity as that season’s winner, and he’s not going to be named Mr. Congeniality either, he is a good chef.
We asked if he had any regrets from his time on Hell’s Kitchen. “I’m happy I did the show and if they ask me to return for a reunion or “most hated” season, I will. But I probably shouldn’t have gone with eggs benedict. Ramsay was not impressed. He seriously thought I threw up on the plate.”
