MARKET OVERVIEW
FIRST HALF 2018
KNOWLEDGE IS POWER We are proud to share our First Half 2018 Market Report for the Champlain Valley real estate market covering Addison, Chittenden, and Grand Isle counties. In this report you will find year over year market trends by Town in order to provide you with the most updated information so you can make informed decisions as you evaluate your real estate options. Overall, the real estate market in the Champlain Valley during the First Half of 2018 was up slightly versus same period a year ago. Specifically Chittenden County closed sales in units increased +3.2% with total sales volume up +2.1%, and the average sale price increased +5.3%. For Addison County, total closed sales in units was down 2.6% and total sales volume was down -1.6%, however, the average sales price increased +1.1%. The Grand Isle season typically doesn’t pick up until Summer selling season and is off to a slow start but we anticipate it will pick up in Q3. Now is a great time to sell if you are considering listing your home! The lack of inventory will continue to be the major driving factor in the lower and mid-range segments. However, the economy is strong with low unemployment and wages have begun to show some improvement. We are cautiously optimistic that the current trends will continue throughout the Second Half of 2018 even in the face of likely higher mortgage rates and the new federal tax legislation’s impact on the market.
