FIRST HALF 2018
KNOWLEDGE IS POWER We are proud to share our First Half 2018 Market Report for the Lakes Region of New Hampshire real estate market. In this report you will find year over year market trends by Town in order to provide you with the most updated information so that you can make the most informed decisions as you evaluate your real estate options. Overall, the real estate market activity is beginning to pick up again in late Q2 2018 as we head into the key Summer selling season. Less available inventory has caused a decrease in unit sales and overall volume in many towns and continues to be a major challenge. Belknap County closed sales in units decreased -8.3% and total sales volume decreased by -9.3%, however, the Median Sale Price increased +10.6% and the Average Days on Market decreased 21.5%. For Carroll County, total closed sales in units decreased -2.7%, with total sales volume increasing by +3.2%, while the Median Sales Price increased by +8.1% and Average Days on Market decreased by -15.2%. Now is a great time to sell if you are considering listing your home! The lack of inventory will continue to be a major driving factor in the lower and mid-range segments. However, the economy is strong with low unemployment and wages have begun to show some improvement. We are cautiously optimistic that the current trends will continue throughout the Summer and Fall of 2018 even in the face of likely higher mortgage rates and the new federal tax legislation’s impact on the market.
