Market Overview FULL YEAR 2021
Full Year Recap The Luxury Market was very strong in Vermont and New Hampshire for both states combined in 2021 reflecting a Sellers market. Limited inventory remains an issue with demand still outpacing the supply of homes available for sale. Additionally, we continued to see strong demand as Buyers looked to take advantage of our wholesome Lifestyles and the ability to work remotely. The number of $1 million plus Properties Sold increased 38% with the Average Sale Price increasing by 4% while the Average Days on Market decreased by 47% in both states combined. Vermont reflected a 34% increase in Properties Sold with an Average Sales Price increase of 14% and Average Days on Market decreased 44%. Similarly, New Hampshire reflected a 41% increase in Properties Sold, a slight increase in Average Sale Price and a 49% decrease in Average Days on Market. We did see a moderate slowing in the Second Half of 2021 as the market began to adjust and overpriced properties remained on the market longer.
Moving into 2022 We expect the trends from the Second Half of 2021 to continue into 2022. Limited inventory will continue to be an issue and demand will remain strong resulting in a Sellers market for the foreseeable future.
