Southern New Hampshire
Southern New Hampshire is known for its natural beauty, culture and economy, as well as its convenient central location to just about everything of interest in New England. The number and diversity of people have enriched and invigorated this area over the years with impressive art scenes, preserved 18th-century architecture adorned by pretty landscape, entertainment and cuisine, as well as a rich entrepre neurial and technology-focused economy.
Entering the state from Boston’s suburbs, you’ll encounter lush rolling hills and mountain backdrops that just get better and better the farther north you travel. Stop at Londonderry’s Woodmont Orchards in the fall for apple-picking and seasonal fes tivals, or visit local farmer’s markets to stock up on produce in the summer months. Earnest art connoisseurs and foodies will appreciate nearby Nashua’s diverse cuisine and cultural scene. To the east, the city of Portsmouth reflects old maritime seaport living with its massive ships and classic harborside buildings. And, lest we forget, the many year-round outdoor activities available in almost every place you visit, making the Southern New Hampshire region a perfect place to live.

44 ENGEL ROAD, AUSTERLITZ, NY
Ephemeral Edge is an iconic retreat about a 2.5 hour drive upstate from New York City. The bucolic site lies at the convergence of two diversities, a forested hillside and a pond, both overlooking a panoramic vista in the distance. To capture the views, New York-based Dean/ Wolf Architects curved the house in plan, allowing the building’s steel structure to sit on concrete foundations along the pond’s edge, an effect which impressed the jury of the 59th Annual Progressive Architecture Awards.”
Except for a patio that bisects the house, from pond to forest, the forest-side elevation is kept mostly opaque, directing the eye out through the lakeside facade. Gazing on that elevation capitalizes on the site’s over-water views; the interior is partitioned such that each room creates a sight line to the center of the pond and beyond.
Sitting alone in the center of a vast clearing sur rounded by lush forest with dramatic views of the Catskills and the rolling hills of the Taconic range surrounding it, the Sleeve House is an architectural masterpiece. On nearly 46 acres, the 2,500 square feet house is conceived as two elongated volumes, a smaller one sleeved inside a larger one. There are two distinct interior spaces. The first, is the more public space using exposed concrete and charred wood as primary materials, grander in scale yet comfortable and inviting with radiant heated floors. This space
a dramatic entry leading to a living room with a suspended wood burning fireplace, a stepped-up dining room, kitchen, and bath room. The inner volume is the more private and intimate with three bedrooms and two baths featuring carpeting and sheet rocked walls.
