2022 Full year Recap

The Luxury Market remained surprisingly strong in New Hampshire while Vermont remained more stable during the Full Year 2022 despite all of the marketplace uncertainty.

Vermont reflected a modest +2.8% increase in Properties Sold with an Average Sales Price increase of +3.1% and Average Days on Market decreased -39%.

New Hampshire exhibited a strong +25.7% increase in Properties Sold, a slight increase in Average Sale Price of +1.6% and a -31.2% decrease in Average Days on Market.

Moving into 2023

We believe the reasons for prices staying stable are multifold—first, the world’s seen a surge of wealth creation in recent years and the affluent still have money to spend; second, many luxury purchases are made in cash, so the high-end sector remains somewhat insulated from interest-rate fluctuations. Additionally, there’s a lifestyle change resulting from Covid-19 that we believe is here to stay: people are spending more of their time at home and putting more of an emphasis on their home lives, even as the world has opened up. Lastly, the amount of inventory for sale is still historically low relative to buyer demand.

Pricing appropriately and preparing your home for market and marketing to the right Buyers will become even more critical in order to sell your property in a timely manner. Properties that are overpriced are beginning to sit on the market for longer periods of time.
