New Hampshire State Overview
New Hampshire Overview The NH housing market for 2021 continued to be red hot. The combination of high demand, tight inventory, and low interest rates created a Sellers market. While the total number of units sold remained relatively flat across the state, the average sales price increased +15.6% and the average days on market decreased -35.6%. Additionally, the number of homes that sold above asking price spiked as well. The hottest markets in New Hampshire continued to be in and around Manchester, NH and Southern New Hampshire near the higher population centers where competition was fierce. Additionally, we saw an influx of out of state buyers in the Lakes Region and Lake Sunapee Region as well strong demand in the Upper Valley. This has created a very difficult environment for Buyers who were competing against multiple bids, offers well over asking price and cash only offers resulting in home buyers often being sidelined with few affordable options available in their desired markets. Moving into 2022, we anticipate that buyer demand will remain strong as many buyers are reentering the marketplace and many millennials still have the means and desire to find their dream home. Inventory for sale will remain tight, but we hope more homes will become available during the traditional Spring selling season. The housing market will remain very competitive and more than ever you need an experienced real estate professional to guide you through the turbulent home buying/selling process.

Key Market Highlights
Lakes Region Overview Overall, The Lakes Region of NH followed many of the Statewide trends. The units sold were relatively flat, but the average sale price increased +7.7% and the average days on market were down -34.2%. Many properties sold well above asking price with multiple bids creating a very difficult market for Buyers to navigate. Many of the Buyers came from out-of-state with the majority coming from Massachusetts. Alton, Gilford, Glimanton, Laconia, Meredith and Moultonborough all saw significant increases in the average sale price. Lack of inventory for sale continues to be the major issue driving a Sellers market.

Lake Sunapee Region Overview The big story for the Lake Sunapee Region housing market was the lack of inventory for sale as total units sold decreased nearly 16% in 2021. This lack of inventory coupled with high buyer demand drove an average sale price increase of +12.8% with most selling above the asking price. In addition, the average days on market decreased -34.1% resulting in a Sellers market that was very difficult for Buyers to navigate. Andover, Grantham, New London, Newbury, Springfield, Sutton and Wilmot all showed double digit increases in their average sales price.

Monadnock Region Overview The Monadnock Region had a strong year in 2021. Total unit sales increased nearly 5% and the average sale price increased nearly 17% while the average days on market decreased over 35%. Antrim, Dublin, Francestown, Greenville, Hancock, Harrisville, Rindge and Temple all reflected significant double digit increases in their average selling price. Like most of the state, the tight inventory and high buyer demand created a Sellers market in the Monadnock Region.

Southern New Hampshire Overview The Southern New Hampshire housing market was very strong in 2021. While total sales in units was relatively flat, the average sales price increased +17.5% with many well above asking price. Average days on market was down -31.3%. Almost every town in the region showed double digit increases in average selling price highlighted by Amherst, Bedford, Candia, Dunbarton, Hollis, Hopkinton and Weare all above 20%+ increases. This tight inventory and high buyer demand created a Sellers market and it was very difficult for Buyers to land their dream homes.
