The Champlain Valley region housing market, defined by Addison, Chittenden, Franklin and Grand Isle counties, continued to stabilize during the First half of 2024.
The total number of units sold was up slightly by +2.1% across the Champlain Valley region. The average sales price continued to increase by +6.8%, and the average days on markets increased by +10.9%.

Moving into the remainder of 2024, we’ve seen a slow down in the market, particularly in the Luxury Market with numerous price reductions. Pricing appropriately for Sellers will become of the utmost importance in order to sell in a timely manner.
