Champlain Valley, VT MARKET REPORT | Q1 - Q3 2023



Market Overview At A Glance CHAMPLAIN VALLEY The Champlain Valley region housing market, defined by Addison, Chittenden, Franklin and Grand Isle counties, continued to stabilize during Q1-Q3 of 2023 due primarily to a lack of inventory for sale. The total number of units sold was down by -20.8% across the Champlain Valley region. However, the average sales price increased by +5.1%, and the average days on market only increased by +3.1%. The most active markets in the Champlain Valley continued to be in and around Chittenden County. These higher population centers saw no reprieve from inventory scarcity and, as a result, continued to drive up prices. Addison, Franklin and Grand Isle counties showed similar trends, but at a lower volume level. There is a full breakdown by county and town in this report for more details at a local market level. Moving into the remainder of 2023 and into the First Half of 2024, we anticipate that buyer demand will continue to be active, driven by limited inventory and that pricing will continue to hold steady. Pricing appropriately for Sellers will become of the utmost importance in order to sell in a timely manner.
