The Northeast Kingdom region housing market, defined by Caledonia, Essex and Orleans counties, began to normalize during the First Half of 2024.
The total number of units sold was down by -7.9% across the Northeast Kingdom region. However, the average sales price increased by +15.3%, while the average days on market decreased by -2.2%.

Moving into the remainder of 2024, we anticipate the increase in inventory to impact pricing along with other factors. Pricing appropriately for Sellers will become of the utmost importance in order to sell in a timely manner.
