KNOWLEDGE IS POWER We are proud to share our Q1 - Q3 2018 Market Report for the Lakes Region of New Hampshire real estate market. In this report you will find year over year market trends by Town in order to provide you with the most updated information so that you can make the most informed decisions as you evaluate your real estate options. Overall, the real estate market picked up during the key Q3 2018 Summer selling season. Less available inventory has caused a decrease in unit sales and overall volume in many towns and continues to be a major challenge. Specifically, Belknap County closed sales in units decreased -3.4%, however, total sales volume increased +9.1% and the Median Sale Price increased +11.9%, while the Average Days on Market decreased -18.1%. For Carroll County, total closed sales in units decreased -8.2%, with total sales volume decreasing by -0.6%, while the Median Sales Price increased by +8.3% and Average Days on Market decreased by -15.8%. Now is a great time to sell if you are considering listing your home! The lack of inventory will continue to be a major driving factor in the lower and mid-range segments. However, the economy is strong with low unemployment and wages have begun to show some improvement. We are cautiously optimistic that the current trends will continue throughout the remainder of 2018 and into the First Half of 2019 even in the face of likely higher mortgage rates and the new federal tax legislation’s impact on the market.
