MARKET OVERVIEW
Q1 2018
KNOWLEDGE IS POWER We are proud to share our Upper Valley Real Estate Market Report for the first quarter of 2018. In this report, you will find year-over-year market trends for each of the major towns and areas within the Upper Valley. Our goal is to provide you with the most up-to-date information and empower you to make more informed decisions in regards to buying and selling real estate. Overall, the Upper Valley real estate market is off to a strong start. Specifically, results year-over-year for the first quarter in Grafton County, New Hampshire are as follows: - unit sales are up 6.1% - sales volume is up 13.3% - and the median sales price is up 8.9% These are all signs of a strong market with rising sales prices primarily related to demand which outpaces inventory. Relatively, Windsor County, Vermont is experiencing a slower start to the year, however, the pending sales volume is up 20.2% from last year which indicates that this subset of the market is picking up quickly. The nation as a whole is experiencing a shortage of housing inventory and the Upper Valley is no exception where the impact is being felt in almost all price ranges. This is great news, though, if you’ve been thinking of selling. Right now may be just the perfect time to make the most of your real estate investment. That said, the importance of accurate and effective pricing cannot be overstated, especially here in the Upper Valley. Four Season Sotheby’s International Realty is a leader in New Hampshire and Vermont real estate and has 20 offices throughout the two states. Here in the Upper Valley, we engage over 50 professional REALTORS who have in-depth knowledge of the market and the experience, skills, and support to serve our communities and clients at the highest levels. Whether you choose one of our REALTORS from the Hanover, West Lebanon, Fairlee, or Randolph offices, we are all committed to providing buyers and sellers with service which exceeds expectations. It would be our privilege to serve as your trusted real estate advisor here in the Upper Valley and beyond.
