MARKET OVERVIEW
YEAR END 2019
KNOWLEDGE IS POWER We are pleased to share our Year End 2019 Market Report for the Champlain Valley real estate market covering Addison, Chittenden, and Grand Isle counties. In this report you will find year over year market trends by Town in order to provide you with the most updated information so you can make informed decisions as you evaluate your real estate options. Overall, the real estate market in the Champlain Valley during the Year End 2019 time period was very strong versus same time period a year ago. Specifically Chittenden County closed sales in units increased +7.5 % with total sales volume up +13.2%, and the average sale price increased +5.3%. For Addison County, total closed sales in units was up +7.8% and total sales volume was increased +11.5% and the average sales price increased +3.4%. The Grand Isle market was a little slower with closed sales in units increasing +4.1%, total sales volume up +1.6% and the average sales price down slightly -2.4%. Now is a great time to sell if you are considering listing your home! The lack of inventory will continue to be the major driving factor in the lower and mid-range segments. However, the economy is strong and we believe it will continue in 2020 leading up to the election. We are cautiously optimistic that the current trends will continue in 2020.
