Association Fundamentals

Even though everyone in Sweetgrass lives in a homeowner’s association, you might be surprised how many of our residents (owners and renters alike) don’t really understand the fundamental nature of common-interest communities. And we know that others, including the media and even government officials, don’t always have a true understanding of the community association concept.

Community Associations Institute (CAI), a national membership organization that represents the best interests of common-interest communities like ours, developed 10 basic principles that answer three essential questions: What is the basic function of a community association? What are the essential obligations and expectations of homeowners? What are the core principles that should guide association leaders?

We’re confident you’ll recognize our community while reading these principles.

1. Associations ensure that the collective rights and interests of homeowners are respected and preserved.

2. Associations are the most local form of representative democracy, with leaders elected by their neighbors to govern in the best interest of all residents.

3. Associations provide services and amenities to residents, protect property values, and meet the established expectations of homeowners.

4. Associations succeed when they cultivate a true sense of community, active homeowner involvement and a culture of building consensus.

5. Association homeowners have the right to elect their community leaders (a.k.a Board of Directors) and to use the democratic process to help determine the policies that will protect their investments.

6. Association homeowners choose where to live and accept a contractual responsibility to abide by established policies and meet their financial obligations to the association.

7. Association leaders protect the community’s financial health by using established management practices and sound business principles.

8. Association leaders have a legal and ethical obligation to adhere to the association’s governing documents and abide by all applicable laws.

9. Association leaders seek an effective balance between the preferences of individual residents and the collective rights of homeowners.

10. Association leaders and residents should be reasonable, flexible and open to the possibility—and benefits—of compromise.

Club Spotlight: Photography Club

Here at Sweetgrass, there are many clubs and groups that residents can join and be a part of. We wanted to highlight our wonderful community clubs that can enhance the residents’ daily lives. This month we wanted to feature the Sweetgrass Photography Club. This group is made up of passionate photographers, who have discovered the joy and tranquility of capturing moments, preserving memories, and exploring the world through the lens of a camera.

Chad De Cuir, club president, says “the mission of the club is to promote and encourage the art and science of photography to the Del Webb Sweetgrass community and to provide a means for sharing photos and discussing photography ideas and methods.” Their goal is to continue learning about overall photography concepts to improve our photography skills.

The club was originally formed by resident Judy Turpie, and Cindy Hess was also strategic in the club's early formation. The original formation was based on a desire to share and teach photography skills, to many of the Sweetgrass residents.

Besides a monthly club meeting, the club visits locations around Houston in small groups to take photos and practice their photography skills. A few of the locations that they visit are Seabourne Park, Cullinan Park, Cockrell Butterfly Center, downtown Richmond/Rosenberg, downtown Houston, etc. Members of the club are also in other Sweetgrass clubs and sometimes offer to take pictures at other club events.

The club usually has a Photo Tips and Tricks session at every monthly club meeting, with an associated challenge for members to submit 3 photos for display at the next monthly meeting - using the skills they learned at the PT&T session. This is a great exercise that promotes active discussion at meetings while these photos are displayed by the projector. It doesn't matter what kind of camera the club members use - the camera is just a tool! Every challenge is structured so that any camera can be used - quite a few folks use their smartphone to take pictures. As such, the focus of the club is learning about the art of taking pictures, not technology details about the latest camera gear.

Some tips that the club has for those who want to start their own photography journey is to invest time into reading about basic photography subjects like - how to compose a picture, proper lighting, and camera focus. Also, take time to learn about what settings should be used on your camera (or phone) to achieve the best results. Some research is key, and you will be surprised at what you learn! For example, many people find that just cleaning fingerprints off the lens of their smartphone right before taking a picture enhances the image dramatically! Practice taking all kinds of pictures using a critical eye - the more you practice and critique your own photos, the better you will get as a photographer!

How bad is it to leave a birdbath full of water?

Providing our feathered friends with a garden spa is a nice gesture, but if you neglect it, you could be doing more harm than good.

After a few days, algae can grow and turn the water scummy. The standing water also attracts mosquitoes, which can spread diseases in birds and humans.

Thomas Jefferson kept gardening records and even, when he was president, a record of when various vegetables appeared in Washington markets. Tomatoes are among these, along with a note of one long season July 16th to November 17th. It is not certain how Jefferson ate tomatoes since it was an early theory that they should be well-cooked. The popularity of tomatoes has forced them to be available year-round. Unfortunately having them year-round has also produced some tasteless and tough-skinned tomatoes to withstand mechanical picking. The botanical advancement usually has been entirely in favor of the seller. Many tomatoes are harvested while

still green and reddened with ethylene gas.

The Best tomatoes are those that are locally grown, and vine-ripened (shop at local farmer’s markets) when they are in season like peaches and corn. In season, one should look for tomatoes that are firm but not hard, with uniform good color and aroma. They should stand for a day or two at room temperature, stem side up, to make them perfect. Though while growing they love it, do not let them stand in the sunlight.

Do not refrigerate tomatoes, it ruins their taste.

and type 2 diabetes. Researchers have found that honey may increase adiponectin levels, a hormone that reduces inflammation and improves blood sugar regulation. There’s also evidence that daily honey intake may improve fasting blood sugar levels in people with type 2 diabetes.

However, while honey may be slightly better than refined sugar for people with diabetes, people should consume it in moderation.

4. May improve heart health

Honey may also help prevent heart disease. According to one review, honey may help lower blood pressure, improve blood fat levels, regulate your heartbeat, and prevent the death of healthy cells — all factors that can improve your heart function and health.

One observational study, including over 4,500 people over forty associated a moderate honey intake with a lower risk of high blood pressure among women. Additionally, raw honey typically contains propolis, a resin that bees produce from sap-producing trees and similar plants. Propolis may improve cholesterol and triglyceride levels.

5. Promotes burn and wound healing

There is a historical precedent for the use of topical honey treatment for wound and burn healing. The practice is still common today. A review of twenty-six studies on honey and wound care found it most effective at healing partial-thickness burns and wounds that have become infected after surgery. Manuka honey, specifically, may have positive applications in burn treatments. However, if you have a severe burn, home remedies are not a viable substitute for emergency care, and you should seek medical attention immediately.

6. May help suppress coughing in children

Coughing is a common problem for children with upper respiratory infections. These infections can affect sleep and quality of life for children and parents.

One review of several studies on honey and cough in children found that honey appears more effective than diphenhydramine for cough symptoms. It may also help reduce cough duration. Further, unlike some cough medicines, honey does not have any side effects. However, never give honey to children under 1 year of age due to the risk of botulism.

7. Easy to add to your diet

Honey is often easy to add to your diet. To get a small boost of antioxidants from honey, you can use it any way you would typically use sugar. It is excellent for sweetening plain yogurt, coffee, or tea. You can also use it in cooking and baking. Eating large quantities of honey, especially consistently over an extended period, can contribute to weight gain and increase your risk of diseases like type 2 diabetes or heart disease.

The Story Behind the Flag at Sunrise Point

In June of 2019, Bob Trotter passed away. His wife

Barb mentioned that Bob always wished that there was a flag at Sunrise Pointe so he could see it from his backyard.

Phil Gerber overheard Barb’s comment so he suggested that Barb ask their friends and relatives to donate money to a flag fund instead of flowers. Phil then got the HOA to agree to the flag as long as it was fully paid for and maintained. He then ordered the flag and flagpole from one of Houston’s largest flag suppliers. When he told them what it was for, they not only gave him a good deal but also installed the flagpole free of charge. There was also enough money left over to purchase an additional 5 Flags to be used when needed. Barb felt that this flag was not only for Bob but represented all of the residents of Sweetgrass.

After a few weeks, Phil felt that there was something missing.

Even though the flag represented all the residents, there was nothing at Sweetgrass to remember those residents who have passed away. He came up with a plan to have Memorial Bricks surrounding the flag. He made a deal with a brick company to engrave and ship the bricks as needed. The HOA landscaper donated the labor to prepare the area and lay plain bricks. The HOA installed flood lights and electricity at no charge. Phil would do the administration and 0along with Dick Eubanks would replace the plain bricks with the Memorial Bricks. After about four years, Dick became ill, so Phil asked the Veterans Club to take charge of this project. The flag stands today as a beacon for the memorial bricks lying at the base of the flagpole.

If you would like to order a brick in memory of a Sweetgrass resident, order forms are in the Veterans Folder located in the revolving stand at the Lakehouse.

Technology Group Help Desk

The Technology Group Help Desk will be open for business on the second and fourth Thursday of the month between 4:00 -5:00 p.m. in the Lakehouse Learning Center. Some of your Sweetgrass neighbors will continue to volunteer their time in order to answer your questions regarding computers, tablets, cell phones, exercise trackers, and other portable devices. We look forward to helping neighbors with their technical challenges throughout the year!

Dialogue and learning

The August meeting of the dialogue and learning club will be at 6:30 on August 25 in the learning center. The subject will be telephone and Internet scams.

Hear More HOW DO YOU SUPPORT YOUR SIGNIFICANT OTHER WHO HAS HEARING LOSS?

Mark your calendar to attend the next Hear More meeting in the Learning Center at the Lakehouse on Thursday, August 10 from 10-11 a.m. We will have a panel of hearing people who live with someone who has hearing loss. We will hear about how they were able to cope and share some tips on how to make communication work.

Communication is a two-way street, but when one of the communicators has a hearing loss, it can become a bit difficult. Communication habits are sometimes hard to change, and relationships can spiral out of control.

Come learn how others have coped in this situation. We will also learn some new tools to keep that relationship moving forward. We might even hear some funny stories about "mis"-communication.

Sweetgrass Quilters

The Sweetgrass Quilters Club meets in the Learning Center at the Lakehouse on the first and third Tuesdays of each month from 1 to 4 pm. Members may come as early as 12:30 to set up whatever they need for meetings. The third Tuesday meetings are Sew-in meetings at which members bring their machines and are free to work on individual projects as well as any group projects which may be provided. Quilters at all levels (from “I want to learn to quilt.” to “I’ve been quilting all of my life!”) are always welcome at Sweetgrass Quilters Club meetings. Our tagline is, “We don’t collect dues because we spend our money on fabric!”

Day Trippers

What’s happening with Day Trippers? In July we had two trips. The first was to an Astros game on July 5th. The seats were great, and the Astros beat the Colorado Rockies 6-4. The next July trip was to the Natural History Museum on July 12th. The movie was enjoyed by all, and the butterflies were beautiful and so interesting to watch. Coming up are two more Astros games, one on 8/2 in the afternoon against the Guardians and the other on 8/23 in the evening against the Red Sox. On July 11th we had our quarterly meeting, and the new trips were revealed. August 9th, The Fine Arts museum, 9/15-18 DC, 10/18 Bush Presidential Library and the Honey Farm, 10/28 Octoberfest, 11/2-3 San Marcos/ New Braunfels, Shop at Premium Outlets or Witliff Collection and Air Force Museum. Drive to New Braunfels, night at Gruene, 11/3 visit Caverns. The rest of the trips for the year will be discussed at the 10/10 meeting. If you have not signed up and want to know about any of the trips, we can give you more information. If you have any interest in being on board, please let Emerson know.
