What Happens When I Don’t Pay My Assessments on Time?

While an unpleasant task, collecting past-due assessments from members is a very important responsibility. If the association does not require all members to timely pay their fair share, those neighbors who are paying each quarter will have to pay more to make up for the neighbors who do not. Without collecting all the owed assessments, the association cannot pay its bills, which harms all HOA members.

Because of the importance of regular and timely assessment payment, the law gives HOAs some powerful tools to help communities ensure they can meet the common expenses of homeowners.

For example, the State provides that if the association pursues assessment delinquencies it can also charge and recover attorney fees, interest, and late charges. Additionally, the HOA can (and will) suspend Association facility access. What does that mean? It means the HOA will prohibit you from entering or using the Lakehouse and other facilities until your assessments are paid.

The Association can also record a lien (essentially an involuntary mortgage) on the property to secure the HOA’s assessment claim. The lien will make it harder to sell or refinance the property without first paying off the assessment claim. AND if delinquency continues, the HOA can begin foreclosure proceedings to involuntarily take the property away from the owner. While this step

is very rare, any homeowner that receives a foreclosure notice should act quickly to protect their home. Completing a foreclosure is a very serious action, and the Association does not take this step without serious consideration and unless all other attempts at collection have failed.

We understand that sometimes owners lose their jobs, become injured, or fall ill. Our association makes every effort to work with homeowners who are having problems paying their assessments. If you have a legitimate reason for falling behind and you need to work out a payment plan, please email me directly. We will do our best to try to accommodate your special circumstances. Why should you work out a written payment plan? Because making payments according to an established payment plan will prevent your account from being turned over to collections.

So, is delinquency at Sweetgrass a large problem? No. Overall, Sweetgrass has a very low delinquency rate. As of the end of June, we had $60,400 in delinquency (including assessments, fees, & interest). This is less than 2% of our overall income budget of $3,024,948. The majority of this total is from just a handful of delinquent accounts, which have already been turned over to a collections attorney.

But even though delinquencies are low, the obligation to keep members current on their assessments is an important matter and should be taken seriously by both homeowners and the Board.

On Monday, September 11, 2023, the Sweetgrass Veterans Club will lead the Sweetgrass community in remembering and paying tribute to the nearly 3,000 men and women who lost their lives to the terror attacks on September 11, 2001. The 9/11 Remembrance will begin at 8:30 am in front of the Lakehouse under the portico. Is it Time to Move an Aging Parent/ Partner into a Senior Care Facility

Caring for an aging parent/partner is tricky for many reasons.

It is a new dynamic, one eventually marked by a complete reversal of the parent-child relationship. Your parents spent decades caring for you, not to mention a lifetime of making their own decisions and managing their own welfare. As sad as it is, age-related disease can rob parents of cherished responsibilities and things they take for granted — a fate anyone would struggle to accept.

The details of caregiving can be confusing to navigate and seem endless at times — medical, financial, and legal responsibilities are the most complex, but the everyday tasks like managing groceries and household chores aren't exactly simple.

Then there is how it affects you. One of the biggest worries that keeps a caregiver up at night: Am I making the right decisions? Foremost among those decisions is when it is time to move a parent (or parents) into a senior care facility.

What are the concerning behaviors to look out for with an aging parent/partner?

Changes in an aging parent's well-being can start suddenly, like after the death of a spouse. But often, they come on gradually.

Be on the lookout for:

• Lack of personal hygiene or care of their home

• Safety concerns, such as leaving the oven on, trouble working household equipment, or leaving doors unlocked.

• Issues driving

• Signs of social isolation, including the new onset of habits, lack of interest, unusual habits (like hoarding), or changes to

eating habits

• Changes in mood, behavior, and personality

• Signs of dementia, including reduced short-term memory, difficulty navigating familiar places, and trouble managing everyday tasks (taking medications, paying bills)

• Worsening of a known medical condition

• Increased number of falls or frailty

The first step when noticing these signs is to have your parent/partner evaluated by a primary-care physician or a neurologist. This is needed to determine the root cause of the symptoms and develop a treatment plan.

Tips on talking to a parent about moving to a senior care facility.

So, you have decided it is time to move your aging parent(s) into a senior care facility. Now the hard part: Breaking it to them.

While you might be dreading the conversation, focus on trying to make the move sound positive.

Here are tips for talking to an aging parent about the decision to move to a senior care facility:

• Emphasize the benefit of no longer having to cook, clean or do other mundane tasks.

• Encourage them to make new friends and engage in social activities on a regular basis.

• Remind them of the safety concerns of remaining at home alone.

Approach the conversation of moving to a senior care facility as an opportunity to have more life experiences and social activities, not as a negative event or loss of independence.

Sweetgrass Women's Club Promotes Friendship and Service by

Afew years ago, the women of Sweetgrass enjoyed a luncheon at The Lakehouse and discussed the path forward for the Sweetgrass Women's Club. A survey was taken, and the top two priorities included socializing together and serving our community. With so many new residents joining us in the following years, this model has served us well.

Women's Club holds four Signature Social Events per calendar year, including a Fundraising Event and Donation Drive, in addition to our Annual Meeting that offers free Brunch with Cocktails and a guest speaker.

In the past three years, with the support of Sweetgrass residents and local vendors, we have raised more than $17,000.00 and delivered hundreds of items to our Charity Partners, while enjoying our time together making it happen!

Three years ago, Jane Long School, a local Title 1 Elementary, used our funding to purchase an electronic billboard for their cafeteria to display announcements, as well as permanently installed picnic tables to enhance the use of Jane Long Park across the street from the school.

In the past two years, our Philanthropy Partners have been Nery's Promise and Parks Youth Ranch, which we have supported both monetarily and with hours of service.

Still coming this year is our Annual Meeting, featuring a Social Brunch with Cocktails and music before our business meeting, followed by Guest Speaker, Becky Haas, Mayor of Richmond. This event is free to our membership.

In December, we are hosting a Holiday Luncheon at Grand Liv ing in Riverstone, where they will sponsor a complimentary Happy

Hour with wine, champagne, a holiday signature cocktail, and festive appetizers and music before we are seated in the Grand Event Ballroom for a three-course lunch. Ticket sales for the luncheon will commence in October, along with the opportunity to join or renew your membership in the Women’s Club.

A new Board will be elected in December, but so we do not burden new Officers with having to immediately arrange the first quarter event, we are announcing that we are planning a High Tea at Sugar Creek Country Club for the last Sunday afternoon

On Tuesday, September 11, 2001, the course of history took a tragic turn. On this fateful day, two out of the four hijacked airplanes struck the iconic World Trade Center towers in New York City. Simultaneously, another plane deliberately crashed into the Pentagon, a prominent governmental building located near Washington, D.C. The final plane met its end in a Pennsylvania field after courageous passengers fought back against the hijackers who had seized control. The toll of this unprecedented event was immense – over 3,000 lives were lost in the attacks on the Pentagon and the World Trade Center, in-

cluding more than 400 valiant firefighters and dedicated police officers who selflessly faced the catastrophe.

Where were you when this pivotal moment in history occurred? For me, I was aboard a Caribbean cruise, a voyage meant to celebrate my 50th birthday. This serene occasion juxtaposed with the tragic events that unfolded in the world, serving as a poignant reminder of the unpredictable nature of life. Now, as we remember September 11th, our national flag stands at half-mast as a solemn tribute to the lives lost and the indomitable spirit that emerged in the aftermath of this devastating day.

The Sweetgrass Genealogy Club will be hosting a special fall luncheon on Oct. 31 from 11 – 1P for their fellow genealogists at the Lakehouse. We will be celebrating our heritage by sharing a family favorite appetizer, entrée, side dish, or dessert. Perhaps it’s your grandmother’s favorite casserole or a dessert from your country of origin. Please bring the recipe with the family member’s name for our cookbook. We will also have a display of family heirlooms, books, or information you have about your family’s history. We hope these will inspire others to share what they know about their family for generations to come.

Day Trippers,

The Month of August was lots of fun. Even though it was extremely hot we were able to have some cool trips.

On 8/2 we went to the Astros game.

On 8/9 the trip to the Fine Arts Museum was very enlightening. 8/23 was a night game at Minute Maid Park to see the Astros vs the Red Sox

This month (September) is the long-awaited trip to Washington DC from 9/15-18.

Astros vs Orioles will be on 9/20

On October 18th we will visit the Bush Presidential Library and Bee Weaver Bee Farm.

Octoberfest Galveston will be on October 28th.

Our overnight to San Marcos/New Braunfels to go outlet shopping/ museum experiences, and exploring the Caverns will be November 1-2

The next quarterly meeting is 10/10.

Sweetgrass Drama Club

Our fall play has been cast, and rehearsals are underway. Everyone is working on our next production of “A 1940’s Radio Christmas Carol.” Directed by Holly Vitemb, the show is sure to entertain with plenty of interesting characters and some songs! Show dates are Friday and Saturday, Nov. 3 and 4. Please mark your calendars and watch the weekly “Breeze” for ticket information.

Dialogue and Learning Club

The September Dialogue and Learning Club meeting will be on September 28 at 6:30 in the Learning Center. The subject will be "Enchantment" by Katherine May. Blending lyricism and storytelling, sensitivity and empathy, Enchantment invites each of us to open the door to human experience in all its sensual complexity and to find the beauty waiting for us there.

Sweetgrass Quilters

The Sweetgrass Quilters Club meets in the Learning Center at the Lakehouse on the first and third Tuesdays of each month from 1 to 4 pm. Members may come as early as 12:30 to set up whatever they need for meetings. The third Tuesday meeting is a Sew-in meeting at which members bring their machines and are free to work on individual projects as well as any group projects which may be provided. Quilters at all levels (from “I want to learn to quilt.” to “I’ve been quilting all of my life!”) are always welcome at Sweetgrass Quilters Club meetings. Our tagline is, “We don’t collect dues because we spend our money on fabric!”

9/11 Remembrance Ceremony

On Monday, September 11, 2023, the Sweetgrass Veterans Club will lead the Sweetgrass community in remembering and paying tribute to the nearly 3,000 men and women who lost their lives to the terror attacks on September 11, 2001. The 9/11 Remembrance will begin at 8:30 am in front of the Lakehouse under the portico. It will include the Sweetgrass Singers providing the music program; a 9/11 Remembrance presentation; and an Honor Guard provided by the Lamar Consolidated High School AFJROTC. Representatives of the Richmond Fire Department and Fort Bend County Sheriff’s Department will be in attendance. Please join us for this 9/11.

The allure of the outdoors is undeniable, but the experience takes on a whole new meaning when you venture into the breathtaking scenery of Rocky Mountain National Park in Colorado. Our group was made up of four of us and two expert guides, setting the stage for an unforgettable adventure.

For an entire year, we diligently trained by carrying weighted packs containing loaded Bear Vaults daily, all while perfecting the art of pitching our Ultra-Light Tents.

Our dedication went beyond physical training; we spent hours creating spreadsheets. Everyone’s personal, hydration, and culinary needs were cataloged. The goal? To ensure no extra gram would burden us as we traversed the terrain. A gram scale became a constant companion, guiding us as we weighed and considered every item in our packs, even in the midst of sleepless nights.

Equipped with our carefully curated gear, we set out on the trails, bearing packs laden with nearly 40 pounds of essentials – gear, water, tents, and apparel. Our trusty hiking poles, companions to support our aging knees, proved invaluable as we navigated the rugged terrain.

Securing permits for our adventure required foresight, as meticulous planning is now essential. Getting the necessary paperwork began almost a year in advance. With permits in hand, we were ready to tread the paths of Rocky Mountain National Park, avoiding the costly citations that noncompliance would bring.

The elevation posed its challenges, leaving us breathless and adjusting to the altitude with each step. Yet, the rewards were boundless. Trail Ridge awaited us, revealing an elk herd against

the backdrop of the majestic landscape. Tranquil high lakes offered the chance to angle for trout, while vibrant wildflowers painted the surroundings with nature's palette. Our interactions with Park Rangers forged connections and lent insight into the intricacies of this pristine wilderness.

Nightfall brought its own magic, as we set up camp by gentle, murmuring waters. A setting that witnessed the heartfelt proposal of a young man on bended knee, under a sun-kissed sky and snow-capped peaks – a moment of perfect romance sealed with a "yes."

Despite the altitude, we relished every moment on the East Inlet of the Park. The wilderness unveiled its treasures: moose, elk, ptarmigan birds in their vibrant summer plumage, beavers, and even a fleeting glimpse of a black bear.

The call of the High Country remains, inviting fellow enthusiasts we are always happy to have others who love to hike and camp. Your invitation to join us on the trails is always open.
