Prepare Before Hurricane Season

Prepare for the Storm's Aftermath
Whether you evacuate or shelter in place, stock up on supplies not just for the storm but also for the potentially lengthy aftermath. Ensure you have enough non-perishable food, water, and medication to last each family member a minimum of three days (ideally longer for water). Keep cash, a battery-powered radio, flashlights, and possibly a portable crank or solar-powered USB charger for your phones. And don't forget to include provisions for your pets.
Review Your Insurance Coverage
The importance of hurricane preparedness cannot be overstated. Waiting until the last minute can be a risky endeavor. Instead, consider these proactive steps to safeguard yourself and your loved ones before hurricane season strikes.
Secure Your Supplies Early
Don't wait until shelves are bare to gather your disaster supplies. Act now to ensure you have everything you need. Remember, flood insurance typically demands a 30-day waiting period, so review your policy well in advance.
Craft an Evacuation Strategy
If your area is vulnerable to hurricanes, having an evacuation plan is essential. Determine your destination and multiple routes to reach it. It doesn't necessarily mean traveling hundreds of miles; sometimes, a friend or relative's well-built home outside flood-prone areas can be your refuge. Make sure your plan also includes provisions for your pets. If you don't have a vehicle, consult local officials for transportation alternatives.
Contact your insurance company or agent for an insurance check-up to ascertain that your coverage is sufficient to repair or replace your home and belongings. Remember, standard home and renters’ insurance policies do not cover flooding, so acquiring a separate flood insurance policy is crucial. Act promptly since flood insurance typically has a 30-day waiting period.
Document Your Possessions
Before hurricane season begins, take the time to document your belongings. Capture photos, record serial numbers, and gather any necessary information to expedite the insurance claims process.
Establish a Communication Plan
Write down your hurricane plan and share it with your family. Designate family meeting places, including one out of town in case of evacuation. Compile a list of emergency contacts, encompassing essential utilities and services, considering that internet access may be disrupted during or after the storm.
Remember, the time to purchase the necessary materials, such as plywood, steel, or aluminum panels for boarding up windows and doors, is now. Preparedness is your best defense against the unpredictability of hurricane season."

At the July 2023 Board meeting, we were pleased to announce that Sweetgrass would be retaining CCMC with a new contract. This new contract includes several amended contractual obligations, a 90-day termination provision, enhanced HOA employee retention, and increased CCMC executive involvement.
About a year ago, the landscaping contract was renewed with Earthcare, representing a cost savings to the Community, along with some additional benefits. The new landscaping contract was the result of a significant effort by Larry Girven and Dan Noeth, who were assigned to head a subcommittee of the Board. In a similar manner, a major effort to find the best Community Management Company for Sweetgrass took place in 2023. This effort was led by Sue Muerdler and Don Tomlinson, who were also tasked with heading a Board subcommittee.
As explained at the July Board meeting, fifteen community management companies were invited to participate in an RFI. After narrowing the RFI results, RFP’s were issued to select candidate firms chosen to participate in the bidding process. This was followed by an extensive review and vetting period. The entire Board, along with representatives from each the management companies, all participated in a significant number of meetings and calls surrounding this initiative to identify the best choice.
The contractual obligations with identified milestones include:
1. The addition of a phone/tablet app for resident access to payments, ARC applications/status, online room reservations,
and much more.
2. A completely redesigned or new, user-friendly website which incorporates more of today’s technological capabilities.
3. A rapid payment system for club reimbursements (within 1 week of submitting the invoice), plus the addition of a new direct deposit option for clubs.
4. A marketing initiative to increase awareness of the 24-hour emergency number.
5. A release of the non-compete agreements for employees not considered senior management.
6. A fully developed Sponsorship program with reported progress to the Board.
7. Demonstrated and reported (to the Board) results of best practice sharing among CCMC communities, and how that best practice sharing has had a positive effect on the Sweetgrass community.
8. A 120-day contract transition plan, with ongoing updates to insure CCMC meets or exceeds their commitments.
Our new agreement with CCMC offers many other new or enhanced offerings, protections and guarantees for Sweetgrass. The execution of this new agreement has the unanimous support of your Board. And while not all initiatives will be ready to launch immediately, many are already well under way. The DW Sweetgrass Board of Directors will oversee and report progress and ensure that agreed upon timelines and obligations at being met by both CCMC and the Association.

Greetings from China, where Halloween is a lively time filled with school carnivals and everyone donning costumes. It brings back memories of carefree childhood days when all that mattered was your costume and having a blast.
Life here can vary from tranquil when the kids are in school to vibrant when the restaurants 20 stories below crank up the music to entice patrons into their exciting venues.
Inside the gates of our complex, motorized vehicles are prohibited, giving way to kids running, jumping, skateboarding, biking, and scootering on the streets. This leaves spacious sidewalks for adults and the constant flow of delivery drivers rushing to apartments throughout the complex.
Our apartment is made up of two bedrooms and a study. The study features a platform with drawers below that can serve as a bed if you're 5'10" or shorter, as it measures precisely 6 feet. While our kitchen and single bathroom are modestly sized, they suit us perfectly. Dave and I can comfortably share the kitchen space, and our walk-in shower is a true relief in the Chongqing humidity.
We have a cozy living and dining room combination with a pleasant balcony. The second balcony, off the kitchen, is smaller and mainly used for storage like mops and utilities. Thanks to a bit of technological wizardry, we have access to both live Ameri-
can TV and video on demand (VOD). This includes some current shows and delightful gems we missed along the way.
The food in this province tends to be spicier than what we're accustomed to. Fortunately, there are plenty of U.S. fast-food takeout options, or as they say here, delivery places, as well as larger stores like IKEA and Sam's that stock familiar items. As Kelly Salyers aptly noted about our complex of 12 towering 33-story buildings, "You would never know you are in China." Sometimes, I even momentarily forget my location until hunger strikes, and I see packages, bottles, and spices adorned with Mandarin labels. Thankfully, they usually feature pictures or a few English words.
One Saturday night, Dave organized a gathering with colleagues from his school, and friends (12 of us in total) at one of the nearby KTV venues for a lively night of karaoke in a private room. KTV had video screens covering one wall and two TVs on the "back" wall, ensuring everyone could follow the lyrics no matter where they were seated. Dave even convinced me to do a duet with him, which must not have been so terrible since no one fled the room with bleeding ears. It was an incredibly enjoyable night!
Lastly, enjoy the upcoming rain, which I'm told is expected this week or the next. Don't forget that October is George Ranch's month of exciting events. Stay safe, healthy, and kind to one another.

Club Highlight: Quilters Club

Quilting is a cherished art form that has the power to bring people together, foster creativity, and provide solace during challenging times. The Sweetgrass Quilters Club, founded in February 2014, embodies these principles by sharing their love for quilting with members and the wider community.
The Quilters Club traces its roots back to a Sweetgrass resident's home in February 2014. What initially began as a small group of quilting enthusiasts with a shared passion evolved into a thriving community that now stands as a testament to the enduring allure of quilting. The Lakehouse Management at the time recognized the club's potential and encouraged its chartering in June 2016.
The primary motivation behind the club's formation was to create a welcoming space where quilters of all skill levels could come together, share their knowledge, and inspire one another. Even in the face of the COVID-19 pandemic, the club adapted by moving meetings to members' yards and offering virtual classes, providing a vital lifeline of connection and creativity during times of isolation.
The Sweetgrass Quilters Club maintains an active schedule, meeting twice a month to engage in various quilting-related activities. The first Tuesday of the month is reserved for a business meeting, where members discuss club matters, upcoming projects, and opportunities in the quilting community. Additionally, these meetings often feature presentations led by club members, covering topics such as color theory, in-depth exploration of quilting tools, innovative quilting techniques, and updates on online quilt projects.
The third Tuesday of the month is dedicated to sewing, allowing members to work on their own projects or learn new techniques
through facilitated workshops. Twice a year, the club hosts special Saturday sew days, offering a platform for members to either explore new projects or continue with their ongoing creations.
The Sweetgrass Quilters Club places great emphasis on supporting its members and giving back to the community. Through group trips to events like the Houston Quilt Festival, and Shop Hops, and visits to quilting museums, members gain exposure to the broader quilting world, expanding their horizons and inspiring their creativity.
The club actively engages in community outreach by crafting quilts for children's charities, as well as lap robes and shawls for a Senior Center. These charitable endeavors not only contribute to the well-being of others but also strengthen the bonds among club members.
For those interested in embarking on their quilting journey, the president of the Sweetgrass Quilters Club has some valuable advice: "Come join us; visitors are always welcome, regardless of where you are on your quilting journey. Bring your questions and tell us what you would like to learn or share regarding quilting."
Newcomers to quilting are encouraged to attend beginner workshops at local quilt shops or watch online tutorials to build a foundation. The club's experienced quilters are always eager to provide guidance, ensuring that beginners feel supported and empowered to pursue their quilting aspirations.
The Sweetgrass Quilters Club envisions a future filled with growth and community engagement. They eagerly anticipate the annual "Airing of the Quilts," a springtime event where quilts are displayed along the Nature Park's fence, thanks to the generosity of nearby homeowners. As they continue to stitch together creativity and camaraderie, the club hopes to welcome more quilters into their fold, nurturing a shared passion for quilting and building lasting connections within the Sweetgrass community.

In the heart of Texas, where history and tradition converge, Halloween has long been a cherished occasion. As we approach another eerie October 31st, let's embark on a journey through time to unearth the historical Halloween traditions that have woven their magic into the fabric of Richmond, Texas.
Halloween's roots trace back to ancient Celtic festivals, particularly Samhain, which marked the end of the harvest season. Richmond's early settlers, many of whom hailed from Scotland and Ireland, brought elements of these ancient customs with them. They believed that on the night of October 31st, the boundary between the living and the dead blurred, allowing spirits to walk among them.
Richmond's early Halloween celebrations were marked by a blend of Old-World traditions. Turnips and later pumpkins were carved into lanterns to ward off malevolent

Tickets are now on sale for the Sweetgrass Drama Club’s fall production of “A 1940’s Radio Christmas Carol” * set for Friday and Saturday, Nov. 3 and 4.
In this 2-act play, you’ll see the ballroom stage transformed into WOV, a 1940’s radio station. WOV is home to the Feddington players who have just moved from their plush Manhattan studio to Newark, New Jersey. Buzz will be setting up his sound effects while Toots Navarre will be working on his musical scores. You’ll meet the actors as they arrive for work on Christmas Eve 1943; all in preparation for their portrayal of Dickens’ beloved “A Christmas Carol”.
Holly Vitemb directs this mix of nutty characters in this fun setting of an old-time radio program with on-stage sound effects, actors playing different roles, and musical interludes. This is one you won’t want to miss.
Friday and Saturday evening shows are at 6:30 p.m. with a Saturday matinee at 2 p.m. The matinee will be captioned via CART (Communication Access Realtime Translation). Tickets are $12 and are available on ActiveNet or at the front desk.

For the past four years, the Men’s Club has distributed Thanksgiving meals to needy families in the Richmond/Rosenberg area. Last year, with the help of generous donations of Sweetgrass residents, the Men’s Club was able to purchase and deliver 54 complete meals. This year we are hoping to exceed that number.

Last month we spent a long weekend in Washington DC. It was a great trip. Thanks to everyone who helped plan it. We also went to another Astro’s game. A new game this year is “Pie in Your Eye” giving you 2 chances to throw a “pie” at one of our favorite CCMC staff. All game winners will be given a ticket for a drawing for the 10 gift baskets.
Enjoy a light dinner of a hot dog, chips, and apple cobbler to boost your energy for the dance featuring an SG favorite, the Ziggy Band, starting at 7 PM. During the course of the evening, winners of the costume contest will be announced.
