You are probably aware by now, Comanche Trace was sold by the Kemmerer family (owners of Comanche Trace for the last 20-plus years) to a new group lead by Mr. Steven Held, former owner of The Dominion, River Place, Onion Creek and Lantana Golf Club.

There are a lot of exciting improvements being made at Comanche Trace. We have completed a couple of new phases and currently have new phases under construction.

Homes continue to sell at a very solid pace, and we will have several spec homes starting very soon. We currently have approximately 50 homes under construction and 100 homes planned to start within the next 12 months.

Word from the Board Comanche Trace completes several projects We had four projects planned for 2022, and two of them have been completed. The first project completed was the refreshing of the common landscaping on LaCumbre, Ranch View CT and Club View CT. The total cost was $21,270, compared to a budget of $19,500. The overage included an expense of $545 to fix irrigation that was unplanned. We have received a number of positive comments on the refresh. The second project completed was the Monarch Waystation fence at a cost of $32,423, compared to a budget of $19,500. We explained the reasons for the overage in our June 23 HOA Board Meeting (see the minutes on the HOA website). As a result of that overage, we are implementing a new requirement that any project forecasted to be over budget by 10% or $2,500, whichever is lower, requires

additional board review and approval. The third project is the expansion of the Community Garden, which is currently underway, plus a refresh of the current garden. Additional details on the Community Garden were provided in a July communication to all property owners. The final project for 2022 was to be the installation of cameras for the new entrance on Lower Turtle Creek, but that project will most likely now be pushed to 2023 due to a delay in the construction of the new road. We look forward to working with our new owner and HOA President Steven Held, as we know there will be new opportunities to improve our community based on feedback Mr. Held has received from the focus groups. We stand ready to represent you, the property owners, on these new opportunities.

Golf Update Summer season is in full swing Welcome to Summer at Comanche Trace! The golf course is in great shape, the swimming pool is open, The Pinnacle Grill is rockin’ and, for some of you, the grandkids are in town! As we continue to see an increase in The Pinnacle Grill, we have extended our hours and are open until 9 p.m., and we will be opening the Trophy Room most nights to allow for more dining options. New menu items are being added with the addition of a Kid’s Menu. Reservations are suggested. The golf course will be busy throughout the summer with great member events and member play. Along with our very active LGA and MGA, many club events are planned. Kid Comanche is held July 19-July 22 and includes four days of golf, tennis, swimming and a whole lot of fun. Members are encouraged to invite their kids and grandkids to enjoy this great camp. Our Rivers and Ranches Tournament will take place in July also. July 30 and 31 is when we host our members to two days of golf and conclude with a party at The Tap House. Always well attended, sign up early! Comanche Trace is proud to host the Texas State Four Ball Championship, Aug. 18-21! This is one of the most prestigious tournaments in the state and boasts a

field of the best golfers in the state. We may be seeking volunteers, stay tuned! Not to be left out, September is also a great month for events. Our Texas Hill Country Couple’s Invitational will be played Sept. 16-19, and James Avery Invitational will be played Sept. 29-Oct. 2. The swimming pool area is in the middle of a makeover with new pool furniture, more options for food and beverage and shaded areas for the little ones. If you need any assistance while at the pool, please call the main number, 830-895-8500. Many, many more great happenings are in store for Comanche Trace, and we look forward to the vision of our new ownership. Comanche trace has enjoyed 21 terrific years, and we expect the future to be even better for our members and their guests.

Golf Tip Get the most out of your summer on the greens Do you love playing golf in the summer? Does the hot weather make it easier to get loose? A couple of reminders: First thing in the morning, drink a glass of water before your coffee. Start hydrated and stay hydrated all day. Tour players take a drink of water or a protein drink on each hole. By the time you feel hungry or dehydrated, it is too late. Sunscreen and/or a hat are also essential to have in your bag. The good news! Golf balls travel farther in hot, dry weather. Take advantage of the heat, stay hydrated, stay nourished and enjoy the best time of year (in my opinion) to play!

“You would be surprised to know just how many students come to school who have not brushed their teeth — and not from forgetting,” Natale said. “It’s because they don’t have the essentials like toothbrushes, combs, deodorants, shampoo or undergarments. Working with the counselors from each school, we were able to provide these items last year, and for this next school

year as well.” The goal of Sisters in Service is to serve the community in any way they can with the help of their faith in God. “Our path is to serve those in need and those that need lifting up,” Natale said. To remind those working in the medical CONTINUED ON PAGE 14

field that they were loved and appreciated, the Sisters made large banners with encouraging Bible verses and delivered them during COVID-19 (with masks on, of course) to all of Kerrville’s hospitals. The Sisters meet at Natale’s home in Comanche Trace, where they hosted their first fundraiser last October, a resale/garage sale. Natale said the group raised $3,500 at that first event. The last fundraiser, at which they hoped to raise $6,000 for the year’s expenses, actually brought in more than $18,000, so the Sisters are planning additional charitable donations and events this year. The 100-plus membership group is always looking for new members. Anyone interested in joining the group, donating their time or donating money, should visit the website at www.sistersinservicekerrville.org and follow the prompts. “I just want everyone to stay focused on being ready for service at all times and to show love for each other and show that love for someone that’s in need,” Natale said.

Members of the Sisters in Service participate in a variety of projects throughout the year, including the back-to-school drive at the Kerrville Ray and Joan Kroc Corps Community Center, delivering care packages to first responders and helping out at the Doyle Community Center.
