BUY A HOME? It’s part of the American Dream to own your own home. Whether your dream is to have that house in town with a white picket fence or a cabin in the woods, there are some matters to consider before purchasing your first home. 1. Save. There are costs to take into account when you purchase. There will be the down payment, closing costs and escrow for insurance and taxes. These costs are dependent on your price point. Don’t forget that there may be some details that you may want to change about the home such as painting, window coverings, etc. Be prepared and you are ahead in the home buying game. 2. Improve your credit. Stay current on all your bills. Don’t make any major purchases. Don’t cancel any credit cards. These factors all influence your credit score. Generally speaking, higher credit score = lower interest rate. 3. Calculate what you can afford. There are online calculators available. Your Lender will tell you what is recommended. Know your budget. That number from your lender may not be a comfortable figure for you. Don’t get yourself in a situation where you feel stretched beyond your means. If you still want to take that family vacation each year, you should back off that price point. You can find homes that are cheaper than renting. 4. Get mortgage approval. Shop for the best deal. Choose primary and backup lenders. It is recommended to find a local lender. Many have online applications. Find mortgage advice at https://www.hud.gov/topics/buying_a_home. 5. Decide what you want in a home. There is a checklist available at https://www.hud.gov/sites/documents/WISHLIST-EN.PDF 6. Choose a REALTOR®. A REALTOR®will have your best interests at heart.
Your real estate agent is the professional that knows the market and can advise you about your purchase. Your real estate agent can negotiate the contract for your new home and can lead you through the process of getting to the closing table. A REALTOR®can make the transaction less stressful. 7. Visit homes. This is the fun part! Your REALTOR®should send you listings based on what you told them you want in a home. You can narrow them down and visit the ones that look like a fit. Take photos (if allowed) and make notes. Have a home shopping checklist. https://www.hud.gov/sites/documents/CHECKLIST-EN.PDF 8. Narrow choices. Visit the neighborhood during the day and at night to gauge traffic, noise, etc. Test the commute. Consider the resale value. (Your agent can help you with that.) 9. Make an offer. Your agent has the expertise to help with completing a contract offer. The contract is a legal document that protects the Buyer and Seller. Common contingency opt-outs on the contract are: Home appraises less than mortgage, home inspection reveals flaws the owner won’t fix or you are unable to get financing approval (maybe for job loss) before the deal closes. 10. Schedule a home inspection. Hire a professional inspector. 11. Make a final walk through. Make sure the condition of the property is what you expected before closing the transaction. 12. Close and move in! While this is not a complete list of everything you need to know about purchasing your first home, this will help you get started.
