Creating New Beginnings with an Established Brand The look and feel of sandwich and pastry franchise Croissant Express may be changing, but its offerings are sure to stay the same, as the brand launches its new, upscale café brand, CXpresso.

C

roissant Express has built a strong foundation on offering delicious coffee, pasties and sandwiches throughout Perth, Western Australia, and more recently Queensland for 27 years, but according to company CEO, Neil Soares, the brand is ready to head in a new direction. Just last year, Neil launched his new café brand, CXpresso, which is based on the Croissant Express model but offers a more up-market experience and includes hot meal options. “Croissant Express was born in Western Australia originally and has a proud heritage of 27 years,” Neil says. “We have got about 20 stores in the original Croissant Express group, and over time, we realised that the market was changing and we needed to be a bit more contemporary. So, we took the opportunity to start looking at ways of transforming the brand. We left nothing on the table and decided to rebuild the brand without getting rid of all of the heritage.”

Neil says instead of creating a new design where all new stores would look the same, he decided to leave the model flexible to ensure the dynamics suited the individual location. “Our latest Brisbane store in the Logan Hyperdome has been created to fit effortlessly into the centre’s new ‘marketplace’ environment, but we will tweak the menu and concept for each individual location,” he says. “Every site is individual, so I think we will take advantage of the nuances in those locations to bring out the essence of tying into that community while still keeping the core elements of our brand.” The new model suits both CBD and marketplace locations, according to Neil, who says it caters for both the solo grab-and-go commuter and the larger groups. “We have a model that works really well for us in CBD locations and high convenience locations where we cater to the office crowd and the professional crowd from a catering point of view. That is very much a grab-and-go type of space,” he says. “But we now have a nice concept for a mall-type location where there are two different models that we will take forward, and we will adjust the menu and the look and feel of the store to suit the location.” As for the type of person Neil is looking for to own a CXpresso franchise, he realises you can teach the administration side of a business, but you cannot teach a person to be customer-focussed. “One of the things that we realised early on in the piece is that we can train technical skills — how to make coffee and how to prepare sandwiches,” he says. “What we really look for in our people is people who are really customer-oriented, people who have some key leadership skills and are able to manage a large team of staff. It is not essential that they have business management experience because we can coach them in that area, but what we are really looking for are people who are really passionate about owning their own business, passionate about food, passionate about coffee and, more importantly, passionate about people.” For more information on CXpresso, visit

Eagle Boys Joins Jetstar Menu Low-cost airline Jetstar is now selling Eagle Boys pizza on all domestic Australian flights longer than 2 hours in duration. Jetstar will start by offering mini Hawaiian flavoured pizzas, but it is expected that other flavours and menu options will be offered in the near future. The pizza must be ordered before the flight when passengers are purchasing their tickets. Eagle Boys will work with the distribution and logistics company ACIT to get the pizzas on Jetstar flights. Eagle Boys spent a year researching and developing the product, and it hopes that it will allow for new customers to be reached. The Eagle Boys mini pizzas for Jetstar are available for AUD 8.00 each. Jetstar staff will be able to use preexisting plane facilities to heat and serve the food in specially designed Eagle Boys packaging. www.eagleboys.com.au

Jones the Grocer Awards Middle East Franchise Australian brand Jones the Grocer (a gourmet concept established in 1996 in Sydney and that entails cafés, bakeries, patisseries, gourmet groceries and cheese rooms and operates in New Zealand, Singapore, Qatar and the UAE) has announced its expansion plans across the GCC, greater Middle East, Africa, the CIS, Pakistan and Sri Lanka. Its UAE operations signed a franchise deal with the official headquarters in mid-June, and it now plans to roll out with growth strategy. The UAE team is currently looking for potential franchise partners to assist in the new markets. Plans for a new store in 2016 are already under way. MBC Held Franchise Networking Event The franchise networking event recently held by the Franchise Accountants Network (FAN) member firm MBC Accountants (Orange, NSW) was a huge success. Following this event, local franchise owners have enthusiastically registered to be part of the MBC Franchise Networking Forum, which will run over the next 4 months. Ben Wright, a director of MBC, said, “We wanted to raise awareness in our local area that we specialise in franchises. Better still, that there is a movement called the FAN that we are a part of. So, the idea was hatched to hold a Franchise Night. We invited franchise owners in the area, as well as the banks, and several solicitors who work in the franchisee space. What a great success this was!” At the Franchise Night, Ben spoke about MBC and introduced the concept of the FAN. He explained why MBC became involved and how they we can help franchisees. Peter Knight, who came up with the idea of the FAN, gave real insight into the franchise world and what he sees as the five key elements to business success. Peter gave a talk entitled “5 Essential Elements for Business Success”. After the event, Ben commented, “There is so much to be gained when bringing business (franchisees) and professionals together who have a commonality amongst them. The networking opportunities alone made their attendance worthwhile. The feedback was awesome. IFA President & CEO Steve Caldeira Steps Down After 5.5 years as President & CEO of the International Franchise Association (IFA), Steve Caldeira, CFE, has tendered his resignation. After ongoing attempts to align on a new CEO contract by both parties, those efforts unfortunately failed. Caldeira said, “I am very proud of our accomplishments during my tenure to protect, promote and enhance the franchise business model. It has been a real honor and privilege to represent franchising, which is the true essence of entrepreneurship in America. While I appreciate the opportunity to have worked with so many respected business leaders and the extremely talented staff at the IFA, the time has come for me to move on.” Robert Cresanti, current Executive Vice President of Government Relations and Public Policy of the IFA, has been named interim CEO. The Board of Directors has formed a search committee to immediately begin the process of identifying and recruiting a new President & CEO. “The IFA and the franchising community recognize Steve’s strong contributions as our chief advocate and media spokesman over the past 5.5 years,” said Melanie Bergeron, Chairman of the IFA and Two Men and a Truck International. “Under Steve’s tenure, IFA’s revenue has grown by over 70%, its political action committee has nearly doubled to $1.3 million and the association is now widely recognized as a go-to leader on small business issues. Steve gives everything he does 110%, and we are very grateful for his passion, dedication and wisdom, as we have been navigating through the most challenging legislative and regulatory environment in our industry’s history.” Under Caldeira’s leadership, he has led the IFA’s passionate defense of franchising from a multitude of threats in recent years, most notably an expanded joint-employer standard adopted by the National Labor Relations Board. To thwart this existential threat to the franchise model, the IFA formed and is a key leader of the Coalition to Save Local Businesses. Additionally, the IFA has challenged the constitutionality of a potentially precedent-setting, discriminatory minimum wage lawsuit in Seattle, Washington, which discriminates against franchisees versus similarly situated non-franchise small businesses. To help combat these threats, Caldeira orchestrated the successful launch of the Franchise Action Network, the IFA’s flagship grassroots and public affairs campaign, to educate, mobilize and activate franchisees to political action at all levels of government. www.franchise.org

Your Retail Lease is Like a Marriage It just happens to have the divorce already packaged in. By Phil Chapman

R

ecently, while discussing the virtues of strategic and proactive lease management, along the way I must have lost my audience. No, they did not disappear. My message was just not being understood. In the audience was a very well respected pharmacy owner who asked, “… This strategic lease administration stuff, I just don’t get it. Why is it necessary? The Landlords have managers that do all that stuff …” This question explains the leverage Landlords have successfully developed but, more importantly, the need for more education. Your Retail Lease is perhaps one of the most complex contracts. Without noticing it, retail businesses rely upon their lease as the foundation for the

success or failure of the business and, in essence, the actual value of same. Although the principles of rent in exchange for rights over land has been around since B.C., specific Retail Lease legislation is only 20 years old. In this short period of time, Landlords have become more sophisticated, resulting in retail property delivering consistently stronger returns than any other sector. “To think, the legislation was originally introduced to level the playing field?” As retail property investments become more complex, so too has the focus on Retail Leases. The technology, information and leverage gap between Landlord and Retailer has widened even further. Landlords invest

Not understanding how a lease needs to be managed, the strategic steps to be put in place, evaluating and influencing commercial outcomes, can only lead to a painful and onesided relationship.

heavily in the strategic and financial management of their lease portfolio quite separately from the management of the property, the bricks and mortar (which incidentally you pay for as rent). The stark reality is that Retailers invest virtually nothing in comparison — “Keeping the ‘LORD’ in the word Landlord.” To make things more relatable, leases work much like marriages — the processes of first entering into it and hopefully renewing whilst influencing the outcomes along the way. At first, the couple meet and commence courting. They get to know each other better and start to understand what each wants from the other and hopefully decide to formalise the relationship. Although there is much excitement about what the new relationship can bring, soon the honeymoon is over and the reality sinks in that, like any relationship, it will have its ups and downs. Hopefully, you manage to understand the need to work together. With time marching on, the couple realise that all good things must come to an end, as the relationship is not quite as they once imagined. In this marriage (your lease), however, only one in this relationship knows what they get at the end, while the other must be prepared to enter the courtship again if they are to remain in the relationship and avoid a messy and often always one-sided divorce. To make things mutually beneficial, this is where proper lease management pays dividends in ensuring the marriage continues well past the initial term. Every lease has, within it, contractual and operational events, not to mention essential clauses that are critical to your rights, ongoing operation and the future of your

retail business. Not understanding how a lease needs to be managed, the strategic steps to be put in place, evaluating and influencing commercial outcomes, can only lead to a painful and one-sided relationship. Strategic and proactive lease management and administration requires the constant review and evaluation of the performance of the real estate for the business instead of the business performing for the real estate. “After all, you want a lease that is an asset, not an anchor.” Treating the lease and the Landlord as part of the supply chain is a fundamental change needed in the Retailers/ Lessees mindset. Some of the areas of influence that are mandatory to strategically managing your lease: l The Critical Path —Mapping the timelines and events with the lease and planning the lead times and resources required at each event to influence outcomes. l Benchmarking and Key Performance Indicators (KPIs) — Regularly reviewing and comparing against industry norms and reacting in a timely manner to align occupancy costs and real estate outcomes. l Procedures to Deal with Notices and Day-to-Day Operational Issues — Designating who deals with these when you are not available. l Relationship Management — Keeping the communication professional and two-way. These are just some of the basic tenets of lease management, which less than 1% Lessees actually do let alone understand. With the distinct changes in the past 10 years when it comes to the chain of command and communication within Landlord operations, the result is the separation of roles between property management (the bricks and mortar) and leasing or lease management. It has come to a point where Landlords have created the difference in the roles to divide and conquer. One with the role of influencing relationships and another to influence commercial leasing outcomes, widening the leverage gap even further in the marriage between Landlord and Lessee.

5 Ways to Overcome a Sales Drought in Your Franchise Startup By Kate Groom

S

ales results often turn out different from what we expected, and it is not always better. This can be disconcerting for a new franchise owner. It might even lead you to question whether the franchise model “works”. Rather than wallow in despair, if sales are slow, there are positive steps you can take. Franchising has an aura that can lead people to expect the ride will be predictably good and smooth. In my experience, business may well start off slower or rockier than everyone hoped — even when the franchise owner is the best fit for the system that the franchisor could dream of. A bumpy start-up seems more common in some types of franchise. For instance, starting a business in a longestablished retail franchise with a track record of good site selection may well mean more predictable sales than in an emerging business-to-business franchise. I have seen slow business start-ups from the inside of franchisor land, and there is no doubt in my mind that this is part of franchising — and you can get through it, but action is needed to get sales fired up. Here are 5 things you can do if initial sales are not going as well as you would like. Ask the franchisor for help. Franchisors are usually very willing to help you get over the bumps. They may provide extra support to help you improve your understanding and application of proven sales approaches or provide a boost to local marketing initiatives. Ask other franchisees for advice. A fellow

franchisee who is strong in sales might be able to give you tips and encouragement. Perhaps they can accompany you on sales calls and give you direct feedback. Talk to people. Whether it’s phone calls, appointments, popping in to leave a brochure for a local business or networking, you can only make sales if you talk to people. It takes more than one contact to make a sale. So, you MUST be out there in your market, learning about potential customers and letting them know about you. Hone your sales skills. If you do not have much formal sales training or experience, it is a good idea to invest some time in learning a little about selling. Find some relevant books, courses or a skilled sales coach. At one stage, I found this book helpful, and my business partner, Peter Knight, is a big fan of books by Brian Tracey. Try different things. It is good to follow a number of different approaches: phone, mail, email marketing, blogging, social media and networking events. This helps make work interesting, gets you out meeting people so you are not stewing in the office and helps you see what works for you. It can be hard work to build a business that depends on personal sales, but it is one of the most rewarding types of business as you are really driving it. So, if things are not going as you hoped, do not despair, take a breath and try some of these suggestions.

The first 50 people to whisper “variety” at each of our Sprinkles Cupcakes store receives a free cupcake of your choice.” Let us face it. Giving away a free cupcake to 50 people costs very little for each store, and such an incentive will bring lots of people into the stop who would buy plenty

Tom’s response was a reaction to a potential new client explaining they had agreed to go with one of Tom’s competitors. An intense 20-minute conversation ensued. In Tom’s mind, losing to this competitor was unacceptable. After a number of rapid-fire follow-up calls, some seasoned negotiating and more “skin in” the game, the client sent through a signed contract the next day. Job done! T-O-M. (Take Off Market.) For some of us, Tom’s efforts may sound like too much hard work. For me, his actions demonstrate an absolute commitment to not letting the customer go without a fight. You need to let the customer know how much you care, how much you want their business and why you are

the best person for the job. Make it personal. In addition, be willing to take a risk or two and be vulnerable. Arrogance, ignorance, apathy, call it what you want, too many people are too quick to retreat. You have come too far to simply give up now. If you do retreat, in a way, this validates the customer’s decision. This is a final chance to prove them wrong. What do have you to lose? If you are staring defeat in the eyes, you may as well go down swinging. Do not be scared to let the customer know you are disappointed. If it is genuinely true, explain exactly why they are making the wrong decision and how it could or will cost them in tangible terms. Tom’s approach is brave. Sticking your hand in the fire to save a customer takes courage. It is risky. In a world full of apathetic salespeople, this sets you apart as someone who is genuinely committed to fighting for your customers.
