The Successful Investor Pty Ltd (TSI) is a privately owned, national property investment company, with our headquarters located in Victoria. Our mission is to help everyday Australians create wealth through property investment. Our central values are trust and integrity, and we conduct our business with open and transparent transactions delivered through exceptional customer service. Typically, Real Estate Agents will sell any property offered to them, and act in the vendor’s best interests; herein lies our point of difference - we always put our client’s best interests first. Our company has achieved rapid growth because of our unique business model that contains two key elements. First, we take a financial planning approach to property investing. Second, we only sell high quality investment properties that match the individual needs of each client. We are proud of our ability to source quality investment properties with long-term growth potential. Our quality control process includes
detailed research and a risk removal analysis on all properties. All of the builders and developers we work with must go through this comprehensive quality control process before we will recommend their properties to our clients. This philosophy of putting the needs of our clients first and always keeping them safe is the key to our success in the property investment market. To reinforce our objective of always putting clients first, TSI founder Michael Sloan has written the book Cracking the Real Estate Code – Your Guide to Staying Safe when Buying an Investment Property. This book helps to educate investors on how to stay safe when they enter the property market and is available as a free download from our website. Most clients come to us by referral; existing clients refer their friends, family and colleagues, and our “partners” refer their clients. These partners include financial planners, mortgage brokers and accountants. We expect all franchisees to have a ‘client comes first’ attitude to match our company philosophy of keeping clients safe. We never forget our clients have put their trust in our company, so it is essential that we always uphold that trust. 01
Products & Services
The properties we recommend are mostly new and are either townhouses, apartments or house and land packages. This is because new properties reduce the investment risk to our client and provide superior cash flow when compared with older properties. They also have the advantage of low maintenance costs and strong capital growth. New properties allow clients to maximise their tax benefits and provide an excellent rate of rental return
All of our TSI recommended properties come with a comprehensive property report, including: • A detailed local property manager research report. • An independent rental appraisal. • A property-specific cash flow analysis. • A report on the builder or developer. • Information on the area and its investment and growth potential.

The Success Program: The Key to Your Success.
The Success Program is a unique process we take our clients through, this involves property education, information and recommendation. A key attribute of The Success Program is that it allows you to learn as much as possible about your client’s circumstances and needs. This means you are optimally equipped to find them an investment property that suits their requirements. The two main components of the Success Program are: Information seeking: Clients undertake a comprehensive assessment so we can fully understand their property investing goals. This assessment means the properties TSI recommends will fit their profile, their needs and their wealth creation objectives. Only when we feel we understand a client’s individual circumstances will we present them with investment opportunities.
Education: The Success Program allows us to educate clients on the key considerations of investing in property so they become successful investors. Further, we believe that the more clients know about TSI, the more likely they are to work with us. This program shows the client our focus on operating in a strictly ethical environment. This puts their needs first, which in turn leads them to the natural conclusion that we are the company to help them acquire wealth. We make sure the client feels confident that by working with TSI they are ensuring their own success and that our team
will make sure they do not buy a poor investment property. Finally, we ensure that the client feels secure in the knowledge that by choosing TSI they won’t be dealing with other unscrupulous operators that are all too common in the Real Estate Industry. The key role of a franchisee is to take the client through the Success program in a no pressure environment. The experience for them must be a positive one, whether they progress to buying a property or not. Every client meeting is an opportunity to demonstrate that TSI puts our clients’ interests ahead of just making sales. Only once a client progresses through the Success Program will their TSI consultant (you) present them with TSI approved properties that match their requirements. Once a client has decided to purchase a property, they complete a reservation form and pay a holding deposit. This takes the property off the market and allows the contract process to begin. The Contracts Department helps clients through the whole contract process, from reservation right through to settlement, relieving you of all the paperwork.

About the Directors Michael Sloan Michael Sloan is the founder, owner and managing director of The Successful Investor. A qualified financial adviser, with a Diploma of Financial Services (Financial Planning), Michael also has many other accreditations. He has a Certificate IV in Mortgage Lending from the Mortgage and Finance Association of Australia, is an accredited mortgage consultant and is a qualified property investment adviser. Michael’s breadth of experience covers real estate, property development, and sales and marketing, affording him an in-depth understanding of business in general, and property in particular. High ethical standards plus a drive to succeed against the odds make Michael Sloan an ideal business associate.
Paul Ebbels Paul Ebbels is the co-founder and operations director of The Successful Investor. Paul is the chairman of the Board and TSI’s business mentor through his company, The Business Train. Paul’s professional interests are in management, leadership and mentoring. With a business management degree and several business excellence awards to his credit, Paul has worked with many teams over several decades to help them in achieving their potential. Strong business intelligence and an eye for detail make him the ideal person to oversee The Successful Investor’s business interests. The Business train will provide a mentoring program for the first 6 months to all new franchisees.
Laurel Sloan Laurel Sloan is the co-founder of The Successful Investor, a director and secretary of the Board. With Michael Sloan, she owned an award-winning Financial Solutions company for seven years. With 25 years working in human resources, Laurel has vast experience in developing policy, training, industrial relations, executive recruitment, and safety and employee welfare in small to large corporations. Laurel has also advised large corporate entities on domestic and international company mergers.

Next Steps to owning a The Successful Investor Franchise Thank you for your interest in a The Successful Investor Franchise. If you would like more information about becoming a franchisee, the below procedure will need to be followed. At The Successful Investor, we take the Franchisee selection process very seriously, and we will be sure to let you know if at any stage we don’t believe that a Successful Investor Franchise would be a great fit to meet your objectives. Fill out you’re the Successful Investor Franchise - Expression of Interest Form and fax it to the Franchise Development Manager on 03 8413 8899 or email it to franchise@thesuccessfulinvestor.com.au.
Step 1
The Franchise Development Manager will call to discuss and confirm your interest in becoming a Franchisee, and to discuss your desired exclusive marketing territory to ensure that it is still available for you.
Step 2
You will be sent a Franchise Information Pack Step 3 and an online questionnaire to complete. This questionnaire will allow us learn more about you. This should take around 1 - 2 hours to complete. Questions include those found in most franchise application forms. They include your family situation, work and business experience, reasons for showing an interest in our franchise and financial capability. Any information you provide in this form is confidential.
Step 4
We will conduct an initial assessment of your suitability to become a TSI franchisee.
When your suitability is confirmed you will receive a further online Self Assessment survey. This survey is vital for you and for us. It will confirm that you have the right qualities to be successful as a TSI franchisee and that your interests and skills are compatible with our business model.
Step 5
The board of TSI and our franchise team will meet to discuss all the information collected and confirm our interest in moving to the next stage with you.
Step 6
TSI will send you “Why Choose a The Successful Investor Franchise’ document which contains further details about the franchise opportunity. A TSI director will then call you to confirm that you want to proceed.

When that meeting is complete and we both want to continue, the next step is to pay a $1,000 fee and you will receive a generic copy of the Franchise Agreement and Disclosure Document. This $1,000 is refunded to you if you choose not to proceed at Step 10.
Step 9
You should now seek advice from a franchise solicitor and accountant, and following that, contact the TSI Franchise Development Manager to confirm that you wish to proceed.
Step 10
The next step is to proceed to customised documents for a specific territory. You will be required to pay a $4,000 fee and will receive 2 copies of the Franchise Agreement and Disclosure documents which are the final copies for you to sign. From this time the $5,000 is no longer refundable but will go towards the purchase price of the Franchise if proceeding. At this point you will receive an invoice for $3,500 from the TSI Franchise lawyers for the preparation of the Franchise documents.

You should now seek advice from a franchise solicitor and accountant for your customised Franchise Agreement.
