The Kleenit Story Before we talk about your opportunity, let’s have a look at the background behind the Kleenit story and how the business grew to into the franchise system it is today. Peter Robinson started his own graffiti cleaning company in 1992 and after 12 years in the industry bought Kleenit in 2004 with Mark Wood. Mark joined Peter with experience as the director of an electrical wholesale group where he ran a multi branch wholesale chain, servicing electrical contractors, major industrials and commercial contractors in the UK. After moving to Australia in the year 2000, Mark worked with Rexel Australia where he was responsible for the operation of all branch outlets, major projects and all contract business in WA, managing contracts with some of Australia’s largest companies.

After the purchase of Kleenit in 2004 Pater and Mark spent 2 years behind the scenes creating all of the manuals and other support resources to launch the Kleenit franchise group, and offered the first franchise in late 2006. At this time Kleenit had a $1.2 Million turnover. Fast forward 6 years and Kleenit has a turnover of almost $10 Million, there are over 35 franchisees and the company has become an industry leader. Most impressively 24 of the franchisees are located in Western Australia, proving Kleenit to be a solid business model that can be expanded across Australia with significant opportunities for potential franchisees, especially along Australia’s eastern seaboard.

When you provide such a wide range of services your opportunity to profit increases greatly Market Segments Kleenit franchisees are successful because they can provide a wide range of services to a wide range of markets. Domestic Consists of high pressure cleaning of driveways, pool surrounds, patios & decking’s, roof, gutter and house washing and also the application of sealers and coloured paints to driveways, concrete areas and garage floors. Commercial / Industrial Is made up of pressure cleaning of factory floors, exterior building washing, (factories, hotels, fuel stations, shopping centres,) and the application of floor coatings to warehouses, and anti graffiti coatings to commercial structures. Government Is predominantly graffiti removal for councils and state government, but often includes high pressure cleaning of frequently used paved areas such as parks and foreshores. This can include high pressure cleaning of council buildings, schools, BBQ’s, Boat Ramps, Railways and anti graffiti coatings to bridges and other assets.

How the Territories Work

Investing in a Kleenit franchise not only gives you access to proven business systems and operating procedures but gives you exclusive rights to operate within a designated territory.

When you invest in a Kleenit franchise you will have the opportunity to choose a franchised area from those that remain available. You will have exclusive rights to market your services within your designated territory, and all enquiries received in your territory will be passed on you. No other franchisee will be permitted to market their services in your area.

All franchise territories were determined using the latest available census based demographic information. The highly accurate demographic data combined with the industry experience built up over almost a decade enabled the breakdown of the entire country into “units of opportunity”.

Can I work outside my territory? We knew from experience that a commercial or industrial premise provided a greater financial opportunity to a franchisee than a single domestic premise... so this has been taken into consideration when creating the franchise areas.

Yes you can, but only under certain circumstances. 1. There is a vacant territory adjacent to yours At Kleenit we want to help your business be as profitable as possible. So if you are close to a territory that has not yet been purchased by a franchisee, any work that originates in these territories is given (in a fair and equitable manner) to other franchisees close by.

So it’s much more than just the population in an area. We closely examined the land use in each area to give franchisees an equal opportunity in the market place no matter where they work.

Centralised Invoicing and Payment Collection One big benefit’s in joining the Kleenit Group is the back office support you receive on an ongoing basis. Kleenit take care of all the invoicing and debt collection on your behalf. So you don’t have to come home from a day out doing your job only to have to sit down and spend hours sending invoices to get paid for the work you have already done. Once you complete the job, the Kleenit head office will issue the invoice and collect the payment. Once the payment is received by the Kleenit head office it is quickly passed on to you (less royalty).

Tendered Contract Work At Kleenit we compete for state and local government contracts to provide graffiti removal services. We have a long track record of successfully securing work through the tender process. When we win a tender, the work is made available to the franchisee who is located in that geographic area. On occasion they need to secure the assistance of other franchisees to deliver on these contracts. Over the last 6 years Kleenit has developed its own proprietary blend of graffiti remover. Other graffiti removal products used in our industry contains dangerous chemicals which are banned in the USA and also in Europe, but strangely enough are still legal in Australia. There is a reason why these chemicals have been banned; they are dangerous to the environment and also hazardous to the health of people who have repeated exposure to them. At Kleenit we care about our franchisees, and do not want to put them in danger through repeated exposure to these chemicals. So we engaged a chemist to blend 3 graffiti removal products which are environmentally friendly and biodegradable. Over the last 6 years these chemicals have been refined and re-blended as graffitists use new substances to mark public property.

You will use other chemicals from time to time depending on the job you are doing, however you will only purchase these on a job by job basis, depending upon your requirements. So there is no need to have a lot of money tied up in stock... which improves the cash flow of your business.

By being proactive Kleenit is able to stay ahead of the competition, and if these dangerous chemicals in other products are ever banned in Australia, we won’t get caught out if there is ever a change. It will be business as usual for Kleenit as other operators in our industry scramble to find something else they can use. The ISO 9001 accreditation is an acknowledgement of the quality assurance standards that underpin the business and provide the basis for our commitment to excellence in everything we do. To achieve this accreditation Kleenit developed comprehensive policies, standards and procedures which passed and assessment by an external authorised body. Ranking Website The internet is now the leading media for people who are searching for a business to purchase products and services from. A strong internet presence is now a requirement for a successful business. Kleenit has a strong internet presence which enables it to secure work all around the country for its franchisees. Once we receive an enquiry it is sent directly to the franchisee in that territory. Not only do we achieve good organic rankings for the website but we also spend over $10,000 a month on our Google ad words advertising. This is pay per click advertising which enables us to accurately target people who are already searching for the type of work which we perform. For many in our industry who are not computer enthusiasts, the thought of buying a domain name and URL, setting up a website, getting the hosting, organising the graphics and the videos, the auto responders, doing the search engine optimisation, and then setting up a pay per click advertising might sound like a bit of a nightmare... not to mention the stress, money and confusion involved.

Frequently asked questions... Why can’t you guarantee an income? Can I grow and expand my business? How often do you hold induction training for the incoming franchises? Why can’t you guarantee an income? According to the franchise code in Australia it is illegal to guarantee earnings in a franchise system, however at Kleenit there is a lot that we do to help you generate income in your business. 1. Tendered Contracts Experience has shown that franchisees that approach their franchise like a business and take control of seeking their own opportunities grow a substantially stronger business than the ones who sit back a bit more and wait for opportunity to come to them.

Can I grow and Expand my Business? Yes you can. However you must remember that your territory is limited to a certain geographic area. So although you may expand your business and take on employees you cannot encroach on the territory of another franchisee. However experience has shown us that a franchisee can have great success expanding their business whilst remaining in the confines of their chosen territory.

How often do you hold induction training for the incoming franchises? The week long training and orientation session for incoming franchisees are conducted every 2 months. As we begin the process of discussing this opportunity with you we will advise you of the coming dates for training and orientation. If possible we try to set you up so you can quickly make a start in your business after the weeks training in Perth.

What happens if we have another recession? During the last recession a lot of businesses suffered, however here at Kleenit, it was business as usual. Our secret is the diverse number of services provided to a wide range of clients. During the last GFC the type of work we did changed. In boom times everything is new, so new driveways and new paving needed cleaning and sealing. When times are hard the pendulum swings from new to renovate. So instead of replacing paving people decide to clean it instead to ‘look good a bit longer’. The same happens for building wash downs and general high pressure cleaning services. However we find the demand for graffiti removal and graffiti coatings remains consistent.


How do I choose my Territory? Most franchisees choose a territory which is close to their home so they don’t have to travel much for their work. You are able to choose your territory from the remaining territories available at the time of your enquiry.

Do I pay ongoing royalties like other franchises?

Can I speak to the existing franchisees? Yes. As you move through the process we will provide you with the contact details of franchisees in your state so you can make contact and ask them about their experience as a Kleenit Franchisee. When you receive the Disclosure Document you will get the contact details of all Kleenit franchisees.

Yes. Any franchise system you join will require you to make an initial investment in the franchise as well as a small royalty on earnings. In the case of Kleenit you would pay a total 15% royalty on your turnover. This covers the cost of the ongoing support you receive from the 9 people working in the team at the head office. These people keep your business moving. They do all of the group marketing, send out the jobs, take care of all the invoicing, paperwork and debt collection. They build and maintain the business systems and obtain the accreditations which enable you secure or work on larger contracts.... and a lot of other things. This ensures your job is as simple as possible. You get to focus on getting the job done with a minimal amount of paperwork. You can rest easy at night knowing that as long as you follow our simple systems there is nothing else you have to do.

How often am I paid? Once we have received payment for the work you have completed we sent it through to you within 24 hours (less the 15% royalty). For domestic work we have recently moved to credit card as being the primary source of payment. So you can usually expect payment in a matter of days. For commercial and industrial work terms are 14 days. For Local Government contracts the standard 30 day terms apply. We recommend that franchisees have at least one month’s living expenses to draw upon when they commence working as a franchisee.
