10 FRANCHISE RETAIL EVALUATING FRANCHISING FACTORS By: Rudolf Kotik ith the start of 2016, a lot of people consider buying a franchise. Here are some evaluating factors which you should be considering when choosing a franchise:

1. Investment Level. Have your budget ready and consider also cost of rental deposits; construction bonds if the Franchised outlet is in a mall and Operating expenses upon startup; not only the Franchise Fee and initial investment in equipment and fitting out the store. You can avail of bank loans but best way is still to tap into your own finances.

2. Interest in a Business. You don’t have to be an expert in the field you want to get a franchise but you should have the interest doing that field of business. Most Restaurant Franchisee owners only know how to eat but not to cook, even more specific franchise requirements like in the Drugstore business are not difficult even if you have no pharma knowledge, just hire a Pharmacist. 3. Location. Make sure the location is fitting to the kind of business you want to engage in. Some Franchisors may claim their brand is strong enough to place them anywhere, but I highly disagree with that statement.

www.franchising.ph

can be found in the Franchise Disclosure Information. If it is a new Franchise Company, make sure it is properly developed in a professional manner.

6. Training. Make sure the Franchisor of your choice gives comprehensive training not only for the Franchisee but also for all the employees in theory but also hands on, for a period of time till every one perfects the tasks. You want and need guidance based on what’s actually happening in the business.

7. Territory. Depending on your industry and business, look for what’s trending in your territory. Is a certain service in that territory experiencing growth or decline? Every Franchisor should give an exclusive territory, a radius around the Franchised Facility as exclusive zone.

8. Royalties or Continuation Fee. The franchisor should be making money on its royalties, and they are usually based on gross sales and paid monthly. In the vanity sector it is more common that Franchisor charge a fixed amount instead of a percentage.

9. Franchise Agreement. A franchise agreement lasts generally anywhere from 3 to 15 years. If the Agreement is less than 3 years, it is usually a scam! Make sure also the Franchise Agreement has a renewal clause so you are aware what happens when the Franchise agreement expires. 10. New Franchises. Take advantage of lower Franchise Fees and investments, longer contracts and lower royalties and access to the Franchise owner directly, get a franchise from a newly developed Company. Therefore with this issue of Franchising PH Magazine we introduce the developments of RK Franchise Consultancy of 2015.

4. Market. Has a defined market been determined? Biggest markets are food, followed by the Vanity and Health Sector at the moment. A good market since Franchising began is also anything related to Education.

5. Franchise Assistance. Best way to research a Franchise Company is to ask the existing Franchisees in a system. Their contacts

2015 Entrepreneur of the Year Cebu Chamber of Commerce & Industry One turning point in my life as an entrepreneur happened ten years ago when I read an article in the Harvard Business Review magazine entitled, “Why Entrepreneurs Don't Scale Up". It made a lasting impact on me. The fact is that few businessmen are able to grow their business to it make hugely successful. One reason is because their entrepreneurial development doesn’t keep pace with the needs of their growing enterprise. Ironically, the entrepreneurial characteristics of vision, drive, creativity and passion can only carry you up to a certain point. Beyond that you have to be extraordinarily special to rise above the competition and this cannot be achieved without continuous learning. I, too, faced the same challenge as head of our family business. As someone with no business background or training, I felt unprepared to be CEO of a growing enterprise. So, I went to something that worked for me in my younger days: READING. My thinking was if I was able to overcome my shyness and inferiority complex through books then I can also do the same to become a better entrepreneur. And so I read all the business and self-improvement books that I could lay my hands on. I must have read several hundreds in the last 25 years (I still do today) but these eight books changed my life as an entrepreneur: 1) THE EFFECTIVE EXECUTIVE by Peter F. Drucker. This book taught me that the executive’s job is to “get the right things done.” Drucker identifies the five essential practices that can, and must be learned for one to be an effective executive. This is where I learned to be results-oriented. 2) LEADERSHIP by Rudolph Giuliani. Written by former New York City Mayor Rudy Giuliani after the 9/11 terrorists attack, it has plenty of insights on the subject. It’s a book you wouldn’t want to put down once you start reading it.

4

www.franchising.ph

3) JACK:STRAIGHT FROM THE GUT by Jack Welch. Welch was General Electric's legendary Chairman & CEO from 1981 to 2001. Under his watch GE’s value grew 4,000 times, making it the most valuable company at that time with 400,000 employees. He inspired me to think and aspire big things. 4) THE 21 IRREFUTABLE LAWS OF LEADERSHIP by John Maxwell. From this book I learned about the importance of building and managing momentum and why it’s the leader’s most important job. Maxwell calls it the “BIG MO.” Without momentum, your business is merely standing still and not moving forward. 5) EXECUTION: THE DISCIPLINE OF GETTING THINGS DONE by Larry Bossidy and Ram Charan. Before reading this book I had the wrong notion about delegation. From here I learned that getting things done is my responsibility and something that I can’t delegate to others. I also learned that to be effective I must continually immerse myself in the three aspects of execution, namely; the People Process, the Strategy Process and the Operations Process. This book made me more “hands-on” as a leader. 6) GOOD-TO-GREAT by Jim Collins. From Collins I learned how vital it is to have the “right people on the bus, the wrong people off the bus and right people in the rights seats”. This book taught me about the “Flywheel Effect”, the “Dooms Loop" and “Level Five Leadership” and how to use the “Hedgehog Concept" in sizing up a business opportunity. 7) READY FOR ANYTHING by David Allen. This is the book that rid me of my procrastination and “mañana” habit. This is where I learned about “open loops” and how to close them by taking only the “next best action step” instead of thinking 10 steps ahead. This book transformed me from a man of talk into a man of action. 8) GREAT-BY-CHOICE by Jim Collins. Go to the chapter entitled, “Return on Luck” or “ROL” as he calls it. Many experts regard his findings on the role that luck (good or bad) plays on people and companies as the greatest discovery on business theory in this century.

SECURITY WITH YOUR BUSINESS MODEL By: Harry Tambuatco We need to identify what we want to do in life. In starting a business or career, it is crucial that we like it. Business is for life. To persevere, we must like it and be determined to succeed. Knowing this at the beginning smooth’s the way towards establishing a firm business model. Burnout will not be among our problems. We must address the basics, of course: understand marketing principles, identify the plan for a product or service, set up R&D, and decide packaging, production, distribution and advertising (or the gamut of marketing disciplines). Once we have identified our niche in the marketplace, we can establish the business model. That is our base for generating a profit. It doesn’t stop there, however. We must continually improve our systems; we neglect product development at our peril. To establish financial stability means we must stay the market with all its bobby traps, manholes, and distractions. Then comes the time for professional branding, which is much more than the name or title you have given your product or service. It is a strategic alliance with it. The road to financial success life can be long and arduous. The time tested approach starts with patience and the determination to go forward. It’s like a

8

www.franchising.ph

ladder. We can slip on one or two steps as we ascend, but we need never drop all the way to the ground. It’s all a matter of climbing back up again. We learn from these slips and can find ever better ways to get back up. And through this experience, we make the ladder steps more and more stable. If we do fall all the way to the ground, maybe we haven't paid close attention to our falls. Success is not without its problems. In fact, success can, at times, trigger failure. A common problem is the frivolous squandering of finances. A change in attitude is another pitfall (i.e., kayabangan). Unwise management decisions that deter us from objectives are also common. And the government is good at miscalculations. A myriad of problems are always in our path. We just have to survive them. Unless you are all knowing, life’s journey will not be easy. Inherited wealth or business seems to be the first to fail, so it is no sin to start out with nothing. If we start with nothing and stay hungry, we’ve got a good chance of succeeding. Eric Clapton once said “you can’t play the blues without having felt the blues,” he is correct except we do not understand nor wish to comprehend his pronouncements. The “know-it-all” characteristic is inside most of us and it is difficult to shake it off especially when we succeed. OVERSEAS GLIMPSE 2015 FRANCHISING By: Mr. Dioscoro Odsinada, CPA

20 Best Countries to Raise A Family Austria Ranked 1st, Philippines 14th According to the latest survey by Inter Nation Institute, a networking group for expats using Family Life Index, Austria is the best country in the world to raise a family in 2015. They ranked the countries according to the results in availability of childcare and education, costs of childcare and education, quality of education, family well-being, as well as childcare education options. Only two Asian countries are in the list, Singapore which is ranked 6th and the Philippines which is ranked 14th. Austria topped the list because of its social system which is very supportive of parents. Parents gave it the highest ranking for the availability of childcare and education. In Austria companies offer parental leave once a child is born, and all families receive “kinder geld”, a monthly allowance for childcare expenses ranging between 100 to 200 euro until the child turns 18. Austria offers a combination of children’s health and safety, children’s general well- being, a wide range of leisure activities for kids and family life in general, making the country an attractive place to live. Ranked 2nd to 20th are Finland, Sweden, Israel, New Zealand, Singapore, Germany, France, Australia, Luxembourg, Denmark, Spain, Poland, Philippines, Mexico, Canada, Norway, South Africa, Bahrain and Costa Rica. In earlier business and pleasure trips with some business groups, Roy and Judy Odsinada, Chairman/CEO and Vice –President /Treasurer of Odsinada Dioscoro and Co. / Roy Odsinada Consulting, respectively, have had glimpse of family life in 15 of these countries, except Luxembourg, Poland, South Africa, Bahrain and Costa Rica, which they also hope to travel someday when opportunities present itself. Exploring trade in Europe, they had the opportunity to promote Philippine business in Austria. At Innsbruck, capital of Austria’s Western state of Tyrol is Old Town with its beautiful buildings, one housing the hotel where they stayed, another housing the famous gallery of Crystal World Swarovski, and the famous Golden Roof of Emperor Meximillian I Palace. Glinting in the sunlight and towering above the town is the 2,000 meter-high peaks of the Norkette Mountain range. Innsbruck which means “city and mountains” is known for its imperial and modern architecture designed by its very own world famous Architect Zaha Hadid.

A TEACHER TURNED BILLIONAIRE By: Prof. Enrique Soriano Alibaba founder and chairman Jack Ma says he never thought he’d someday stand in front of the world’s finest minds to talk about his dream. He did just that in Manila last November 18, 2015, where leaders of 21 countries and executives of Fortune 500 companies gathered for the Asia-Pacific Economic Cooperation Summit. To round off his luck that day, in a last minute change of plans, he was even interviewed by no less than U.S. President Barack Obama. Part of their discussion had Ma telling Obama how he thinks government and businesses could work together to help young entrepreneurs. "Government is simple — just reduce the tax, or no tax, for these guys," Ma said to rousing laughter at the summit, as reported by Reuters. "You got a lot of cheers from your fellow CEOs," Obama said in response. Ma also shared how Alibaba has been investing 0.3 percent of the company's total revenue into climate change solutions derived from young minds and other environmental issues over the past six years. Ma further said at the summit that he is an optimist, "You should always have hope. Try to make sure that it's not only in the movies you see ‘Mission Impossible’. In real life you have to make mission possible." Drawing from his own experience in building a business empire from scratch, Jack Ma is the kind of exceptional and talented leader who redefine the path of success. Defying the odds, Jack Ma spearheaded e-commerce in China. As the executive chairman and founder of Alibaba Group, China’s leading Internet business entity, he is among the topmost

Chinese entrepreneurs who made it to the coveted Forbes list in recent years. Jack Ma deviated from conventional methods to give his country the benefits of Internet based commerce. He lacked any technology and computing background and that makes his success even more astounding than the likes of Mark Zuckerberg and Bill Gates. When he started his career as an English teacher, few could have predicted him to become an internet mogul. Fresh off the biggest IPO in history, Alibaba founder and chairman Jack Ma is now the richest person in China, worth an estimated $25 billion, which includes his 7.8% stake in Alibaba and a nearly 50% stake in payment processing service Alipay. Ma is a true rags-to-riches story. He grew up poor in communist China, failed his college entrance exam twice, and was rejected from dozens of jobs, including one at KFC, before finding success with his third internet company, Alibaba. He was born and raised in Hangzhou, in China’s Zhejiang Province, born Sept. 10, 1964. His zeal to enhance his aptitude and acquire new skills was evident from childhood. As a teenager, he started communicating with foreign tourists to enhance his English skills. He entered the Hangzhou Normal University and completed graduation in English. Later in his life he attended Cheung Kong Graduate School of Business in Beijing. How many people go off to college and university then find themselves not even needing the qualification they studied for by their mid 20's? Jack recalled how he and 17 others who started Alibaba in his apartment years ago knew nothing about the internet. “Until today, the only thing I know about the computer is how to receive and send emails, browse, and watch videos.” What he is most interested in is how nations will use the web to help small businesses grow across the world. He said in China, Alibaba has helped 12 million merchants sell to customers online. On Singles Day on November 11, which is China’s – and the world’s – biggest online shopping day, Alibaba saw record-breaking sales worth over US$14 billion, which he didn’t imagine when they were starting the ecommerce company in 1999. 8 ESSENTIAL CHRIST-BASED LEADERSHIP QUALITIES By: Paul S. Pereyra With the Philippine elections just around the corner, a lot of people are asking if the person or persons they have chosen in their minds are really best fit for office. People often ask me what the hallmarks are of a great leader. Whether it’s a company, barangay, city or country, we need men of God who will truly serve both God & man with zeal & faithfulness. We have to remember though that there is no perfect leader. I am not perfect, you are not perfect, nobody is… except Christ. What does God’s word say about Leadership? We refer to the Bible as it breaks down 8 of the major qualities a leader should have. 1. LEADS BY EXAMPLE. There is nothing like being a Positive Role Model it makes it easier for people to follow you when you practice what you preach. In 1 Timothy 4:12 it says: Let no one despise you for your youth, but set the believers an example in speech, in conduct, in love, in faith, in purity. You show the people how to do things instead of just telling them how to do it. They follow you since they can see that you “Walk the Talk”. 1 Peter 5:3 further instructs, “Not domineering over those in your charge, but being examples to the flock.” 2. RULES WITH LOVE NOT FEAR. This is perhaps the very foundation of Christ’s leadership style. In Proverbs 20:28 it states Love and truth form a good leader; sound leadership is founded on loving integrity. Jesus leadership was self-less he put the needs of others first before himself he ministered, healed, comforted & even raised the dead. Christ’s leadership is founded & grounded in love up to the point of death, in fact, John 3:16 expresses this kind of love : “For God so loved the world, that he gave his only Son, that whoever believes in him should not perish but have eternal life. For God did not send his Son into the world to condemn the world, but in order that the world might be saved through him. It’s proven that when you rule with fear people will just do what is required of them but when you rule with love they will cheerfully do more than what is expected. This is further expounded in Romans 12:9-10 9 “Love must be sincere. Hate what is evil; cling to what is good. 10 Be devoted to one another in love.

During rough times, you must learn how to strategize. This is how Flynn’s Buko Shake has started. It was the owners’ idea to put up a small kiosk in Davao where they can cater different types of customers. It was a risky start for them but as they continue to operate their business (Flynn’s buko shake) they’ve never imagined that it will be a big hit. And as their product became the talk of the town, they realized that entering in the world of franchising can help them grow further and be knowledgeable enough about how they can expand their business.

The customers will surely love to taste the goodness of their delightful yet affordable drinks and as they continue to develop their products as well as having the concept of cart and kiosk, the owners have also decided to put up a café as they visualizes a one-stop-shop concept where you can eat and drink in one place. The Redbuck’s Cafe’ that started month of June 2014 is now ready to serve you 10 hours a day. Today, Redbuck’s does not only expand around the metro but also started to grow in the provincial areas through franchising. For franchising you may contact Israel Romano at 09228711091.

Frappe’s frost, bitter and sweet taste suits Filipinos taste buds and there’s no doubt why it’s getting popular in our country. There are many Frappe stores everywhere offering different varieties and flavors and House of Frappe is making its way to the top of the competition with their original mixes of their Chocolate Frappe, Coffee Frappe, Creamy Frappe and Yogurt Frappe.

Aside from the three regular meals, Filipinos love to eat snacks in between. Because of this, RC Yumfoods, Inc., decided that it’s time to put up a new snack brand named Shake Fries that sells spiced-up Belgian fries – a finger-licking goodness that has become one of the most popular snacks to Filipinos.

Today, the company has several braches already. Still, they intend to expand their business through franchising. For franchising you may contact Ron Albert Acoba at 09175814766.

Businesses nowadays are conceptualized by small carts or kiosk. As Redbuck’s Coffee Shakes penetrates the local market, they are focusing on what is beneficial and convenient for the customers. Having different types of outlets nationwide, they are now offering a variety of drinks such as hot coffee, milkshakes and their best-selling coffee shakes.

Having 10 outlets around Davao and upcoming 2 outlets in Cotabato, they are now targeting not only on providing employment but to also gives a chance to those aspiring entrepreneurs to start their own Flynn’s Buko Shake. For Franchising you may contact Wendy Calotes at 09328780324 .

By any means, they are not offering traditional fries. Ketchup and mayo are with the old. What Shake Fries have are zesty strips of potato goodness in a hip shaker bag. What’s the difference, you ask? The difference is the introduction of new fun and unique flavors such as garlic parmesan, cheesy jalapeno, cheesy butter, cheesy pizza, white cheddar, milk chocolate, salted caramel and the like (aside from the traditional trio of cheese, barbeque and sour cream). On the side, Shake Fries also offers iced shakes that match perfectly with your fries. Spiced-up fries and iced shakes – perfect combo to have any time of the day!

BUSINESS

FRANCHISING TRANSFORMATIONS By: Wilson Ng I’ve always been fascinated by corporate transformations – how companies totally reinvent themselves in order to remain competitive. Sometimes the original reason or products of the company are no longer relevant and then the owners have to reinvent themselves in order to continue or grow the business. Of course, we know SM stands for Shoe Mart – and it was selling shoes as its primary ware before it became the all-encompassing brand that means almost everything to the Filipino. Jollibee started off as an ice cream parlor before it became the quintessential fast food company. Nokia has been well in existence since 1865 when it was a pulp mill. It eventually expanded to rubber, forestry, cable, electricity and electronics business. It is most well-known for its mobile phones, because for a while, it was the world’s biggest cell phone company. Now it has transformed itself after selling its mobile phone business to Microsoft, and went back to telecommunication infrastructure. HP used to Hewlett Packard, a manufacturer of scientific instruments and calculator before it went to become a printer company. Then it bought Compaq and became a dominant personal computer and server company. IBM came from the other side. A hundred years ago, it used to sell cash registers, and tabulating machines, and typewriters, Then Thirty Years ago, it was a computer mainframe company that got almost all its sales from computers ( with services and software bundled in). Now IBM is no longer International Business Machines, because machines or computers account for less than 10% of its sale.

24

www.franchising.ph

IBM is primarily a service company that gets almost 90% of its sales from software and services. Another famous personal computer DELL is famously also reinventing itself. From a personal computer, it has started buying scores of software, services, and storage companies to transform itself. Most recently, it bought EMC, a company that is twice its size that is well known for storage, and also with it, a stake in VMware, which is a virtualization software. It is expected that when this is done. Dell will get less than half of its revenues from personal computers. The one that fascinated me, and is probably a very bold step is Playboy. For over 50 years, Playboy is known for one thing – nude women. Playboy has announced that starting March of 2016, it will stop publishing nude women. The CEO said that they want to transform the business, because there is so much prevalence and ease of seeing nude women in the internet, that there is no more value in producing that. They may be right. Last year, they had an experiment. Playboy.com, their website, stopped publishing nude pictures, and the traffic purportedly shot up from4 million to 16 million unique visitors per month. That is because without nude pictures, their website suddenly become a forum for serious life and business discussions, and many corporations now allow its access from the office. How about you? How is your business doing? Do you see any need to reinvent your product or transform your company? You may need it – because no product is forever.

8 ESSENTIAL CHRIST-BASED LEADERSHIP QUALITIES

RETAIL

By: Paul S. Pereyra Speaker, WOW Guru & Brand Expert

FRANCHISING (Continuation from page 16)

Honor one another above yourselves.” When you respect people, put them first and care about them you will win their hearts. Loving leaders inspire people into action and make them achieve more. 3. IS A PEACEMAKER. A good leader creates an environment of peace and cooperation. His concern is the safety, unity and welfare of his people. James 3:17-18 clearly states “But the wisdom from above is first of all pure. It is also peace loving, gentle at all times, and willing to yield to others. It is full of mercy and good deeds. It shows no favoritism and is always sincere. Peacemakers who sow in peace raise a harvest of righteousness.” 4. IS A SERVANT. A servant leader encourages, supports and enables subordinates to develop to their full potential and abilities. It seeks to serve first in contrast to the hierarchical top-down style. It is also more participative than autocratic. Matthew 20:26 explicitly says "It is not this way among you, but whoever wishes to become great among you shall be your servant”. Jesus is the greatest example of a servant leader as exhibited in John 13:12-15.12 When he had finished washing their feet, he put on his clothes and returned to his place. “Do you understand what I have done for you?” he asked them.13 “You call me ‘Teacher’ and ‘Lord,’ and rightly so, for that is what I am. 14 Now that I, your Lord and Teacher, have washed your feet, you also should wash one another’s feet. 15 I have set you an example that you should do as I have done for you.” When you value people and serve them they see your humility and example and emulate you. Servant leaders make great leaders. 5. HAS INTEGRITY. Choosing to do what is right no matter what the circumstances or consequences are is the trademark of integrity. 1 Timothy 3:1-7 puts it quite clearly: Here is a trustworthy saying: Whoever aspires to be an overseer desires a noble task. 2 Now the overseer is to be above reproach, faithful to his wife, temperate, self-controlled, respectable, hospitable, able to teach, 3 not given to drunkenness, not violent but gentle, not quarrelsome, not a lover of money.4 He must manage his own family well and see that his children obey him, and he must do so in a manner worthy of full[a] respect. A Leader with integrity puts a premium on the trust given to him and is incapable of

28

www.franchising.ph

breaking that trust. It is one of the most important attributes a leader must have. 6. IS INCORRUPTIBLE. A morally upright man that resists a bribe is a stamp of a leader who is incorruptible. The bible further elaborates this in Exodus 18:21 “moreover, look for able men from all the people, men who fear God, who are trustworthy and hate a bribe, and place such men over the people as chiefs of thousands, of hundreds, of fifties, and of tens.” Our country is in need of more leaders that are incorruptible. Men & women who cannot be bought. Whose principles are intact. Change & progress will come faster if we choose the right people to lead our institutions. 7. IS GOD-CENTERED. A leader that has strong faith in God and does not rely on his own strength is a mark of a strong leader. In Philippians 4:13 it says13 I can do all things through Christ[a] who strengthens me. God wants us to lift everything up to him and have faith. Both faith in God & faith in people are critical for success. This is very well expressed in Proverbs 3:5-10 “Trust in the Lord with all your heart, and do not lean on your own understanding. In all your ways acknowledge him, and he will make straight your paths. Be not wise in your own eyes; fear the Lord, and turn away from evil. It will be healing to your flesh and refreshment to your bones. Honor the Lord with your wealth and with the first fruits of all your produce;” A country, institution or company that has a God-centered leader is guided spiritually & is blessed. You become the Victor & not the Victim when you trust in the Lord. Just like David who defeated Goliath, he relied on God’s power. Learn to Let Go & Let God and see things change for the better. 8. IS HUMBLE. John Ruskin once said that “The test of a truly great man is in his humility”. The humble person always makes room for progress and believes that we can always be better but the proud man believes he is already there. In James 4:10 it says “Humble yourselves before the Lord, and he will exalt you.” These are just 8 of the many qualities a leader must have. There are more but we will discuss the rest in the future. The bible is perhaps the most comprehensive & time-tested leadership book one can ever use as reference. Strive to develop the attributes you still don’t possess & be a great leader.

A TEACHER TURNED BILLIONAIRE By: Prof. Enrique Soriano (Continuation from page 14) If free trade across physical borders is hard to resolve, Ma said it’s better to start online. He recalled how technological advancement brought about the first and second world wars. He said today, technology should be used to fight a third world war – the one against poverty, climate change, and disease. “ We have to build a world that is more transparent, a world that is more inclusive, a world that cares about others and empowers others.” According to him, most of the innovation will come from the internet generation or those who were born after the 1980s. And with innovation, he said the world will be even more connected. Globalization, he explained, helped pump up the world economy but it was mostly developed nations that benefited from it.

There will be a lot of problems, yes, but people should not lose hope. Ma shared his philosophy in doing business: “Today is difficult. Tomorrow is much more difficult. But the day after tomorrow is beautiful.” The Alibaba group has diversified into nine major subsidiariesincluding Alipay and Alibaba Cloud Computing. Alibaba ventured into the state-dominated and staid industries in China including finance and retail. Ma is now venturing into film production. A visionary, Jack Ma is an inspiration to an entire generation. ********** Prof. Soriano is an ASEAN Family Business Advisor, Book Author, Executive Director of Asean-based Consulting group, Wong + 9 Bernstein Advisory and Program Director for Real Estate and the former Chair of the Marketing Cluster of the ATENEO Graduate School of Business.
