Port Coogee Rocks! As part of an ongoing maintenance programme to protect the Port Coogee beach and marina, around 14,000 tonnes of rock have been added to the 650,000 tonnes used in the construction of the original breakwater and seawalls. The delivery of all this rock – 2,500 rocks, equivalent to filling two and a half Olympic swimming pools – entailed approximately

650 truck deliveries. That’s a lot of rock! The original seawalls, which were completed in 2007, are generally in good condition, but after nine winters there were areas of localised damage and deterioration. The important maintenance work is now completed, and will ensure our marina remains safe and protected from the elements for the foreseeable future.

Greening Cockburn Road Frasers Property took advantage of a very welcome wet winter to complete planting on the Cockburn Road reservation. In keeping with our sustainability ethos and enviro-development credentials, all species planted were 100% native and water-wise, including Agonis flexuosa, Eucalyptus platypus, Acacia rostellifera and many more. The plants are still very young – and hard to see just yet! – but Frasers Property will continue to maintain the area for the next three years while they get established, after which it will be handed over to Main Roads WA.

Handover of Infrastructure to the City of Cockburn The day-to-day operations and management of the Port Coogee Marina are now officially the responsibility of the City of Cockburn, after Frasers Property handed over 150 marina berths and the Marina Services Building to the City in July 2016. This means the City is also responsible for • Connections to and maintenance of non-potable water irrigation •

Ongoing environmental obligations

• Operating the Ground Water Inception Drain •

Future sand bypassing

Stage 2 of the marina, which comprises around 150 additional berths, will be delivered by the City, with timing yet to be determined. All marina enquiries please phone 9411 3444 or email customer@cockburn.wa.gov.au

Omeo Park is now even bigger and better! The recently launched Coogee Maritime Trail is a new purpose-built reef consisting of 33 unique reef modules that together creates a complex artificial reef that will attract and support a wide range of fish species, crayfish and molluscs. Underwater artworks have also been added, creating a very special place to snorkel and scuba dive alongside the Omeo wreck. A beautiful place to enjoy the Maritime Trail – without getting your feet wet! – is at Omeo Reserve, the parkland that runs alongside the ocean from Perlinte Way all the way down to Socrates Parade. Frasers Property recently completed the delivery of the 9,225m2 extension to Omeo Reserve. This latest extension is the jewel in the crown of this reserve, boasting an architecturally designed pavilion overlooking the Omeo wreck,

public art salvaged from the wreck itself, interpretative and educational signage, along with manicured landscaped gardens, turf and pedestrian/cycle pathways. The extension also includes the installation of marine-grade stairs by the City of Cockburn, which will provide safe access to the beach and dive trail. Omeo Reserve will eventually continue right the way around the peninsular in line with the approved Structure Plan, providing even more public space for the community to interact with the ocean. Delivering high quality, high amenity parks that provide great spaces where the local and wider community can come together to enjoy and connect is something Frasers Property considers vital – and that’s just what we’re doing here at Port Coogee!

Sustainable Design at PC on the Park Sustainability for both the natural and built environments has always been a priority for Port Coogee, and PC on the Park – our newly completed town homes just up from the waterfront - is a prime example of how Frasers Property is leading the way towards a smarter, more sustainable future. Five of the 11 town homes have already been sold and settled, and the new residents are now enjoying a range of important environmental initiatives: • Energy Efficient LED Lighting – LED luminaires use less power than incandescent and halogen lighting, and they last longer – both great money-saving advantages as well as environmental

• WELS Rated Fixtures and Appliances – only top rated WELS sanitary fixtures are used at PC on the Park, for maximum water efficiency • Low VOC materials – all paints, sealants and finishes used at PC on the Park are low VOC, minimising risk and keeping residents safe from harmful pollutants • Construction practices ensure that over 80% of waste materials used during construction are being recycled.

VIP event celebrates completion of PC on the Park Invited guests joined us for a lovely night on Wednesday 8th Feb 2017, when we were able to take a first look at two of the town homes we have recently fully furnished. Guests were very impressed with the look of the homes, and interest was strong. The evening was enhanced by catering by Port Coogee Continental Deli, and music from Chris, just one of the new owners that have moved in and are loving the Port Coogee lifestyle. Come and see for yourself how easy it is to live the dream just a stroll away from the beach. Call Trent on 13 38 38 and he’ll be happy to show you through.

Free Wi-Fi at the Beach! You are now able to log on to free Wi-Fi at Ngarkel Beach. While Frasers Property is providing the free service, the internet and infrastructure are installed and managed by Acurix Networks, so if you need network support you can call Acurix on 1800 113 582 during business hours, or email support@acurixnetworks.com 24 hours.

Environmental Re-Accreditation Port Coogee was the first mixed-use project in Western Australia to achieve EnviroDevelopment certification from the Urban Development Institute of Australia (UDIA), and we’re pleased to announce we have just been re-certified. The EnviroDevelopment accreditation scheme is a scientifically-based branding system designed to make it easier for purchasers to select more environmentally sustainable homes and lifestyles. Port Coogee has been again accredited by the UDIA, based on its EnviroDevelopment sustainability assessment

that recognises a development’s "outstanding sustainability outcomes". Certification is awarded across several areas of excellence, and Port Coogee is proud to have achieved certification for outcomes over and above statutory requirements in the areas of Ecosystems, Water, and Community.

Meet Your New Marina Manager Now that the Port Coogee Marina is under the management of the City of Cockburn, we thought it was a good time to meet the new Marina Manager, Joanna Garcia-Webb – her official title at the City is Marina & Coastal Engineering Manager, Infrastructure Services. Joanna, when did you take on the role as Marina Manager? I started with the City of Cockburn in June 2016. The City took over management of the Port Coogee Marina on the 24th July 2016, so my formal marina management started at this time. Where were you working before you took this on? I was working as a coastal engineer in the private consulting industry. This involved leading a team of coastal and environmental scientists and engineers, plus managing the delivery of multiple coastal and marine projects. What does the ‘Coastal Engineering’ part of your job involve? In addition to managing the Port Coogee Marina, I also manage the City of Cockburn’s coastline. This includes managing coastal erosion hot spots and planning for climate change. The City of Cockburn chairs the Cockburn Sound Coastal Alliance, a joint coastal management initiative with the Cities of Fremantle, Kwinana and Rockingham, which I am also involved with. Where are you based? I am based in the Marina Services Building down at the Port Coogee Marina. We are on

the ground floor of the building immediately seaward of the Dome. Please feel free to drop by and say hello! What does an average day look like for you? I have a long list of responsibilities, and no two days are the same! This includes liaising with penholders; inspecting the Marina pens; ensuring legislative & environmental compliance and financial management; maintenance of infrastructure assets and Marina facilities; acting as an interface between the City and the community for issues across the City’s coastline; and fielding new customer, community and stakeholder enquiries. What’s your favourite part of the job? I love all things to do with the ocean so working down here at the Marina is perfect. I love to help people, and providing penholders with a great service is something I both enjoy and strive for. I also have a high attention to detail and love organising, so setting up and improving management systems is really exciting for me! I am passionate about coastal management and planning for climate change. In addition to managing an exciting business, this role allows me to work ‘at the coalface’ so to speak. I can assist with educating the community on how climate change affects our coastal environment and what options are available going forward. For example, I am presenting this topic at a school next week. Are there pens available for boat owners? Yes we have a few available pens: 10m, 12m, 15m and 20m sizes. More pens will be coming in 2018 so watch this space!

Port Coogee kicks off summer in style! An entire Port Coogee community – residents, family, friends, visitors and guests – came together to celebrate and enjoy the festivities of the inaugural ‘Hello Summer’ celebration on Saturday, December 3rd. AFL legend and Fremantle Dockers icon Matthew Pavlich led a group warm-up session before hosting a ‘Kick-off with Pav’ competition that saw four talented winners across different categories each win a $1000 sponsorship for their respective sporting clubs, and an official framed Freo Dockers #29 football jersey autographed by Pav for themselves. Kiara Bowers, marquee player for the Dockers Women’s AFL team, hosted workshops and footy drills that won her a league of devoted

fans and showed us all why she’s officially on her way to AFL stardom. In amongst the fans and flying footballs, the crowds enjoyed a showcase of local musical talent and entertainment, market stalls, food trucks, a pirate bouncy castle, an Alice in Wonderland tea-cup ride, and a back-to-back schedule of free children’s activities. It was an amazing day that truly showcased the unique beauty and passionate spirit that lies at the very heart of the Port Coogee community. Special congratulations to everyone who entered the Kick-off with Pav competition, especially to all our winners – you did your clubs proud!

Port Coogee beaches even safer for everyone! Everybody who visits the beach at Port Coogee can now feel significantly safer, thanks to a partnership between Frasers Property and the City of Cockburn. Last year, Frasers Property donated $7,500 to the Coogee Beach Surf Life Saving Club (SLSC), which paved the way for the installation of an Emergency Response Point (ERP), a mobile emergency communications device that will make it easier for the SLSC to identify emergencies at locations not under their direct surveillance. The ERP is now installed and ready to go, and Sarah McDonald, Director of Lifesaving at Coogee Beach SLSC, says it will make a huge difference to how lifesavers respond on Coogee’s beaches.

“The ERP works just like the radio communication that all lifesavers use, but in this case allows the public to communicate directly with Surfcom, who monitor all our emergency calls. If someone presses the ERP button, SurfCom can immediately respond by assessing the situation and radioing through to our patrol, so we know where we need to be. The ERP will be out on location at Port Coogee at all times that our patrols are on roster at Coogee Beach, so the ERP means we can respond and get immediate help to Port Coogee when needed. We also have rostered lifesaver patrols at Port Coogee on Sundays between 10-2pm, with the addition of 11-12noon on Saturdays.”

Observations Port Coogee really comes into its own at this time of year – it always looks its best with residents out and about enjoying the sunshine and mild weather, and the magnificent beachfront location. The current property market in Western Australia continues to be challenging, but over the last two months our enquiry level has increased, resulting in an increase in sales. While it is early days, we believe that this is a positive sign and evidence of a perfect opportunity for potential buyers. Getting in before the rush of the next cycle means there is a wider range of lifestyles on offer. Remember, if you are a previous purchaser and refer someone to Port Coogee, we offer a $2,000 referral fee under our Prosperity Loyalty Rewards Programme. You may also get a 2% or 3% discount off the list price of future Frasers Property purchases. With the prospect of growing demand and new sales, we look forward to progressing key infrastructure at Port Coogee; there is around $600-$700million worth of new projects planned in the years ahead, so the future is looking very bright indeed. I wish you and your family all the best as you enjoy the wonderful facilities of Port Coogee!
