PROPERTY: Rental Appraisal Encompass - Carlton
I am pleased to provide you with a with a rental appraisal for the above-mentioned property. After taking into account current market rental conditions and comparable brand new properties leased in the Carlton area, if these apartments were available for rental today, I anticipate the gross weekly rental rates would be as follows:
•1 bed + 1 bath + 1 car space
•2 beds + 1 bath + 1 car space
•2 beds + 2 baths + 1 car space
•3 beds + 2 baths + 1 car space
-$ 400 per week to$ 430 per week
-$ 520 per week to$ 560 per week
-$ 570 per week to$ 600 per week
-$ 725 per week to$ 795 per week
This figure is a gross rental amount and does not factor in holding costs, including council rates, water rates, strata levies and any property management fees payable on the property.
I may need to re assess the rental estimate upon completion of the development which will enable me to consider factors such as market conditions, aspect, views and vacancy rates.
