Allendale Residents’ Club will be managed by Quantum United. With a rich history of club management and prior partnerships with Frasers Property Australia, there is no better group suited to the task of ensuring this place operates as smoothly, as it does successfully.

As an award-winning management and consulting company which specialises in large-scale residential communities, Quantum United will manage the daily operations of Allendale Residents’ Club including administration, maintenance, financial management and compliance with all government legislation related to Frasers Property Australia.

They’ll also host a range of community activities in and around Allendale Residents’ Club, encouraging social connections that will make this place one where everyone feels welcome. Following settlement of their property and to assist with club inductions and access, residents will be contacted by Quantum United directly.

To make the process easy, they’ve developed a Five Farms Community App which is now available for download.

What is an Owners Corporations (previously known as Body Corporate)?

The Five Farms Owners Corporation was established when Frasers Property Australia developed the land into multiple lots that share common property. That means every buyer at Five Farms automatically becomes a member of this governing body.

It will help us make decisions that best manage and administer common areas like Allendale Residents’ Club, Silo Park and more. It also ensures these amenities are kept to a high standard through the regulation of rules required to manage the property.

When was it created?

Upon registration of the planned subdivision with common property, an Owners Corporation is created.

At that time, all lot owners (of both vacant and completed properties) automatically become members of the Owners Corporation pursuant to the Owners Corporation Act 2006.

The Five Farms plan of subdivision (842537H 1) was registered on 24 April 2023.

How does it work?

As a member, you have a legal obligation to fund the Owners Corporation through the contribution of fees.

The fees, amongst other things, will also fund the operation and maintenance of Allendale Residents’ Club and contribute towards the management and administration of the Owners Corporation.

Who manages the Owners Corporation?

Quantum United Management works together with all owners, Frasers Property Australia and your appointed Committee to manage the affairs of the Owners Corporation and Allendale Residents’ Club.

They have extensive knowledge of the legislation governing Owners Corporations and will continue to assist with regulatory compliance.

That means Quantum United’s primary duties are the financial management and reporting of owner funds, maintenance, governance and compliance of community assets and importantly, ensuring you’re in the know with everything related to the Five Farms Owners Corporation.

What are the current Owners Corporation fees?

The Owners Corporation fees will be based on the approved budget, which will be tabled with all members each year at the Annual General Meeting.

As outlined within the contract of sale, the fee is anticipated to range between $800-$1,100 per annum. These fees will be due quarterly on 1 April, 1 July, 1 October and 1 January.

What are the Owners Corporation rules?

Five Farms has registered Owners Corporation rules that apply to all members. These rules are in your contract of sale and cover key areas such as the development and maintenance of lots, amenity controls and use of lots.

We ask that you take a few moments to read through and familiarise yourself with these rules.

You can view or download Five Farms’ rules from the Five Farms Community App.

How do I contact Allendale Residents’ Club?

Who can access Allendale Residents’ Club?

Owners and occupiers within the Five Farms plan of subdivision are welcome to register to use the amenities available at Allendale Residents’ Club. That includes:

Lot owners as named on the land title.

Occupiers residing within the same property as the lot owner.

Residents as named on a current residential tenancy.

Owners and occupiers must also be fully inducted before using the facilities. The only exception is the café which is open to the general public.

What

are the opening times?

The gym is open from 5am to 11pm, Monday to Sunday.

The pool and sports courts are open from 7am to 10pm, Monday to Sunday. The café is open from 6am to 5pm, Sunday to Thursday, and from 6am to 8pm, Friday and Saturday.

The BBQ area is open from 9am to 7pm, Monday to Sunday.

The co-working space is open from 9am to 6pm, Monday to Sunday.

The function room is open from 6pm to 10pm, Sunday to Thursday, and from 6pm to 12am (midnight) Friday and Saturday.

How do I complete the induction process?

To start, download the Five Farms Community App from your preferred app store.

To obtain full access of the app, you will need to complete and submit the Request New User Login form.

Once access is granted, visit the Allendale Residents’ Club section and complete the online induction.

Upon completion, including the questionnaire, book an appointment at Allendale Residents’ Club to finalise the induction and collect your access card.

How many access cards can I have?

Each lot is entitled to ONE (1) complimentary access card—this is provided at the completion of the induction.

A second access card can be purchased from the Owners Corporation. Please note that a maximum of TWO (2) access cards can be held per lot.

What if I lose my access card?

Contact Quantum United Management by completing the application form via the Five Farms Community App. The lost access card will then be cancelled, and a replacement card be issued.

What happens once I am inducted?

Allendale Residents’ Club is now all yours within the registered parameters such as opening times. You will also be able to book the BBQ area, multi-use court, meeting and function rooms at your leisure.

Can my child who is under 16 attend the facility?

If your child is under 16, they must be supervised by a legal guardian at all times.

What happens when my child turns 16?

Your child must complete the induction process. Once inducted they will be linked to your access card.

Can I bring a guest?

Under normal operations, you can bring one guest. However, you must sign them in via the logbook at reception and ensure they are accompanied throughout the duration of their visit.

Outdoor Swimming Area

What are the pool temperatures?

• The lap pool is approximately 28 degrees.

• The spa and splash pad are approximately 34 degrees.

What are the maximum pool depths?

• The lap pool is 1.8 metres deep.

• The spa pool is 0.9 metres deep.

What are the rules regarding child supervision around the pool area?

Children under 5 years must be within arm’s reach at all times of their parent or guardian.

Children under 16 years must be supervised by their parent or guardian at all times.

What are the hygiene requirements when using the pool area?

• Don’t swim if you are unwell.

• Shower and wash with soap before swimming.

• Avoid swallowing pool water.

• Infants must wear a swimmer nappy.

• Wash your hands with soap after going to the toilet or changing a nappy.

• Nappies must be changed in the designated areas only.

What amenities does the pool area include?

You’ll find the lap pool, kids splash pad and spa pool in the swimming area.

Who can use the spa?

Only those aged 16 years and over can use the spa.

Are there lifeguards on duty?

There will be no lifeguards on duty and residents are reminded to actively supervise their children whenever using the pool and spa area.

Is the pool area accessible for individuals with disabilities?

There is a pool hoist available for individuals with disabilities.

Can I host a pool party or private event at the pool area?

No, members are not allowed to host parties or private events at the pool area.

Are there changing facilities available?

Yes, there are change rooms with lockers available located nearby.

Gym

Who can use the gym?

Only inducted members aged 16 years and over can use the gym.

What are the hygiene requirements when using the gym?

• Appropriate attire and footwear must be worn.

• Wipe down equipment after use with wipes provided.

• Bring a towel for your own personal use.

I would like to use the gym, but I don’t know how?

Basic instructions will be provided during induction or you can scan the QR codes available on gym equipment to access step-by-step guide videos.

Will there be a gym attendant present?

No, however any inquiries or assistance will be provided from the Allendale Residents’ Club management team during club operational hours.

Function Room

How do I book the Function Room?

Fully inducted members can book the function room through the Five Farms Community App. A member of the team will then be in touch for further details and to confirm your booking.

Is there a fee to book the Function Room?

There is no fee to book the function room, however, you will be required to pay a refundable bond beforehand. A standard cleaning fee will be charged, and a security fee will also be charged if required.

Can I invite non-residents to events in the Function Room?

Yes, but you must adhere to the maximum capacity of the room as outlined in the Five Farms Rules of Owners Corporation booklet and on the Five Farms Community App.

Does a function room booking extend to other facilities?

No, booking is only available for the function room.

What amenities are available in the Function Room?

The function room features dining tables, chairs and audio-visual equipment.

Can I bring my own catering or hire an external catering service?

Yes, but please consider that the kitchenette is only equipped for re-heating food.

Can I prepare the meals, or have a caterer prepare meals in the kitchenette?

No, the kitchenette offers preheat facilities only.

Is alcohol allowed in the Function Room?

Yes, members are allowed to bring their own alcohol for events in the function room but will need to indicate it at the time of booking as security charges may apply.

Are there restrictions on the type of events held in the Function Room?

The function room is suitable for a variety of family-friendly events, including dinner parties, celebrations, meetings, and gatherings. If unsure, consult with the club’s management for further guidance.

Is parking available for my guests who are attending my function in the Function Room?

Guests can use the parking facilities at Allendale Residents’ Club.

Meeting Room

How do I access the Meeting Room?

Bookings are required and can be made via the Five Farms Community App. Please note that bookings are limited to two-hour timeslots.

Can I invite non-residents to attend the meeting room?

Multi-Use Court

How do I access the multi-use court?

Bookings are essential and can be made via the Five Farms Community App. Please note that bookings are limited to one-hour timeslots.

What sports can I use the multi-use court?

The multi-use court can be used for tennis and basketball.

Are tennis racquets or balls available for hire or purchase from the club?

Residents are required to bring along their own tennis racquets, basketball or other necessary equipment.

BBQ

How do I access the BBQ?

Bookings are required and can be made via the Five Farms Community App. Please note that bookings are limited to two-hour timeslots. The BBQ can only be used by inducted members and will only be turned on during booking times.

Do I have to bring my own BBQ equipment and utensils?

Yes, residents are required to bring their own BBQ equipment and utensils.
