When it comes to the interface between working and living, everything has changed. Technology has enabled bold new frontiers in communication. Work spaces are no longer fixed abodes. And workplaces are statements of design in their own right. At the forefront of this change is One Hundred Broadway. Purpose-built for a new generation of businesses and employees to take advantage of all these opportunities – at the heart of one of the world’s greatest and most sustainable city hubs – Central Park. Designed by internationally renowned architects Foster + Partners and collaborating architect Architectus, this is the benchmark that forward-thinking businesses have been waiting for – a new era in productivity, insightful environmental thinking and beautiful design.
The new way to work

Central Park

From its rich industrial past to one of Sydney’s most dynamic and elegant urban quarters, Chippendale is one of the most exciting areas in Sydney for both employers and employees. And One Hundred Broadway, Central Park will only contribute further to this reputation. This is Sydney’s new downtown; a vibrant, contemporary destination on the southern edge of the CBD, just 1.5km from Town Hall, and neighbouring the bustling communities of Surry Hills, Chinatown, Pyrmont and Ultimo. Your workplace has never been so connected – or so close to the colour and dynamism that make Sydney one of the world’s great cities.
Chippendale. Redefining Sydney.

Conferences and exhibitions Reach further Sydney is developing a powerful international reputation as a world-class conference and exhibition destination – and it’s about to get even better. Central Park will link to the new Sydney International Convention, Exhibition and Entertainment Precinct (SICEEP) at Darling Harbour – ensuring Sydney remains the leading contender for business activities in the Asia Pacific region.
Education gateway Think brighter The neighbourhood overflows with imagination and intelligence; the University of Sydney, Notre Dame and Sydney TAFE are all within walking distance. While the University of Technology Sydney is literally across the road, continuing its campus expansion with breathtaking examples of contemporary architecture – including the new Dr Chau Chak Wing Building at the UTS Business School. With UTS’s international reputation for producing some of the world’s brightest minds, your future workforce is literally on your doorstep. 3
Central Park
The Goods Line Walk smarter With an average of 2,426 sunshine hours a year, walking in Sydney is one of its greatest, yet simplest, pleasures. One Hundred Broadway, Central Park is connected to the new trafficfree pedestrian and cycling network that encompasses Central Station, UTS City Campus and new Business School, and SICEEP. Modelled on an old railway line, and more of a linear park than a walkway, it’s Sydney’s answer to New York’s much loved High Line.
T H E LO CAT I O N
If connectivity is key to better business, then One Hundred Broadway doesn’t just deliver; it sets entirely new benchmarks. Sydney's most important transport hub, Central Station, with both train and light rail connections is just five minutes' walk away, while the city's main bus intersection is even closer. Walking is a breeze thanks to the new Goods Line, and riding your bicycle has never been easier with Sydney’s growing enthusiasm for pedal power and a cycle network to match.
Getting here Central Park is quite possibly the best connected workplace in Sydney. ·· Air. Sydney Domestic Airport is 25 minutes away by taxi or train.
“ Across town in 5 minutes. Too easy. ”
·· Car. Central Park has the largest carshare hub in Australia. You will have every type of car available to hire at your choice.
Transport network Travel faster. Central Park is located at the southern end of the Sydney CBD and is a longstanding transport gateway to the city, the outer suburbs and even internationally via Sydney Airport. In addition to the nearby Central station, Inner West light rail, and bus terminals, investment in Sydney’s light rail network will transform the city – running from Circular Quay down the length of George Street, through Surry Hills to Randwick — all just minutes from Central Park. With trains scheduled to run every two minutes, it will simply become the fastest way to get around Sydney. 4

·· Rail. Central Station is only a 5-min walk away, and a new Central Light Rail station connects Central Park to SICEEP, Pyrmont, Glebe and beyond. ·· Bus. Around 55 bus routes converge at Central Station alone.

Central Park
T H E LO CAT I O N
Central Park was planned from day one to be of international significance. It’s an address to be proud of, and one which has already won numerous international awards. A hand-picked team of inspiring and exciting creative minds from across the globe collaboratively designed and planned the Central Park vision; ensuring that the mixed-use master-planned precinct would offer the best urban community for those who live and work there and for the rest of Sydney and international travellers to enjoy.
Hotels and accommodation Relax and stay.
“ Time to relax and recharge. Lunch breaks never felt so good. ”
Childcare Stay and play. Childcare and careers shouldn’t have to be mutually exclusive. One Hundred Broadway will be above a 90-place childcare facility operated by Greenwood Early Education Centres, while a second childcare centre is to be located in the Wonderland building on the south side of Central Park. Both will open in 2018.
Green space Unwind and discover. Chippendale Green – the living, fertile wide open space at the centre of Central Park – is a 6,400sqm urban oasis. As such, it already attracts and recharges hundreds of office workers, residents, tenants and visitors who choose to relax, catch up, eat and unwind here. One of the most unexpected surprises to visitors is the number of public art pieces to be enjoyed, no less than $8 million of site specific installations. Popular works such as Halo by Jennifer Turpin + Michaelie Crawford, Patrick Blanc’s vertical living walls and Yann Kersale’s floating light display Sea Mirror enchant viewers, while the White Rabbit Gallery, MOP, UTS Gallery and Carriageworks are all close by.

Three hotels are intended to complement Central Park – a small boutique hotel within the Brewery Yard itself; a larger 297-room Four Points by Sheraton; and the boutique hotel, The Old Clare, which will offer business guests walkable convenience, and a range of accommodation, dining and relaxation options.
Central Park. It’s all here.
Shopping and retail Explore and enjoy. Dining and entertainment Escape and indulge. At One Hundred Broadway, work-life balance isn’t just an idea – the entire precinct offers plenty of opportunities for entertaining clients, hosting events, catching up with colleagues or just finding a lunchtime escape.
“ Just a quick step to the grocery store and I’m back in the office.”
Kensington Street is a re-adapted heritage entertainment laneway, home to boutique wine bars, cafés and restaurants, while Central Park’s dining district also offers authentic local and international cuisine. If the preference is for a traditional pub, then the beautifully restored Clare bar, within the Old Clare Hotel is a popular after-work destination, while the soon to be reborn icon The Australian Hotel will be literally only a step away.
Cinema complex Unwind and imagine. For movie buffs keen to unwind after work, there’s even better news. Palace Cinemas has recently announced a new, state-of-the-art, 14-screen cinema complex on level 3 of Central Park Mall to be opened in late 2017. 7
Central Park
From fresh coffee in the morning, to a fresh new look for your meeting, Central Park Mall was designed to bring the best of city centre shopping to Central Park. It’s a onestop shopping destination for everything from fashion, services, homewares and specialty boutiques – to a Woolworths supermarket, and several dining districts to choose from for your team lunches. All spanning an impressive 16,000 square metres across five levels.
THE BUILDING
Designed by the internationally acclaimed Foster + Partners, One Hundred Broadway is an integral part of DUO – two towers which include residential, hotel, retail, childcare and commercial office spaces. These spaces will encapsulate the best of world-class design thinking, environmental performance and air quality. But the real difference is that the spaces reflect contemporary ways of working; utilising collaboration and flexibility, while allowing internal cultures to flourish. Instead of separating people and departments, this new approach actively encourages seamless interaction to create a more efficient, open and friendly environment for everyone.
Designed to thrive.

THE BUILDING
First impressions count and One Hundred Broadway delivers with a unique commercial floor plan, iconic street presence and a number of impressive entrance spaces including two separate foyers. From the moment you step inside to the moment you arrive at your desk, you’ll experience an unprecedented level of design innovation and attention to detail. “ My work never looked so good thanks to all of this natural light. ”
Designed to work. The lobby Make an entrance. As you enter the building you are welcomed with a dramatic 14m high glass and concrete lobby which seamlessly flows on to an elegant courtyard space. Nestled beneath the dramatic façade of the tower and beside the restored Australian Hotel, this lively social space is perfect for after work catchups or informal meetings. 10
One Hundred Broadway
The façade Cutting edge meets classic. The façade of One Hundred Broadway has been meticulously designed to be as functional as it is beautiful. As well as being an architectural statement in its own right, it draws inspiration from its surroundings – particularly the original aesthetic of The Australian Hotel. The rounded corners and curved glass contrast with the awe-inspiring vertical glass elevations to make a visual statement that is at once both welcoming, and impressive, for employees and visitors alike.
Floorplates Flexible and adaptable. The commercial floorplate was developed to offer maximum flexibility, adaptability and workflow. This design strategy allows future tenants the flexibility to provide an open-plan office space with cellular offices along the north, south and west perimeter.
Sustainable design Intelligent and efficient. One Hundred Broadway offers a clever energy efficient solution by creating linear horizontal ribbon windows that run all around the commercial tower floorplates. This ‘split level’ design provides both solid and glazed areas, enhancing energy efficiency, offering increased levels of comfort, allowing employees and tenants a light and airy working environment with exterior views.
Natural light Illuminating design. Continuous horizontal ‘light shelves’, have been carefully designed to provide two key functions. Their main role is to shade the ribbon windows, however, the shelf is also designed to reflect light off the top surface to wash the internal ceiling surface – giving a natural lighting effect without dazzle or glare.

Where we work, how we work and the buildings we work in, all have a significant effect on the environment. Today, sustainability is no longer a token gesture; it’s an essential and powerful ethos which demonstrates a company’s values and ethics. Central Park was designed from day one to be a destination that employees – and future generations – can be proud of.
Powerfully green. Sustainability Smarter sustainability. Clean. Green. And there to be seen. Central Park has its own central thermal plant with tri-generation, the world's tallest vertical green walls, and a water recycling treatment plant. Apart from being one of Australia's most advanced sustainable mixed-use masterplanned developments, Central Park's ambition is to be Australia's most environmentally sustainable urban precinct. 30
One Hundred Broadway
“ A building that actually helps the environment – outstanding! ”
Heating and cooling Greener power. Central Park has a low carbon central thermal plant which produces heating and cooling for the precinct, as well as electricity for itself and some buildings. One Hundred Broadway will draw its power from this source in parallel with the electricity grid naturally good news for the environment, but also for the energy intensive IT demands of today's businesses. It really offers the best of both worlds.
Water treatment plant Cleaner water. All of the buildings in the Central Park master plan benefit from Central Park Water. It's a unique 1ML recycled water treatment plant. It recycles stormwater and sewer for treatment and re-use in laundries, toilets and gardens. It also treats 100% of sewage from the site, meeting 99.7% of cooling tower water demand, and 100% of other non-potable water needs.
T H E B R E A KO U T Z O N E “Hmm, I’m thinking we hold our next project review in the park.” — “Great idea! Green spaces, green ideas” —
