Challenges Address the Santa Fe Housing Shortage •

Approx. 2,500 rental units needed just to fill current demand

Lack of affordable housing is limiting the city’s growth and economic development potential

Much of the existing rental stock is aged and sub-par

Most affordable housing is being constructed on the southside or county, encouraging sprawl

Develop Local Economy •

A significant portion of Santa Fe’s economy is based in the building industry

Main focus has been on custom residential, not affordable or multi-family construction

Lack of technological innovation in the local building industry

Opportunities Implement Midtown LINC •

The Midtown Local INnovation Corridor Overlay District seeks to re-envision the mid town area by promoting re-development of Big Box shopping centers into mixed use projects that enhance a pedestrian oriented streetscape, provides access to public spaces, commercial development and workforce housing.

Develop NM Based Modular Construction Industry •

Modernize the workforce & adopt 21st century technologies

Rapid roll-out of housing units

Control costs

Integrate cost effective sustainable design technologies to save energy, water & material resources.

New start-up business and expansion existing modular factories to produce multi-family product

Midtown Vision

Midtown Fusion envisioned redeveloping the SFUAD Campus and adjacent properties as an innovation district.

Implement Midtown LINC: Big Box Shopping Centers would be redeveloped into mixed use projects. Multi-family workforce housing would be constructed in existing parking lots and Big Boxes would be renovated into modern office and commercial spaces.

A primary public concern was the construction of 4 story apartment buildings along St. Michael’s Drive. Crowd-in the street & look like anytown USA.

52’ Height Limit (4 stories) w/ exceptions for PV 4th Story on street facades setback 10’ 0’-5’ Setback on street facades Facades aligned parallel to St. Michael’s Drive. No density or lot coverage limitations No min. parking requirements; to be determined by a demand study.

Proposed Site

Project site is 19 acres and contains parking lot & big box retail and small scale retail. Current retail offerings include a grocery store, banks and dining.

Big Boxes are retained, the remainder of the site, including parking lot is scraped.

Circulation

New vehicular and pedestrian circulation are added. A public plaza is created.

Structured parking is wrapped by new podium retail spaces. Existing big boxes are renovated. A grocery store is retained, and new commercial office space is created. Ground level retail fronts streets and the public plaza.

Vertical & Horizontal circulation systems to service residences.

Modular residential units are stacked, pushed and pulled to create visual interest, setbacks and shading.

PV arrays cover big box roofs and provide cover for residential circulation zones. Plazas are landscaped. A lively mixed use development is created.
