Building Structure
Certification (Canada & US) Our facility is authorized to provide certification for both Canada and the US. The Canadian certification designation is called CSA Z240RV; the Canadian standard for recreational vehicle certification. Through this certification we provide an extensive program for quality control and quality assurance for each Halcyon. For the US we have partnered with a third-party certifying body to provide the required certification for homes that will go to the US. This certification is called NFPA 1192.
Trailer We incorporate similar design and engineering in our trailers that is used for a home foundation. Foundations must to be strong and sound, which led us to create our own trailers that also meet our strict lifespan requirements. We are certified to manufacture trailers in house and work closely with local suppliers for components and assembly.
Building Envelope The “envelope” is what separates you from the outside elements. We desire to build a home that is energy efficient in all climates. To that end, we have chosen specific building products that enable us to provide a well-insulated, air and water-tight home that will handle the harsh northern climate and also perform well in warmer climates.

Spray foam is one of the most efficient insulating materials in the home building industry. We utilize spray foam in our structures to provide three additional benefits over other insulation types. 1. R-value tells only half the story. When compared with commonly used fiberglass batt insulation (at 32% R-Value), the efficiency rating of spray foam increases by 92%. Our spray foam gives us an R-value (insulation value) of R7 per inch. We combine spray foam with the zip-R exterior sheathing which provides our home’s envelope with R-25 in the walls, and R-26 in the ceiling and floors. This makes the Halcyon an incredibly efficient home. 2. Spray foam also acts as an air barrier. This is important as it blocks the flow of air from the outside in and inside out. This is key in ensuring longevity and efficiency in our homes. 3. Spray foam adds between 300-400% in building structural rigidity to a building. Commonly used in hurricane and tornado prone areas, for increased strength, this method is very useful to strengthen a towable building that will reach highway speeds. We also install a combination boiler that provides in-floor radiant as well as hot water for the home. In-floor radiant heat is a proven efficient heating solution for tiny homes. This enables the temperatures within our homes to be efficiently managed.

Windows & Doors We create tiny homes flooded with natural light, which addresses the stereotype of a “cramped” feeling and draws attention to surrounding views. That’s why we include so many strategically placed windows in our homes!
At Fritz Tiny Homes we focus on choosing windows that provide high performance, durability and longevity. Our fiberglass windows last almost 40% longer than other competing products, have more insulating value, and hold up better in extreme hot or cold climates. When building tiny homes, energy efficiency is top priority. Fiberglass is known as being a natural insulator, is comparatively lightweight, and you’ll feel warmer sitting next to a fiberglass window, rather than an aluminum, or aluminum – clad window. Siding The Halcyon features vertical snap lock metal siding with options for standard colours or wood grain finish. We incorporate metal siding and roofing due to its low maintenance, durability, and fire resistance. In addition to the siding colour and finish options, we can also install siding vertically or horizontally to break up the outer appearance to your liking.

Come inside: room by room
The Halcyon interior is vibrant and spacious feeling with extensive storage capability. Each area has been carefully designed yet still allows for lots of customization. These customizations are price reflective.
Interior Paint Colours Your home comes standard with our favorite Oxford White by Benjamin Moore. We prefer this white finish to emphasize a feeling of open space while also complimenting the wood accents. Scuff-x interior latex paint is the preferred version as it is specifically formatted for high traffic commercial spaces. It is extremely durable and easy to clean. Woodwork We incorporate hardwood throughout the Halcyon wherever possible for quality, durability and true beauty. Utilizing real hardwood provides a sense of warmth and luxury. Hardwoods are one of a kind - no two cuts of wood are the same and each species of wood has unique visual characteristics and grain patterns. Wood detailing is showcased in the flooring, staircase, railing, timbers, and other interior features such as shelving, headboard and furniture. Choose between four hardwoods: Maple, Red Oak, White Oak, Walnut with your choice of finish. Kitchen Functional storage space is paramount in tiny homes but too much can quickly create a sense of clutter. You’ll notice our kitchen and front entrance area are devoid of elevated storage. In the diagram below you can see how intelligent storage solutions still provide more than enough space and options! The kitchen counter doubles as an eating and workspace area, complete with three storage drawers facing the livingroom.

Cabinet Fronts: Our cabinets are constructed with high grade durable materials. Cabinet fronts will match the Oxford White walls, but we also offer customization options. *Price reflective* Cabinet Pulls: Flush mount pulls in your choice of brushed nickel, black or brass finish. Custom Concrete Countertops: We have worked with Pheonix Concrete to create a lightweight concrete (GFRC - glass fiber reinforced concrete) that can be cast thinly to reduce the weight, along with a recycled glass bead that is mixed in to further reduce weight another 30-40%. Livingroom The Halcyon living room features ample space for yoga, a workspace, or to set up a small dining table for four. We have kept in mind openness of floorplan and the various lifestyles in our design process. We also provide the option to build additional drawer storage underneath the sofa.
To the left of the entrance door we have designed a custom hutch that sits under the window. This hutch functions as a front hall closet and extra storage. There is room to hang a few jackets, store shoes and other items in this space. To the left of the hutch there is room for a small shoe rack or mat for boots.

Bedroom/Loft The Halcyon bedroom provides a dropped loft for standing full height, along with a beautiful crossbreeze from windows on either side. Ample storage can be found in the headboard and the full wardrobe. The amount of storage in this room will surprise you! Ambient LED lighting is provided in the headboard along with a handy built-in USB plug.
Customization: If you would like a queen mattress for your tiny home, we love Haven Sleep Co a Canadian company that uses locally sourced eco-friendly materials to provide mattresses free of off-gassing. *Price reflective* 21
Bathroom The luxurious size and feel of the Halcyon bathroom is enhanced with ample storage. Everything from finishes to the milled glass has been taken into consideration for day to day living in this tiny home.
Custom Concrete Sink: This modern bathroom sink is designed specifically for the Halcyon. It is custom poured light-weight concrete that matches the surface in the kitchen. It features a slot drain with all of the plumbing for the vanity hidden in the wall to increase storage availability underneath the sink. Faucet and Shower Fixtures: Brushed nickel, black or brass finish. See page 18 for finish colours. Mirror: Opens to more storage 12” deep Cabinet Pulls: Flush mount pulls in your choice of brushed nickel, black or brass finish Toilet: Composting or wall mount Tub/Shower: The tub comes with a concrete tile surround and tub skirt. Tub fixtures include a tub filler with a hand held shower on a rail. The shower is a full concrete tile surround with matching shower base & modern sink . Shower includes a rain shower head and a hand held. 22
Behind the bathroom vanity you will find additional storage 12” in depth. Under the sink storage is 24”L x 24”W x 12” deep with a drawer that is 22”L x 22” W x 4” in depth. With the plumbing stowed in the wall, this entire space is open up for storage – a big plus!
Laundry We have uniquely designed this laundry space to provide room for cleaning supplies, linens and anything that needs a home in your laundry/bath area. This spaces comes with a GE front loader washer/dryer combo.

Blinds Our priority is to assist you with the final details to finish your dream tiny home. This includes creating the right amount of light in your home. Our favourite blinds are roller shades from Maxxmar Window Fashions – a Canadian owned window covering company that is leading the industry in innovation. We love how these blinds fit right inside the window casing for a sleek low-profile look. Customization: You can choose to put blinds in as many or as few windows as you want. Roller shades come in a white or black option in black out and sheer or a customization of both. *Price reflective*. We are happy to help with these choices!
Safety We know how important it is to feel safe in your dwelling. Halcyon tiny homes are outfitted with smoke, Carbon Monoxide, and flammable gas detectors as well as a fire extinguisher.

How your tiny home works: let’s talk utilities
The utilities for your home will be selected based on the main use or primary destination of your home. If you choose to frequently tow the home to different locations, standard RV systems are appropriate. Whether you plan to tow or decide to place it somewhere long-term, the home’s utilities are set up to adapt to either situation. You can truly set up home wherever you dream of! We designed the building envelope and mechanical systems to create a supremely efficient, cozy dwelling that also consumes minimal resources to operate.
Mechanical Systems: Heat & Water The combination boiler previously mentioned is the home’s heat source as well as the domestic hot water system. It is a very efficient IBC125 boiler that can run on both propane and natural gas. Radiant hydronic heat lines run throughout the floor in the entire home. Temperature is controlled by a smart thermostat that can be programmed and accessed by wifi or run manually.

Gas The homes are built standard for propane service. If natural gas is required, that can be accommodated.
Electrical Each home is built with a standard 30amp service and comes with a 25’ power cord. Specific adaptors are not included.
Septic Our homes are not fitted with a black water tank (toilet) or grey water tank (shower and sink water). If you choose to go with a composting toilet, there are different options for disposing of grey water. This can be as simple as connecting a standard RV waste drain, or upgrading to a separate grey water tank placed underneath the home. You can then use this grey water for irrigation or discharge it into a drain pit. If you decide to go with a standard flush toilet, we do not provide any black water tanks for our homes. You will need to connect the home’s waste to a standard RV dump on site.
Ventilation Every home comes equipped with an energy-recovery ventilation unit (ERV) called a Blauberg Vento A50. This unit draws air out of the home for 70 seconds. It runs air through a ceramic honeycomb heat sink. It then flips the warm air and sends cool air back into the home. This is a very energy efficient and an important part of a well-insulated tightly sealed home that also helps control humidity in the home.

Window Tint We understand that privacy is important and that there are many places you may park your tiny home. For extra privacy, we offer window tinting as an upgrade. This allows the natural light in, you to see out, but prevents others from seeing in. Price available upon request.

How to go off grid
We can provide the option of going fully offgrid for your power needs. We are happy to walk through this extra thought-process with you to ensure you make the best decisions for you! The off-grid package includes all the panels, systems and batteries required for full off-grid living. This does not eliminate the home’s ability to be plugged into standard power. It simply gives you the ability to be off grid. Solar systems can be roof-mounted or ground-mounted based on your location needs. Provisions for off-grid compatability can be constructed now and implemented at a later date. *Price Reflective* Full solar package is $17,000

Setting up your tiny home
We work with our clients from beginning to end. There will be decisions to make in setting up your home, and we can help accomodate that. Delivery charge is based on your final location. On site set-up such as skirting, cribbing, stairs and all site set-up can be provided as an upgrade. *Price reflective*

Cribbing – This is the blocking that is used to level the home at its destination. Stairs – Front entry stairs are made from pressure-treated lumber. Skirting – The material used to cover the exposed area underneath the trailer. We provide three options for skirting. For warmer climates you can purchase a package of steel siding that would match your home. For colder climates we have two options: 1) insulated skirting with steel siding that matches your home 2) insulated industrial grade poly-coated vinyl skirting Site Set Up – Depending on your needs and location, our team can provide you with a quote to get your home set up at its final destination. Delivery – Cost is based on location.
