designing your new home. We strive to make the design process as easy and fun as possible for our clients. That’s why we have compiled nearly every finish option available for our homes, from the trim to the tile and everything in between, and made samples available to new clients right in our office. Clients can now visualize and design their homes quickly and often in just one session with the help of our design experts. As our client, you will work directly with our Director of Design who offers a hands-on, professional, and fun experience. Our goal is to create a design-focused space that streamlines your selection-making process. Please note that design appointments can vary in time based on the size of your home. We’ll be there every step of the way to ensure your dream becomes reality.

Included Features A Front Light home ’s included finishes, while considered upgrades for most builders, are included in our base home price . T his simplifies the design process for you so you can focus on planning your move . B elow is an overview of our key exterior & interior included features . A s always , you can change and upgrade your selections during your design appointment and will be presented with an upgrade option analysis .

• Fencing - Fence height and style is dictated per the community standards. Fencing can be a wired living fence painted black/dark green or a black aluminum fence. • Outdoor fire pit - A standard size 30” diameter fire pit can be added to the plan. Fire pits can be pavers, tabby or brick • Porch ceilings - Porch ceilings can be upgraded to a stained pine/cypress V-groove and/or shiplap (painted or stained) • Outdoor porch grill: Options provided upon request

James Hardie products are the included feature for your home and to be painted a Sherwin Williams color of your choice.

P orch Details Unless plans determine otherwise, all homes will be built on a raised concrete slab (heights determined by community) with front entry brick steps. Pressure treated wood steps and railings will be installed in secondary locations. Alternative foundations are done on a case by case basis or by customer requests. Porch ceilings will have Hardie products unless the plans state otherwise. Ceilings also can be painted any Sherwin Williams color of choice. Screen porch details: All screen porches include wire meshing at the bottom of all sections and come with a “Tight Screen” product with one or two 8” screen doors wand kobs.

Chimney All chimneys are covered with gray or white tabby (#2/3 size shells). Brick is an upgrade but requires changes to the architectural and structural plans and MUST be done at the structural planning stages. Chimney caps are determined by community standards.

EXTERIOR INCLUDED FEATURES Roof IKO Cambridge shingles or Equivalent-30YR architectural shingles are the included feature. Upgrades are available and would include full or accent metal roof (5V or standing seam) Gutters are not included in your home, However if you would like to add, please discuss with your FL team.

Exterior Doors & Hardware All front doors are stained 8’ Fir doors with glass options, based on the architectural plan. All other exterior house doors will be 8’ Fiberglass, which can be painted the Sherwin Williams color of your choice. Our standard exterior hardware is Schlage and you have options available to choose from during your design appointment.

Garage Doors Standard garage doors are Amarr Oak Summit. However, additional options and upgrades are available. Certain communities will require all smooth finish steel doors and this will be discussed during initial stages of planning.

Hardscapes & Landscaping Hardscape requirements vary by community standards. The standard hardscape for Beaufort communities (Oldfield, Habersham, & Pinckney Retreat) are rocksalt walkways and gravel drive with rocksalt aprons. Additional upgrades , such as brick borders, brick drive­ways, tabby etc. are available. All houses come with a Rainbird fully zoned irrigation system and a professionally designed landscape plan. This plan will be presented during the architectural design process and if changes are requested, a call or site meeting with the landscaper will take place once your home is under construction.

Shutters If a house calls for shutters, the shutters will be made on site from pressure treated wood. Shutters can be batten, board and batten, or a Z-Batten design. Shutters can be upgraded to a custom color match composite shutter. Standard hurricane protection (screen system) are provided with your new home. Additional hurricane coverings options are available upon request.

Windows Windsor vinyl windows in white are our standard window for Oldfield, City Walk & Pinckney Retreat. Ply Gem windows are required in Habersham. All windows has SDL & window grille patterns are either 2 over 2 or 3 over 1 patterns. Custom grill options and additional colors are available with approval by the architectural review board and must be done at the planning stages.

Included Features INTERIOR INCLUDED FEATURES Flooring & Tile Shaw engineered hardwood flooring is provided throughout the main living areas including the master bedroom [except wet areas]. All secondary living areas will be carpet. Upgraded flooring can be selected as well as upgrade areas during your design appointment and will incur additional costs. Shaw and MSI tile are available to select for your wet areas including floor to ceiling tile on shower walls, shower flooring, laundry and or utility rooms. Upgraded tile can be selected and will be priced after your design appointment.

Cabinetry

INTERIOR INCLUDED FEATURES Lighting & Plumbing Front Light works exclusively with Ferguson & Build for lighting and plumbing selections. FLBC offers lighting packages or allowances. The lighting allowance ranges depending on the size of the house, scope and other factors. The allowance includes all lighting fixtures for the house and does not include can lights. If additional can lighting is desired beyond the standard lighting electrical plan, the customer will be charged for any additional can lights and will be discussed during your electrical walk through. The general lighting package includes ; All fans (exterior & interior), exterior light fixtures, recessed can lights and under cabinet lights. The electrical layout will be presented at the pre-construction meeting with the Front Light team and will also be discussed again at the Electrical walk. FLBC offers plumbing packages or allowances. The plumbing allowance ranges depending on the size of the house, scope and other factors. If the plan calls for a tub in the master bathroom our included tub is the Hydrosystem Breane Soaking Tub and for secondary bathrooms they are Kohler Villager Cast Iron Tubs. Our included toilet is the Kohler Highline.

FLBC has a partnership with Kith Kitchens, and offer their all plywood, frameless Eudora line. Our included cabinet is the Colony Maple Shaker style 42” upper and soft close drawers and doors and coordinating crown molding on uppers. All paint colors & stains are included options as well as door & drawer hardware. Cabinet layouts will be presented & discussed during or prior to your design appointment. Any requests like spice racks, double ovens, cabinets to ceiling, pull out drawers, glass doors should be relayed prior so cabinet layout can reflect changes in layout. Additional door styles, glaze finishes, glass options & interior cabinet extras are available and will be priced after your design appointment if selected. Custom or cabinetry hood styles are an available upgrade and can be discussed during design

HVAC

Countertops

Front Light offers two [2] solid core door options to choose from. Our smooth two panel 8’ Carrara Door and our smooth five panel 8’ Rockport Door. Doors are normally painted your trim color, but darker colors are optional and will be an extra cost. Upgrade door options, styles & colors are available and can be discussed during your design appointment. There are two [2] door hardware options, Schlage Egg Knob or our Schlage Round Knob. Available in Brushed Nickel, Chrome, Black, Oil Rubbed Bronze. Levers are available but considered an upgrade.

MSI & Cambria quartz is provided for your kitchen & all bathrooms. Upgraded quartz options are available and can be discussed during your design appointment.

Appliances Your Front Light home is priced with our Stainless Steel Jenn Air appliances [or equivalent] which includes a gas convection range, refrigerator, dishwasher, microwave, beverage center and cabinetry or metal hood as well as our stainless steel undermount sink. Additional selections and upgrade options are available and can be discussed during your design appointment. [I.e.. farmhouse sink, beverage center, wine fridge, upgrade brand appliances, hood upgrades]

Depending on the size of the home, the house will included either a zoned HVAC system or two separate HVAC systems. FLBC primarily uses Carrier equipment. Additional options are available upon request. The FX (Modulating Blower System) Performance Series is included. The FV (variable speed blower motor) Performance Series can be upgraded upon request.

INTERIOR INCLUDED FEATURES Trim Details & Paint Front Light prices your home with standard of 10’ first floor ceilings & 9’ second floor ceilings [unless plan shows otherwise] and offers three [3] different trim molding options. The Cottage Flatstock, The Traditional Cove, The Mod­ern Cove. The one-piece molding will be located on your first floor excluding the laundry & closets. Upgrade options include adding second floor crown molding or adding a two-piece molding. Any additional trim details can be added and will be discussed during your design appointment. (additional shiplap, board & batten, beams, reclaimed wood, ceiling details etc.) If your plan calls for a drop zone/cubby area, our standard cubby layout is below, as well as closet or built in examples. You can certainly upgrade and customize based on needs and wants and can be discussed during your design appointment. Sherwin Williams paint colors are available for you to choose from. You will get to select up to four [4] colors for your home. Wall colors throughout, accent wall, ceiling color & trim color.
