The Project Avant-garde. Cutting edge. Common adjectives but uncommon in the context of Niseko. With its foundation grounded in the bedrock of Japanese modernism, this project was envisaged as an exclusive and sophisticated haven for the cognoscenti. Yet it will be discreet, oozing tranquility as opposed to the brazen. It is at the forefront of dynamic change in Niseko. Change is transformative. It is pivotal.

The Designer 22ème is a multi-disciplinary creative platform established in 2014 to facilitate creative collaboration in real estate projects. Starting in Niseko, Japan, 22ème is steadily growing its portfolio of projects with a focus on delivering developments with a predilection to craft, quality, design and details.
22ème draws from a track record of working with like minded partners, which includes developers, architects, contractors, consultants, and other talented and creative individuals to deliver carefully considered holistic projects that are in harmony with context and the environment.
The Architect nA Nakayama architects is a Sapporo-based architectural practice led by multi award winning and acclaimed Japanese architect Makoto Nakayama. Makoto Nakayama is a consummate Japanese architectural master whose designs invoke modernity with a strong sense of Japanese spirit and soul, while at the same time, revealing a deep reverence of context and a proclivity to details. Proficient and possessing a strong understanding of the context and environment of the locale, he is a doyen and authority in architecture for the region.
The accomplished practice has an extensive body of work and an established presence in Hokkaido and other parts of Japan, notably Zaborin and Higo which won the office building category award at the prestigious World Architecture Festival in 2015.

The Design The challenge for every new build is achieving a nuanced and balanced approach with respect to how the eventual building will dialogue with the immediate environment in which it is situated.

With the brutal winter elements that is characteristic of the locale, there was a strong compulsion that a sense of cosseting security against the harsh weather would be favoured, whilst at the same time proffer a comfortable enclave to which one can retreat and snuggle down into.
The Experience The focus is on the tactility of materials. Soft leather, metals and concrete come together incomparably to give materiality to space, with a look and feel that is resolutely if not brutally modern. Additionally, windows are strategically positioned and portals created to further elevate the experience of habitation.
All these to create intelligent holistic spaces for the living, where senses come alive from the interaction of light, shadows and textures within.
Endowing the absolute freedom to engage with tranquility over vibrancy or vice versa, whatever the mood fancies.
It is an environment that exudes the secure, wherein inhabitants can feel ensconed in their very own personal and private spaces, whilst escaping the cosmopolitan chaos outside. Secure enough within, that the wall of inhibitions will come down, without the glare of attention that is the world outside. While at the same time, the portals created allow the tapping into, as opposed to withdrawing from the vibrancy, eclecticism and energy that is characteristic of Upper Hirafu.
