Our community is open parking in the garage. Each lease holder will receive 1 parking permit that must go on your windshield. Guests must park on either the 5th or 6th floor. We offer the following:

We want your move in experience to be as smooth as possible. Your move in experience is very important to us. Please make sure to schedule a time with the leasing office when you would like to move in. If we need more time to ensure your apartment is in perfect condition for you, we will contact you to schedule a time to pick up keys. It is very important that you have all pending balances paid, insurance, electricity, and lease signed prior to arrival.

Move in inspection: Upon Move in, you should have received an Inventory & Condition form. Please inspect your apartment home within 48 of your move in date. Please note anything that is damaged, not working, or above normal wear and tear of the home. Upon returning this form to the office we will turn in a service request to have anything our team can repair for you.

Gables Resident App: Now that you’re a member of our community, it is very important that you download our resident app. Gables Resident will be your go to for everything while living here. Rent payments, work orders, lease renewals and so much more will be available 24/7 from your phone. If you need help with setting up your account, our onsite team is more than happy to help you. If you prefer not to use the app, you can also go to www.gables.com/6464 and click on “Residents” to access the web-based portal.

Valet Trash: For your convenience we offer door to door pick up service 5 nights a week. We have provided you with a Valet Living trash can. Attached to this welcome packet is a flyer from Valet Living. Please review the guidelines and the pick-up schedule (Sunday – Thursday). Your trash container must be removed from the hallway before 9am the following morning after pickup. Please keep in mind, trash is NOT allowed to be set out if it is not in the trash can provided. We kindly ask that you do not place any trash outside of your door without the can to help keep stains and odors from occurring. Boxes may be placed outside your front door, ONLY if they are flattened. Any trash violations can and will result in a $25 fee.

Fetch Service: As a resident here, you are automatically eligible for this amenity service. Fetch is a package delivery service that brings all of your packages directly to your door while you are home. Sounds pretty awesome, right? You MUST sign up with fetch and have your packages sent directly to them. We have attached more information on this service as well. Please do not forget to sign up with Fetch, our office will not accept packages. Please see the attached flyer for Fetch for more information about their services.

Resident/Guest Parking: Residents can park on floors 1-6. Please make sure that you are not parked in a reserved parking spot if it is not assigned to you. If you have a guest they will need to park on the 5th or 6th floor of the parking garage. Management is not responsible if a guest is towed.

Clubhouse & Fitness Center: Your resident clubhouse is accessible 24 hours a day! Please feel free to come down and use the clubroom when needed. The fitness center is also accessible 24 hours as well. We respectfully ask that you wipe down your machine after use and return any weights or other items after use. We strive to maintain these wonderful amenities for you and appreciate your cooperation.

Pool: Pool hours are from 9am – 10pm. To get into the pool gate the code is: 2+4 together, release, and push 3. Please make sure that you clean up your area when you are done. If you use one of the grills provided, please be sure to clean the grill when you’ve finished using it. Our team tries to keep a clean and beautiful community and your help is greatly appreciated!

Amenify: We all get busy and feel like there is not enough time in the day, right? Well, we’ve partnered with Amenify to help take some of the burden of household chores off your hands. Simply download the Amenify App and set up your account. You can select which cleaning package you’d like done. An Amenify agent will come by and take care of your request even if you are not home.

Gables 6464 San Felipe Cleaning Care Kit

With this CARE KIT we wanted to include some tips for you on how to clean some of the features in your beautiful new home!

Below is a list of the upgraded features and suggestion on how to care for them.

Granite Countertops:

• Do clean stone surfaces with a few drops of neutral cleaner, or a mild liquid dishwashing detergent and warm water.

• Do clean with a pH-balanced cleaner. Thoroughly rinse and dry the surface aster washing.

• Do blot up spills immediately.

Precautions for Granite:

• Do not use products that contain lemon, vinegar, lemon juice or other acids on the granite, high acid content may scratch the surface. No bathroom cleaners, grout cleaner or tub and tile cleaners should be used on the granite.

• Do not use scouring powders, creams dry cleaners or soft cleaners; those products contain abrasives that may scratch the surface.

• Frequent or over-use of ammonia solution may eventually full the surface of the stone.

• Too much cleaner or soap may leave film and cause streaks.

Ceramic Tile:

• Do dust mop (use a non-oil residue treated mop) or vacuum surface frequently.

• Wet mop floor by flooding a small section at a time with pH-balanced cleaner and water. Allow to soak for several minutes then wipe with a clean mop.

Wood Laminate Flooring:

• For everyday cleaning, simply vacuum the floor to remove loose dirt and debris. Damp mop, by thoroughly wringing the mop out, do not saturate the floor in water (a cotton string mop or terry cloth mop is recommended; sponge mops ten to streak and cause water spots)

• For a more thorough cleaning for residue removal, mop using a solution of one or two ounces of soap-free household cleaner and water 9non-sudsy ammonia works well ½ cup per gallon of water).

• For spot cleaning or cleaning smaller areas, Windex with Ammonia D or nondetergent ammonia based cleaner may be sprayed directly and cleaned with a cotton/terry cloth or damp mop.

• A dry dust mop is safe for use on your laminate floor, wipe stains away with a damp cloth. For difficult stains caused by ink, paint, ect… a cloth moistened with acetone (nail polish remover) or a household solvent is usually all that’s needed.

Precautions for wood Laminate flooring:

• Do not use abrasive cleaners and scouring pads that can scratch and damage the surface.

• Never use wax, sand or apply lacquer or mechanical floor cleaner devices, or detergents.

• Never wash mop heads in regular laundry detergent soap or fabric softener (a residue can build up in the mop head and be transferred to your floor).

• Mops containing oils, polishes, waxes or detergents such as Swifter Wet, Wet Jet, Clorox Wet mop, and Pledge mop are not recommended.

Ceramic

Glass Cook Top Stove:

Be sure the surface is clean before heat is turned on, and bottoms of pans are clean and dry. Avoid spills and boil-overs by turning down heat to lowest possible setting for cooking tasks, and by using large enough pans. Wipe up wet spots promptly being careful to avoid steam burns. Do not cook with foil on the smooth-top, it could be damaged by foil melting into it. Cover pans to prevent spatters. Do not slide pans across the surface; lift pans up when moving or when shaking as in popping corn. Keep surface protected with cleaner-conditioner. NEVER USE FOIL on glass tops; rubbing it across the surface also makes dark metal marks. Cleaners for the ceramic tops can be purchased at your local grocery store.

Stainless Steel:

Wash stainless steal and painted metal exteriors with a clean sponge or soft cloth and mild detergent in warm water. Do not use abrasive or harsh cleaners. Dry thoroughly with a soft cloth.

We pride ourselves on green initiatives to care for the environment. Gables 6464 San Felipe has recycling areas located on the first floor of the Parking Garage near the Mailroom for disposal of newspapers, plastics and glass. Thank you for helping us take care of the earth.

What do I do with my move in boxes?

It is helpful to everyone in the community if everyone breaks down all boxes and disposes of them in the Trash Rooms. We do ask that you do not use the trash chutes for boxes, as they can block the chute and create undesirable overflow.

**We encourage residents to break boxes down and place them behind the recycle bins outside of the mailroom. Not all residents break boxes down and it causes a blockage when other residents use the trash chutes.

How does my fob/remote work?

When entering or exiting drive-up garage gate; push the button to enter or exit. When using the fob/remote to enter a walk-up gate or amenity area; place the fob in front of the fob reader located on the outside of the gate/amenity area.

The mail boxes for your apartment home are located on the 1st floor of the parking garage.

Do you have resident activities or events?

Gables 6464 San Felipe has many fun events and activities that promote a sense of community and allow opportunity for you to meet other residents. Keep up to date on all of our community gatherings through Facebook, e-blasts and flyers. You can expect to see events such as: Breakfast on the Go, Food Events, BBQ’s, Off Property Events.

Can I have a party at the pool?

Our relaxing pool area is available for all residents and 2 guest per apartment to enjoy during pool hours. To ensure enjoyment for all residents at the pool, we regretfully do not permit private pool parties.

Where is the best place for me to park?

You may park in any available space in the resident parking areas. As a reminder, handicap parking is patrolled by local law enforcement and is subject to maximum parking violation penalty. Your Guests may park on levels 5 and 6 of the parking garage or on the street.

How do I pay rent online?

We have made paying your rent easy by setting you up with your personal online account Rent Café. You will go to www.gables.com and click on the Resident Login in the upper right-hand corner. Select the link to set up your Rent Café account. This is a great way to stay connected to your management team from anywhere in the world.

How do I reserve the freight elevator?

You can contact the leasing office at 713-781-6464 and our team will walk you through the reservation process. The freight elevator is available Mon – Sun, 9:00 am – 5:00 pm for moving. There is limited elevator time allocated for moving and a reservation is necessary to ensure that each resident has ample time to move.

**We do not reserve any elevators at 6464.

Where can I access WI-FI in the building?

The business center, leasing office, clubhouse, gym and pool are WI-FI accessible for your use and convenience. This amenity is complimentary and part of your community benefits.

Do you have a courtesy officer onsite and how do I get a hold of them?

We have a courtesy officer onsite. You may contact them by calling 713-781-6464. A team member will contact them for you. The courtesy office can assist with after-hours noise complaints. Should you ever witness any suspicious or criminal activity, you should always call 911 for local law enforcement support.

Guests

Where can my guests park?

Your guest may park on levels 5 and 6 of the parking garage or on the street at Woodhollow Drive. As a reminder to tell your guests that handicap parking is patrolled by local law enforcement and is subject to maximum parking violation penalty.

Where do my movers park?

In the interest of safety for proper clearance for other residents and emergency vehicles, your movers may park at the back entrance which is off of Woodhollow Drive and at the CVS Pharmacy on San Felipe.

Where does the delivery person come in or do I have to meet them?

Delivery people will need to use the guest call box to enter the gate to get to your apartment.

To receive packages, you will need to sign up with FETCH.

How many guests can I have with me at the amenities?

We love it when you share your community with your friends and family. Two guests are welcome to join you in all of the amenity areas.

How does my guest access the garage?

Visitors can access the parking garage by using the call box to call the resident to gain access.

How do I let friends in the gate?

Your guests will contact you via the call box at the gate. You will receive a call on the phone line that you provide upon move-in when your guest dials you from the gate phone pad. If the caller is someone you wish to permit entry, press “4” on your phone’s

Maintenance

How do I submit service requests?

We want placing a service request for work needed in your apartment home easy. You may contact the leasing office via phone at 713-781-6464, via email at 6464sanfelipe@gables.com, in person, or through Rent Café to place your service request.

If you have not already signed up for Rent Café, you can go to www.gables.com and click on the Resident Login in the upper right-hand corner. Select the link to set up your Rent Café account. This is a great way to stay connected to your management team from anywhere in the world.

What do I do if I have a Maintenance emergency after hours?

For those times that you may have an emergency after office hours, you may contact the leasing office at 713-781-6464 for maintenance assistance. The answering service will dispatch your service emergency to the on call service technician. You should receive a call from the technician within the hour.

What is considered a maintenance emergency?

Emergency maintenance problems that will be dispatched to the on-call service technician include:

1. No electricity throughout the apartment

2. No water.

3. No air conditioning on a day of extreme heat (80+ degrees).

4. Water entering the apartment.

5. Possibility of fire.

6. Impeded plumbing in an apartment with only one bathroom.

7. No heat.

8. Non-functioning or malfunctioning smoke detector.

9. Gas leak (also call the gas company).

10. Running water that cannot be shut off.

11. Malfunctioning door or window locks.

For the safety of your dog and all residents in the community, all pets are required to be on a leash when in any common area. It’s the law and the best practice for your pet’s safety.

Trash Valet Collection Procedures

SUNDAY – THURSDAY

• Use the 13-gallon trash container provided by WeDoTrash, with a 13-gallon bag

• Tie the trash bag and leave inside trash container

• Flatten all boxes before placing outside

* Place the trash can outside your door between 7:00 pm to 7:50 pm

* Place ALL trash inside trash bag

* Please use a 13-gallon kitchen trash bag

* Double bag cat litter and fecal matter

* Sharp objects should not be placed inside trash bag

* Double bag if bag is leaking or contains liquids

Remove Receptacle

• Place trash container back inside your home in the morning, after trash has been collected

• Place trash container with trash bag tied up inside, outside your door not later than 7:50 pm

How to Set Up AutoPay on Rent Cafe

We’re excited to announce that we ’ re now able to offer autopay set-up for your monthly rent. We look forward to better serving you and hope this payment option will be a beneficial and convenient service for you.

1.) LOG INTO RENT CAFE

Log into your rent cafe similar to how you would to pay your rent.

2.) SELECT AUTOPAY SET UP

When you log in you will arrive at your home page. Select the Auto-pay Set Up tab.

3.) ENTER PAYMENT, START, AND END DATE

Select the Payment Account for your auto-pay. Then enter the date you would like the auto-pay to start and end.

4.) ENTER PAY DATE, PERCENTAGE AND MAX PAY

Select the day the payment will draft for payment. Then enter 100% in the Percentage. Next, enter in the Max Pay Amount. This amount will be the max that will pull from your bank. Keep in mind the average monthly charge will only show your rent and NOT water. It is recommended to do a max pay more than what you pay on average for rent and water The auto-pay will only draft what is due if your max pay is higher than what is owed
