Amenities:

• Clubroom: open during business hours. Available for rent after office hours until 10:00pm. $250 refundable deposit, $100 rental rate for 4-hours. Call the office for more details.
• Courtyard with BBQ Grill & Fire Pit: open 8:00am – 10:00pm 7-days a week. First comes first served. This area cannot be reserved. To turn on the grill or fire pit, use knobs under the grill to turn the timer up to 45-minutes.
• Storage Units: Multiple sizes available $40-$90 per months. Call the office for more details and availability.
• Bicycle Parking: Available in the garage in the P2 level (2 areas). First comes first served. Call the office for more details.
Is Wi-Fi Available?
• Yes, complimentary Wi-Fi is available in all common areas except the courtyard. No password required.
Mailbox Location:
• Mailboxes are located on P1 level. They coincide with your apartment number.
Rent Payment:
• Rent is due on the 1st of each month. You can pay online by logging in to your account at www.gables.com or by mailing your payment at least 10 days in advance to Gables Centerpointe-10596 P.O Box 209374 Austin, TX 78720-9374.
Resident Parking:
• Garage parking is on a first comes first served basis. All vehicles MUST always display a visible and valid parking permit. ALL vehicles including motorcycles must be registered in the office prior to entering the garage. Towing enforced 24-hours 7days. No vehicle repair allowed in the garage, visitor areas, and/or anywhere in the community.
Guest Parking:
• Garage parking is available for guest at $5.00 per day. Free guest parking is located outside the garage gate and on the streets throughout the townhome neighborhood. A parking permit is required for all guest parking options and can be obtained from the Leasing Office during business hours only.
• No parking is permitted in the circle in front of the Leasing Office.
• Towing enforced 24-hours 7-days a week.
Guest and Delivery Building after Hours Access:
• For access outside of business hours, all guests and deliveries must use the callbox located next to the main building entrance to call a resident. To provide access to the front door and double doors, please press “9” on your phone. If you have not requested to program your number in the callbox, please email the office at centerpointe@gables.com with your name, apartment number, and telephone number you wish to program. Information is programmed in the following format; last name, first initial. A three-digit code will appear next to the resident’s name. This can be utilized as a 2nd way to call the resident from the callbox.
Where do I dispose of my trash?
• For household trash. Trash rooms with trash chutes are located on every floor. Please use left side chute for regular trash disposal and right chute for recycling only.
• Box recycling is located on the P1 level near the West Ox entrance. Please break down all boxes. DO NOT use trash chutes to dispose of large boxes as they can block the chute and create undesirable overflow.
• We do not offer furniture or bulk items disposal services. All furniture and bulk items should be coordinated for pick up by the resident or taken to the Fairfax County Solid Waste Recycling Center located at 4618 West Ox Road, Fairfax, VA 22030. For more information please call 703.324.5230.
Freight Elevator:
• To reserve the elevator please call the Leasing Office at 703.218.8492 or email centerpointe@gables.com. The freight elevator is available in three-hour increments during business hours. Due to limited times available, please plan in advance. The freight elevator MUST be reserved to move.
Do We Have a Courtesy Officer Onsite?
• No, for non-emergency Police support please call The Fairfax County Department of Public Safety Communications Non-Emergency number at 703.691.2131. For emergencies please call 911.
PARKING FREQUENTLY ASKED QUESTIONS
Is there a cost to park in the garage?
Residents have the option of reserved $75/month or unreserved $55/month parking. With unreserved parking you may park in any available space in the resident parking garage. The reserved parking spaces are next to the elevator banks on P1 and P2. To register for a reserved parking space please visit the leasing office. Handicap parking is patrolled by local law enforcement and is subject to maximum parking violation penalty.
All vehicles must display a visible and valid parking permit while parked in the garage. For reserved parking spaces, vehicles must display the parking permit as well as the hang tag that corresponds with parking space number. If permits and hang tags are not visibly displayed while parked in the garage your vehicle will be subject to towing. Towing is enforced 24-hours 7-days.
Where can guest park?

Who do I call if my vehicle is towed?
If you believe your vehicle has been towed from Gables Centerpointe, please call Dominion Towing at 703.339.2400. All vehicles towed from Gables Centerpointe are towed at the owner’s expense. All charges associated with the tow are to be settled with Dominion Towing directly.
What if I get a rental vehicle?
If a resident paying the monthly garage fee, has a temporary or rental vehicle in replace of their vehicle a temporary parking permit is required. Please see the leasing office during business hours to obtain a temporary parking permit. Temporary parking permits are to be displayed in a visible location on the dashboard. They are free for residents who pay the monthly garage parking fee.
What if I have a resident parking permit and park in a reserved space?
All vehicles must display a resident parking permit and a corresponding reserved parking hang tag while parked in a reserved parking space. If both items are not displayed the vehicle will be subject to towing.
COMMUNITY INFORMATION AND AMENITIES
How do I reserve the club room?
The Clubroom is available to rent for your personal parties and celebrations. It is available Mon – Sun, outside of our office hours’. There is a maximum head count of 30 people for reservations. There is a minimum reservation window of 4 hours for a $100 fee and a $250 deposit. Each additional hour reserved will be charged at $50 per hour. To reserve the Clubroom, contact the leasing office and the team will provide you with the reservation contract and complete details.
How does my fob/garage remote work?
The fob will be needed for all walk-in entrances and amenities of the community. Place the fob at the black fob reader, box mounted on wall next to door. A green light will flash to indicate the door unlocking. When entering the drive-up garage gate; push the button on your garage remote to enter.
Do you have resident activities or events?
Gables Centerpointe has many fun events and activities that promote a sense of community and allow opportunity for you to meet other residents. Keep up to date on our community gatherings in our newsletter and through eblasts. You can expect to see events such as: Networking Events, Meet your neighbors, Breakfast on the run, Jewelry Parties, Raffles and more!

How do I pay rent online?
We have made paying your rent easy by setting you up with your personal online account to Rent Café. You will go to www.gables.com and click on the Sign In in the upper right-hand corner. Click find your community with right facing arrow. Enter Gables Centerpointe then click Take Me to Sign In in the lower right-hand corner. This is a great way to stay connected to your management team from anywhere in the world. Additional services available on Rent Café include placing a service request for repairs needed in your apartment home.
Gables does not accept cash, checks, or any form of paper payment in the office. If you need to pay rent by check, please mail it to our rent lock box address below. Mailing your payment can take at least 10 days to reach the lock box. Please make sure to do this well enough in advance for payment to be received by rent due date of 1st of each month.

Where do my movers park?
In the interest of safety for proper clearance for other residents and emergency vehicles, your movers may park outside the entrance of the parking garage located on the SW corner of the building, please do not block incoming or outgoing traffic.
Where are packages delivered?
Packages are delivered through Fetch. Please see additional brochures with information about Fetch along with this move-in packet

How many guests can I have with me at the amenities?
We love it when you share your community with your friends and family. Two guests are welcome to join you in all the amenity areas.
How do I let friends in the gate?
Your guests can contact you via the call box outside the Leasing Office Entrance. To provide access to the front door and double doors, please press “9” on your phone. If you have not requested to program your number in the callbox, please email the office at centerpointe@gables.com with your name, apartment number, and telephone number you wish to program. Information is programmed in the following format: last name, first initial. A three-digit code will appear next to the resident’s name. MAINTENANCE
How do I submit service requests?
We want placing a service request for work needed in your apartment home to be as easy as possible. Any non-emergency or routine maintenance related requests can be submitted via your Rent Café account. To sign up for this portal please visit www.rentcafe.com.
What do I do if I have a Maintenance emergency after hours?
For those times that you may have an emergency after office hours, you may contact the leasing office at 703.218.8492 and follow the prompts. The answering service will dispatch your service emergency to the on-call service technician. You should receive a call from the technician within the hour.
What is considered a maintenance emergency?
Emergency maintenance problems that will be dispatched to the on-call service technician include:
1. No electricity throughout the apartment.
2. No water.
3. No air conditioning on a day of extreme heat (80+ degrees).
4. Water entering the apartment.
5. Possibility of fire.
6. Impeded plumbing in an apartment with only one bathroom.
7. No heat.
8. Non-functioning or malfunctioning smoke detector.
9. Gas leak (also call the gas company).
10. Running water that cannot be shut off.
11. Malfunctioning door or window locks.
FURRY FRIENDS
Where is the best place to walk my pet?
The green areas around the property are appropriate to walk your pets. Please help us to maintain a clean and pleasant community by always picking up after your pets. There are 2 doggie stations surrounding the community. Specific pet station locations are on the north side of the apartment building (Legato Road) and on the south side of the building opposite TEOCO building.
Do I have to have my dog on a leash?
For the safety of your dog and all residents in the community, all pets are required to be on a leash when in any common area. It’s the law and the best practice for your pet’s safety.

How to Set Up AutoPay on Rent Cafe
We’re excited to announce that we ’ re now able to offer autopay set-up for your monthly rent. We look forward to better serving you and hope this payment option will be a beneficial and convenient service for you.
1.) LOG INTO RENT CAFE
Log into your rent cafe similar to how you would to pay your rent.
2.) SELECT AUTOPAY SET UP
When you log in you will arrive at your home page. Select the Auto-pay Set Up tab.
3.) ENTER PAYMENT, START, AND END DATE
Select the Payment Account for your auto-pay. Then enter the date you would like the auto-pay to start and end.
4.) ENTER PAY DATE, PERCENTAGE AND MAX PAY
Select the day the payment will draft for payment. Then enter 100% in the Percentage. Next, enter in the Max Pay Amount. This amount will be the max that will pull from your bank. Keep in mind the average monthly charge will only show your rent and NOT water. It is recommended to do a max pay more than what you pay on average for rent and water The auto-pay will only draft what is due if your max pay is higher than what is owed
5.) HOW TO KNOW WHAT TO ENTER FOR MAX PAY
Unsure of what to enter for the Max Pay? Select Recent Activity to view your previous payments. If your average payment is $2000 then it is recommend to do the max pay as $2300 for good measure. Please note if the max pay is set up for less than what is owed the auto-pay will not be able to draft from the bank. For example, if your max pay is set at $2000, but you owe $2030 the auto-pay will not draft from the bank.
