How do I reserve the club room?
The Clubroom is available to rent for your personal parties and celebrations. It is available Mon – Sun, 10:00 am – 11:00 pm. The community room can be reserved for $500 deposit. To reserve the room, contact our 24 hours concierge and they will provide you with the reservation contract and complete details.
Where do I dispose of my trash?
Your trash room is located to the right off the elevator lobby on every floor.
Where are the recycling centers?
We pride ourselves on green initiatives to care for the environment. Gables City Vista has recycling areas located on every floor next to the trash chutes for disposal of newspapers, plastics and glass. Please breakdown all cardboard boxes. Thank you for helping us take care of the earth.
What do I do with my move in boxes?
It is helpful to everyone in the community if everyone breaks down all boxes and disposes of them in the trash room. Please do not use the trash chutes for boxes, as they can block the chute and create undesirable overflow.

How does my fob/remote work?
When using the fob/remote to enter the building or amenity area; wave the fob in front of the black box located on the outside of the entrance door/amenity area.
Where are the mailboxes located?
The mailboxes for your apartment home are located in the lobby area.
Do you have resident activities or events?
Gables City Vista has many fun events and activities that promote a sense of community and allow opportunity for you to meet other residents. Keep up to date on all of our community gatherings in our newsletter and through e-blasts. You can expect to see events such as: Belgian Waffle Ice Cream Events, Breakfast on the go and our fabulous Holiday Party.
Where is the best place for me to park?
Parking is available for an additional monthly fee. Please see our leasing office for details.

Conveniences
How do I pay rent online?
We have made paying your rent easy by setting you up with your personal online account Rent Café. You will go to www.gables.com and click on the Resident Login in the upper right-hand corner. Select the link to set up your Rent Café account. This is a great way to stay connected to your management team from anywhere in the world.
How do I reserve the freight elevator?
Please contact our 24-hour concierge and they will walk you through the reservation process. The freight elevator is available Mon – Sun, 8:00 am – 12:00 pm, 12:00 pm -4:00 pm or 4:00 pm – 8:00 pm. for moving. There is limited elevator time allocated for moving and a reservation is necessary to ensure that each resident has ample time to move.
How do I get a hold of the concierge? What can he/she help me with?
For help with all the community has to offer and local conveniences, you may reach our concierge at (202)898-0612. The concierge can help with things like: Signing for Packages, Freight Elevator& Loading Dock reservations, Community Room reservations & Guest Parking.

Where can I access WI-FI in the building?
The lounge area on the 2nd floor is WI-FI accessible for your use and convenience. This amenity is complimentary and part of your community benefits. Please see the Leasing Office or 24-hour concierge for your own password.
Guests
Where can my guests park?
Your guest may park in our parking garage with a valid permit. Gables City Vista offers guest parking passes for $15 per day. In order to reserve a space, you must see our 24 hours concierge for availability questions.
Where do my movers park?
In the interest of safety for proper clearance for other residents and emergency vehicles, your movers may park in our Loading dock area. Please see our 24-hour concierge for more information.
How does my guest access the garage?
Visitors can only access the G3 level of our parking garage with remote access. Please see our 24-hour concierge for guest parking reservations.
Where does the delivery person come in or do I have to meet them?
Delivery people are asked to sign in at the front desk, however you will have to meet them and escort them to your home.
How many guests can I have with me at the amenities?
We love it when you share your community with your friends and family. Two guests are welcome to join you in all of the amenity areas.
How do I let friends into the building?
We ask that all guests are sign in with our concierge in when visiting and that you meet and escort them to your home. Your guests can contact you via the call box at the entrance of the building. You will receive a call on the phone line that you provide upon move-in when your guest dials you from the gate phone pad. If the caller is someone you wish to permit entry, press “9” on your phone’s keypad and the door will open.

How do I submit service requests?
We want placing a service request for work needed in your apartment home easy. You may contact the leasing office via phone at (202)898-0612, via email at cityvista@gables.com, in person, or through Rent Café to place your service request.
If you have not already signed up for Gables Gateway, you can go to www.gables.com and click on the Resident Login in the upper right-hand corner. Select the link to set up your Rent Café account. This is a great way to stay connected to your management team from anywhere in the world.
What do I do if I have a Maintenance emergency after hours?
For those times that you may have an emergency after office hours, you may contact the leasing office at 202.898.0612 for maintenance assistance. The answering service will dispatch your service emergency to the on-call service technician. You should receive a call from the technician within the hour.
What is considered a maintenance emergency?
Emergency maintenance problems that will be dispatched to the on-call service technician include:
1. No electricity throughout the apartment
2. No water.
3. No air conditioning on a day of extreme heat (80+ degrees).
4. Water entering the apartment.
5. Possibility of fire.
6. Impeded plumbing in an apartment with only one bathroom.
7. No heat.
8. Non-functioning or malfunctioning smoke detector.
9. Gas leak (also call the gas company).
10. Running water that cannot be shut off.
11. Malfunctioning door or window locks.

The green areas a block away from the property are appropriate to walk your pets. Please help us to maintain a clean and pleasant community by not curbing your pet at the entrance or the immediate tree box areas of the property.
Do I have to have my dog on a leash?
For the safety of your dog and all residents in the community, all pets are required to be on a leash when in any common area. It’s the law and the best practice for your pet’s safety. The nearest dog park is a mile from our community located at 1673 11TH Street NW, Washington DC. Fido can run free!

How do I file a claim?
If you’re a Renters Insurance policyholder, one thing that will help you before you need to file a claim is to take photos or videos of your home and your belongings to document what you own. If there’s damage or something is stolen, these photos and videos may help you if you file a claim.

If you need to file a liability claim because of damage you caused from fire, smoke, water* or an explosion:
Call us at 1-800-358-0600 with your policy number ready to start your claim
Get a fire or incident report from the appropriate authorities if needed
Share receipts or documentation of any additional living expenses if your home isn’t safe to stay at
If we need to do an inspection, we’ll work with you to find the best time and method, which may be a video walk-through on your phone. From there, your claims adjuster will contact you and keep you updated with any next steps.
Something happen to your personal belongings?
With Renters Insurance, we’ll help you get things back to normal if your belongings are damaged in case of:

File a claims form by visiting MyAssurantPolicy.com or calling 1-800-358-0600
Create a list of belongings that were damaged or stolen
Show proof that you own the belongings that were damaged or stolen (like receipts, pictures, videos or credit card statements)
Attach a fire, incident or theft report from the appropriate authorities (fire department, police, technicians in cases of power surges, etc.)
From there, we’ll help cover the cost of your damaged belongings by giving you money for what your things are currently worth. As you replace your belongings, send us the receipts so we can cover the difference.

How to Set Up AutoPay on Rent Cafe
We’re excited to announce that we ’ re now able to offer autopay set-up for your monthly rent. We look forward to better serving you and hope this payment option will be a beneficial and convenient service for you.
1.) LOG INTO RENT CAFE
Log into your rent cafe similar to how you would to pay your rent.
2.) SELECT AUTOPAY SET UP
When you log in you will arrive at your home page. Select the Auto-pay Set Up tab.
3.) ENTER PAYMENT, START, AND END DATE
Select the Payment Account for your auto-pay. Then enter the date you would like the auto-pay to start and end.
4.) ENTER PAY DATE, PERCENTAGE AND MAX PAY
Select the day the payment will draft for payment. Then enter 100% in the Percentage. Next, enter in the Max Pay Amount. This amount will be the max that will pull from your bank. Keep in mind the average monthly charge will only show your rent and NOT water. It is recommended to do a max pay more than what you pay on average for rent and water The auto-pay will only draft what is due if your max pay is higher than what is owed
5.) HOW TO KNOW WHAT TO ENTER FOR MAX PAY
Unsure of what to enter for the Max Pay? Select Recent Activity to view your previous payments. If your average payment is $2000 then it is recommend to do the max pay as $2300 for good measure. Please note if the max pay is set up for less than what is owed the auto-pay will not be able to draft from the bank. For example, if your max pay is set at $2000, but you owe $2030 the auto-pay will not draft from the bank.
